SUBJECT: NEW Boilerplate – Restrictive Covenant for Homeownership Projects
                           with Rental Units


Attached is a newly drafted NSP Restrictive Covenant for homeownership projects which
include NSP restricted rental units. Previously, DECD had drafted separate boilerplate
documents for homeownership and rental projects but did not provide a Restrictive
Covenant for projects which combined homeownership and rental units. This document
now fills that void.

New Haven NSP staff, along with their Yale Law School partners, were instrumental in
completing the first draft of this document.
