					Village of Bradley Planning Commission Meeting
       December 4, 2007

                                            Willowbrook Estates
                                            Heritage Woods
                                            Ordinance 0-4-07-12



Chairman Ryland Gagnon called the meeting to order at 6:30pm. Roll
call was taken and all Planning Commission members were present
With the exception of Clark Gregoire. Chairman Gagnon noted that
there were no November minutes to approve since we did not have a
November meeting. This new policy will be explained later in this
meeting.

Chairman Gagnon announced that there were three items on the
agenda for tonight.

1) Final Plat for Willowbrook Estates Phase 2
2) Final Plat for Villas at Heritage Woods
3) Discuss Ordinance 0-4-07-12, Committee Compensation



1) Joel Mingus of MG2A was on hand to present the Final Plat for
   WillowBrook Estates Phase 2. Mr. Mingus stated that this was the
   last 21 lots of Phase 2. He also stated that the Soldier Creek
   Sewer interceptor was now in place. Village Engineer Mike
   Gingerich stated that all improvements are in place and that park
   land was previously agreed upon by the Village. Mike Dauphin
   asked if all access for police and fire were in place and Mr.
   Mingus stated that they were. With no further questions a motion
   to approve the Final Plat for Willowbrook Phase 2 was made by
   Mike Smith and seconded by John Ross. The motion carried with
   8 yes votes and 0 no votes. Chairman Gagnon closed the
   Willowbrook Phase 2 meeting.
2) Chairman Gagnon opened the Villas at Heritage Woods final plat
   meeting. Neil Piggush of Tyson Engineering was on hand to
   present the final plat for the Villas at Heritage Woods and answer
   any questions from the Planning Commission. Tom Farrell asked
   where the proposed sports complex was going to be located with
   regards to this development. It was stated that the sports
   complex was to be an extension of hidden cove and the Villas at
   Heritage woods would be located directly south of Hidden Cove.
         Mr. Farrell also asked what happened if the second phase of this
         development was not completed what would be the length of the
         road left unused. Mr. Piggush stated that would be approximately
         600 feet. Mr. Piggush also stated that the development was in
         compliance with the final use plan and that the detention pond
         would be maintained by a homeowners association. With no
         further questions a motion to approve the final plat for the Villas
         at Heritage Woods was made by John Ross and seconded by Mike
         Smith. The motion carried with 8 yes votes and 0 no votes.
         Chairman Gagnon closed the Villas at Heritage Woods meeting.

      3) Mayor Kent was on hand to discuss Ordinance 0-4-07-12 with the
         planning commission. He explained that basically, if there is no
         posted agenda that there will be no Planning or Zoning meeting
         held that month. The agenda would need to be posted by the end
         of business on the Friday before the scheduled meeting date in
         order for the meeting to take place. With no further questions
         Chairman Gagnon closed the Ordinance 0-4-07-12 meeting.

      With no further business Chairman Gagnon asked for a motion to
      adjourn the December 4, 2007 Planning Commission meeting. Mr.
      Smith made a motion to adjourn with a second by Mr. Guiss. All were
      in favor and the meeting was adjourned at 7:10PM.



Our next meeting will be January 8, 2008 at 6:30PM
