on in the default cycle. Our services help prevent delays that are caused by not knowing
that the property is a manufactured home early in the default cycle.

Once a manufactured home is identified through our default inspection, we provide a range

INTERIOR and EXTERIOR services:

       Clearing out junk and hauling it away.
       Cleaning of the property after it has been cleared (including shampooing the carpet, cleaning
        ovens, bathrooms, windows, baseboards, etc.).
       Cutting the lawn, trimming hedges, removing overgrown brush, and removing tree limbs from the
        yard. (Ask about ongoing lawn maintenance for the property.)
       Repairs (broken window replacement, sheetrock repair, kitchen counter/cabinet repair, etc.).
       Professional painting of the property's interior and/or exterior.
       Boarding up windows and glass doors (i.e., patio and deck doors).
       Changing locks on all doors.
       Winterization, termite treatment, pressure washing, and gutter cleaning.
       Documentation Service: Before and after digital* photos, still photos, and digital video.

FREE*: As our thanks, we will take up to ten, FREE digital photos of the property (before & after) and

                       How Concierge services LLC Work and Our Pricing

    1. First, simply call us to schedule your free estimate appointment. Estimates can be scheduled
       within 24-48 hours.

    2. Once our crew is onsite, they will give you a clear, handwritten estimate of your job before any
       work begins.

    3. For smaller jobs, we may be able to begin the day we visit. For larger jobs, if you call by
       Wednesday, we can put your property on the schedule for the upcoming weekend (schedule
       permitting). General clear out and cleanup can be done in a day or two. Painting, repairs, and
       other services can take a few days more.
    4. Once the job* is complete, we issue you an invoice for payment. As an individual, payment is due
       immediately upon completion of the project. We accept cash, checks, debit and credit card
       payments. (In working with REO departments of banks, we invoice clients and payment is due
       per our invoice terms.)

Note*: If you are having jobs completed in phases (i.e., clear out and cleanup initially, then repairs and
painting later, we will bill you upon completion of each phase).
Our Pricing: Our pricing is based on the condition of the property and the number of items that will need
to be hauled away, as well as the services you order. As each property is different, it's very difficult to get
a good idea of the actual cost of a job before seeing it and speaking with you to find out EXACTLY what
you want. In some instances (VERY FEW), we can give you an estimate range over the phone.

                             What kinds of items can you clear away? We can take away pretty much
                             any non-hazardous item that two people can lift (i.e., appliances, mattresses,
                             couches, refrigerators, freezers, washers, dryers, garage and attic junk,
                             boxes, books, tools, tires, miscellaneous construction material, renovation
debris, yard waste, wood, fencing, firewood, old timber, construction timber, tiling, garden refuse,

Do you only work with foreclosures? No, we specialize in foreclosures, but work with any property

How does exterior pricing work? Much like interior guidelines. We have to see the property first to give
you an accurate estimate.


How soon can someone come out? Estimates can be scheduled within 24-48 hours. For the actual
cleanup, we may be able to start the same day. For larger jobs, if you call by Wednesday, we can put
your property on the schedule for the upcoming weekend, schedule permitting.


Do you take pictures of the property? Yes. We take up to ten before and after pictures of the property
and send them to you via email. Simply request this service. Taking of digital photos is a FREE service to
clients who hire Foreclosure Cleanup, LLC, and who request the service.


Why can't you give me an exact price on the phone before coming out? Our pricing is based on the
condition of the property and the number of items that will need to be hauled away. As each property is
different, it's very difficult to get a firm idea of the cost of a job before actually seeing it. We don't want to
overprice a job. No worries, our crew can give you a detailed, handwritten estimate when they arrive. (In
VERY FEW instances, we can give you an estimate "range" over the phone.)


How does payment work? Payment is due immediately upon completion of the project. We accept cash,

                                 How We Work and Our Pricing

Jobs can be accurately priced when we visit your property. In many instances, we can give you an
estimate range over the phone. Handwritten estimates can be provided after we visit. For smaller jobs, we
can often complete the work the same day we visit. For larger jobs, we'll visit, give you an estimate, and
set a time to get started.


             Payment: Full payment is due upon completion. We accept cash, debit cards, credit cards
             (MC/VISA) and checks. Larger jobs may require a deposit. If you're working with another
             entity (bank or management company), in many instances we can invoice the other entity
             directly. (All payments should be made to our parent company, Home Inspectors of North
             America
