tory indicates changes in the market and a seller’s market
starts to emerge. A house you could have bought today for
$150,000 could be worth $175-$200k in 2-5 yrs. What invest-

                                 Pre-approval
Before you start looking at homes, it’s a good idea to find a target price range
that you can afford. There is no point at looking at homes you want that you can-
not afford or that you can overlook because you can afford more. It’s easy to fall in
love with a home that’s out of your reach. Having a total cost in the back of your
mind when you start shopping will help you stay on track.

Common Items Needed for a pre-approval:
(all borrowers)

1. Most recent 30 days of paystubs
2. Last two years W2's
3. Last two months bank statements on all bank-
   ing accounts and all pages.
4. Most recent quarterly statement on all other
   asset accounts - 401K, Investment, etc.
   (If applicable)
5. If self-employed, last two years business tax
   returns
6. Driver's License
7. Social Security Number

10 TIPS TO BUYING A HOME
Timeline
      From the time you have a contract on a home you usually have 30-45 days (traditional sales) until you
      close and get into your new home, so it is important to follow some of these basic rules to make the
      process works in your favor.
Plan ahead
     Before you’re ready to buy a home, you’ll need money for a down payment on FHA and conventional loans and closing
     costs, and you’ll have to qualify for a mortgage loan. So, save up, and establish good credit.
Know what you can afford and stick to your budget
     Don’t set your sights too high by looking at what you can’t afford. You may not be able to afford your dream home right
     now. Call you in-house Response Mortgage Services loan officer to help you determine the price range you qualify for.
Make a carefully considered offer
     Don’t offer too much. Before you make an offer on the house you want to buy, call me to prepare a Comparative Market
     Analysis (CMA) showing recent sale prices of similar homes in the area. Make sure you include any necessary contin-
     gencies and don’t be afraid to negotiate. On the other hand many sellers will be offended with extremely low offers and
     usually wont respond to them. I will do my best to negotiate the deal for the best price possible. Remember to be realis-
     tic, 10% off the price is usually max people might go.
Choose your mortgage (and your lender) carefully
     The 30-year fixed-rate, while the most common mortgage, is not the only one available to you. Know all your options –
     call your in-house Response Mortgage Services loan officer to find out what different lenders can offer you and which
     mortgage loan is right for you.
Consult with your lender about paying off bills
      Don’t assume that doing so would help you qualify for a mortgage. You may need to, but the cash you have might serve you better
      left alone in your investments. Partially paying off some debts could help you immensely since debts that will be paid off within 10
      months are usually not considered part of your long-term debt load. You might be able to pay down a loan or two so that remaining
      balances will be repaid within 10 months. Your mortgage consultant can evaluate your situation and help you.
Don’t change jobs
      Stable employment history will help you qualify for a loan. A lender will look unfavorably on a cut in pay. And, during the loan
      process, verification of income from a new job can create delays.
Don’t move any money around
      New accounts will complicate the loan application process, since a lender has to verify all your sources of funds, and will want to
      know that you have had that money for several months.
Don’t increase your debt
      Don’t make any major purchases, like a car of furniture for the new house. If these purchases increase your debt load,
      you might be prevented from qualifying for a loan.

                                              Types of Loans
Federal Housing Administration Insured Mortgages (FHA)
       The Federal Housing Administration (FHA) is a part of the United States Department of Housing and Urban Develop-
ment (HUD). FHA insured loans allow you to buy a home with a down payment as low as 3.5% of the purchase price.
Quick facts about FHA mortgages:
• FHA loans allow you to buy a home with a down payment as low as 3.5% of the purchase price.
• A monetary gift from a family member is allowed to pay for your down payment.
• FHA insured loans are typically fixed-rate mortgages, but adjustable rates are also available.
• FHA financing requires an Upfront Mortgage Insurance Premium (UFMIP). This premium can be financed in the loan amount
    or paid in cash at the time of closing.
• FHA financing also requires a Monthly Mortgage Insurance Premium (MMIP). This premium will be included as part of your
    monthly mortgage payment.


Conventional mortgages
       Conventional mortgages are mortgages that are not obtained under a government insured or guaranteed program, such as
programs operated by the Federal Housing Administration (FHA) or the Department of Veterans Affairs (VA).
Quick facts about conventional mortgages:
• Conventional loans typically require a minimum down payment of 5%, which is generally higher than government backed
    loans.
• Conventional loans generally require higher credit scores than FHA or VA loans.
• Private mortgage insurance is required if the loan-to-value ratio is greater than 80%.
• After the buyer makes a 5% down payment from his or her own funds, a gift may be used for additional down payment.



VA Guaranty home loan
         A VA home loan is a mortgage loan guaranteed by the Department of Veterans Affairs. VA financing was created by the
government to benefit Americans who have served their country in the military. If you are currently in the United States military,
or if you have ever served in the U.S. Armed Forces, you may be eligible. Many service members choose to take advantage of
VA financing because of these main benefits:
• You may purchase a home with no down payment,3 subject to VA guidelines in your area.
• You may choose a fixed-rate or an adjustable-rate mortgage.
• There are limits to the amount of closing costs you will have to pay.
• You are not required to pay monthly mortgage insurance or PMI.

                                 Finding a Home
      Together we will be searching for homes that fit your criteria. I will check
daily through various means for homes that fit your criteria. You have the option
to search properties on third party websites such as Windermere.com, Zillow.com,
Realtor.com, etc. It is important to write down the MLS number (preferred) or the
address to the ones you find that I have not, so I can look into them and make sure
they are still available or that nothing is wrong with them.

Once you’ve found the home you want to buy, together we’ll complete a
purchase and sale agreement. This is the contract in which you and the seller
outline the details of the property transfer. The purchase and sale agreement
usually consists of the following pages:

•   Earnest money receipt
•   Financing addendum
•   Inspection addendum
•   Conditions/disclosure addendum
•   Contingency addendum—when appropriate
•   Addendum outlining special conditions
•   Lead-based paint notification—when appropriate

In selected areas, the following forms will also be part of your agreement:
• Agency disclosure
• Property disclosure form completed by the property seller

                                                  Earnest Money
Earnest money is a “good faith” deposit submitted with your offer to show the sellers
that you are serious about purchasing their home. Earnest money is a required part of an
offer. There is no set amount that is required, but the amount sometimes makes a differ-
ence in the negotiation process. Earnest money eventually becomes part of the purchase,
and will show as a credit to the buyers on the settlement statement drawn up by the es-
crow company. Earnest Money is collected when you and the seller agree to all the terms
spelled out in the purchase and sale agreement called mutual acceptance.
                                                         Inspection
      When you’re ready to complete a purchase and sale agreement on a home, your of-
fer will generally be contingent on a professional inspection of the entire property—
including improvements. The home inspector looks beyond the cosmetics to make sure
that the home’s general systems operate properly. The inspector will also look for large
repairs that are needed and report on the condition of the home.

THINGS TO REMEMBER

• A BAH does not guarantee that you won’t have out-of-pocket housing expenses. Because it is based on several
   factors, including median housing costs in your duty area, there may be a gap between the compensation
   provided and what you actually spend.
• The BAH rate is linked to the ZIP code of your U.S. duty location, not your residence. Make sure to take this
   into consideration if you plan on living in a ZIP code other than the one where your base is located.
• Members of the military serving overseas may qualify for an Overseas Housing Allowance (OHA) or for a
    BAH for U.S.-based dependents, depending on their circumstances.

Have you had a VA home loan before?
It may be possible to take advantage of the VA Home Loan program a second time, provided that you meet the

Meet Cyrus
Cyrus Bonnet worked construction at a young age while going to school and getting a degree.
He went on to join the military at 23 and travel the world. Most of his military career was spent
with 3rd brigade 2 ID in Ft. Lewis WA. He acquired special skills to fly UAV’s, call in air strikes
from fighter jets and attack helicopters, and call for fire from artillery. His job in the military
adapted him to technical and universal knowledge, in constant change, and high expectations to
perform on the spot.

Beliefs to live by!
Everybody has a motto in life whether they realize it or not. Mine is simple, and has benefited
me throughout my life. I believe you should always treat people the way you want to be treated,
be fair to everyone (including yourself), and never give up, even in doubt. I truly believe the
army values not only helped me succeed in my military career, they help me as a person and as

 Adam & Ellen:

        Cyrus Bonnet helped my wife and I buy our first home. I was referred to him from a Veterans program
to help military members buy their first home. At the time we had been living in Redmond WA and Cyrus was
in Tacoma WA about 50 miles from us. Our first home we looked at was in Lynnwood WA which is another 20
miles north of Redmond. Cyrus was very professional and did not have an issue showing us properties so far
away from his area of Tacoma. We found Lynnwood was not a match for us so we decided to sit down and talk
about what we wanted. Though it was already after 5 on a Saturday, and Cyrus had an open house earlier in
the day, he sat with us at a coffee shop an pulled up several listings with all the parameters we established. We
had already seen several homes with Cyrus that day, and we were all getting tired. Cyrus told us that the time
of day was not an issue and so we continued on house hunting. We arrived at the last house at 7pm, by then it
was cold and dark. We decided to put in an offer on that house right away, and Cyrus worked through the
night to get the paperwork started. I believe his last email to us was almost at midnight. Cyrus was able to ne-
gotiate 10k off the asking price and have all closing costs covered. Then we began a very tiring process with the
lenders agent. Throughout the process and continued changes from the lending agent, Cyrus was able to work
with the seller’s agent to keep them at the table (the seller wanted to bolt at slightest hint of an issue and not
being able to close on time). Throughout the entire process, he was professional and honest and we appreciated
all the help going through this for the first time. After the sale was completed Cyrus took care of construction
rubble that was left at the home. Cyrus did not have to do this himself but he took it upon himself to drive up
again from Tacoma to Kirkland and load the rubble in his truck and took it to the dump. As a service member
it meant a lot to me that this fellow Soldier would take the time to drive up to us and also to take care of the
rubble so we would not have to. Cyrus is a professional and cares about the people he is working for and will go
