This Welcome Packet is provided to all new owners and tenants of the Tecumseh. It is an introduction to the services and amenities that are part of living at the Tecumseh. A complete set of all the documents that affect living in the condominium is available under the Resources and Guidelines tab at www.tecumsehcondos.net. The documents include, in order of precedence, the Maryland Condominium Act, the Tecumseh Master Deed, the Tecumseh By-laws, and the Tecumseh Rules and Regulations. You are encouraged review these documents and to visit the website to learn more about the history and operation of the Tecumseh. All new residents should get to know each member of the staff. Amy Goldstein is the Administrator and she should be your point of contact for all matters concerning services. Ken Leitch is the Maintenance Technician and Donta Butler is the Custodian. The Tecumseh is located on prime waterfront property in “The Maritime Republic of Eastport”. Our unique location, within walking distance of the heart of Annapolis, enables us to have a marina, convenient parking, a swimming pool and dock side picnic area, and water taxi service to city dock. These amenities are enjoyed by all residents. The Tecumseh has a tradition of friendly neighbors who join together to hold residential pot luck dinners and holiday parties, to share boating opportunities, and to lend a hand by carrying groceries, shoveling snow, planting flowers and shrubs, and keeping our home beautiful. To help you and all of your neighbors in the condominium maximize enjoyment of the Tecumseh living experience here are some things that you need to know. Co-owners who rent their units are responsible for the acts of their tenants and tenants must comply with all of the Tecumseh Rules and Regulations. Only co-owners are allowed to keep pets in the Tecumseh---tenants are not allowed to keep pets of any kind Moving in or out, as well as furniture delivery, must be coordinated with the Administrator in order to protect the elevators. The east and west wing alley doors should be used for moving in or out and delivery of any large items. Do not use the front lobby entrance door. Security to the building is provided by ensuring all exterior doors are locked at all times. The security telephone system in the entrance foyer is used to “buzz” the front door for authorized guests. The systems works with a land line or cell phone with the 410, 1-410, or 443 prefixes only. When you move in, the system will be programmed with your phone number to correspond to a unique three digit code that will be posted on the directory. When the three digit code is entered into the system your phone will ring. If you wish to allow a guest to enter the lobby, push “6” on your phone and the front door will “buzz” and your guest may open it. Please do not allow anyone to enter the building that you do not know. You are encouraged to meet contractors, salesmen, or delivery persons at the front door in order to keep these persons from wandering the building looking for you. The Tecumseh contracts with an exterminating company to spray each and every unit on the last Friday of each month. When the exterminator is making his rounds he is accompanied by a member of the Tecumseh staff. A reminder of this service is posted in the lobby on the Wednesday preceding the last Friday. The Tecumseh parking lot is for the exclusive use of residents, owners and guests. Residents and owners are issued Tecumseh parking stickers which must be displayed in their vehicles. Guest’s vehicles must be registered with the Tecumseh office by completing the guest vehicle registration form that is available outside the Tecumseh office and dropping it in the mail slot for the office. Garbage should be placed in sealed bags and dropped in the trash chutes on the 3rd and 4th floors or put in the trash rooms for the 1st floor. Recycle cans are available on the 3rd and 4th floors for suitable items and magazines and newspapers should be placed in the bins provided for their disposal. Any items taken to the dumpster should be actually put in the dumpster; or, if the items are recyclable, broken down as necessary and put in the recycle container. There are two coin-operated washers and dryers located in the laundry room on the 3rd floor of each wing. These facilities are available for use between 8:00 AM and 11:00 PM daily. Please respect your neighbors and promptly remove clothes from the machines after use and keep the rooms and machines clean. There is limited storage space available for a fee for bicycles, sails, dinghies, kayaks, and trailers. If you are interested in using these storage facilities please fill out the appropriate forms available on our website and submit them to the office. If you experience any problems in your unit and/or see any problems in the common areas that need to be corrected please report them to the Tecumseh office. We can help you by taking immediate corrective action and hopefully prevent problems from becoming unnecessarily expensive. Please remember this is a residential building and your neighbors are in close proximity. If you respect them and adhere to the Rules and Regulations you will enjoy staying here and find it an ideal place to live. Please fill out the attached Move-In and Out Authorization form and New Resident Information and Permission Sheet as necessary and return them to the office. Section 1.1 Tecumseh Rules And Regulations. Moving In and Out Procedures 48 hours notice must be given for all moves and an Authorization form obtained from the Administrator prior to the move taking place to ensure proper protection for the elevator, and access to alleyways and side doors. All Moves Will Be Through The East Or West Alley Doors Only, Not Through The Main Lobby Entrance. Moving hours are restricted to 8:30 AM to 5:00 PM Monday through Friday, absolutely no moves are to take place on Saturdays, Sundays or holidays. It is the responsibility of the person moving to ensure that the elevator protective pads are in place prior to the start of the move and that the pads are removed and stored after the move has been accomplished. The unit owner will be subject to a fine for any violation of these procedures, to be determined by the Board of Directors, per incident. All moves must be finished by 5:00 p.m. These procedures are designed to minimize the inconvenience and disturbance to other residents as well as prevent damage to the common elements. The unit owner shall be liable for any damage to the walls, floor, elevators or any other common property. It is the responsibility of the new resident to dispose of packing crates, boxes, etc. These items should be flattened and placed by the dumpster located in the parking lot. Do not leave these items in the trash rooms, laundry rooms or hallways as they constitute a fire hazard and an inconvenience to your neighbors. Move in fee has been paid to the office in the amount of $125.00 in accordance with the Tecumseh Condominium Rules and Regulations section 5.2 Special Assessments A, page 22.
