                                           SALE DEED

THIS DEED OF SALE is made and executed on this the________day of___________________20___
At HYDERABAD, by:

Hereinafter called the “VENDOR” which term shall mean and include, all his/her heirs, executors,
successors, administrators, legal representatives nominees and assignees etc., of the FIRST PART

Hereinafter called the “VENDOR” which term shall mean and include, all his/her heirs, executors,
successors, administrators, legal representatives nominees and assignees etc., of the SECOND PART.

WHEREAS the vendor herein is the sole and absolute owner and peaceful possessor of the Plot
NO.__________admeasuring___________Square yards or____________Square Meters, forming a part
of the sanctioned layout plan of Survey No_________________, Situated at_________________Village,
_____________Mandal, _______________Dist., having by Virtue of a Registered Sale Deed bearing
Document NO.___________of______, Registered at S.R.O_________________., ____________Dist.

And whereas, the above said vendor due to his/her family necessities, have agreed and offered to sell
the above said property, which is more fully described in the Schedule here into and hereinafter referred
to as the Schedule of Property,       to the Vendee for a total         Sale Consideration amount of
Rs.______________/- (Rupees__________________________only) and the Vendee                     agreed to
purchase the Same for the Said Sale Consideration amount.

NOW THIS DEED OF SALE WITNESSETH AS FOLLOWS:

That in Pursuance of the aforesaid offer and acceptance of the Consideration, the Vendee has already
paid the entire Sale Consideration amount of Rs._____________/- (Rupees_________________only) to
the vendor,. Towards full and final settlement of the same, That the Vendor hereby admits and
acknowledges the receipt of the entire Sale amount having received from the vendee, That the Vendor
also hereby declares and transfer the Schedule mentioned Property by way of ABSOLUTE SALE to the
Vendee TO HAVE AND TO HOLD the same absolutely forever together all rights, titles, liens, easements,
and appurtenances pertaining to which the Vendor is having in respect of the Schedule of Property.

That the Vendor have today handed over the vacant and peaceful physical possession of the Schedule of
Property to the Vendee and assures to keep indemnified from all losses, costs, expenses, damages and
whatsoever may be the Vendee shall be put into by reason of any defect in the title of Schedule of
Property here by conveyed.

That the Vendor further covenants with the Vendee that if the Vendee shall be deprived of whole or any
part on account of any defect in the title of the Vendor, they shall indemnify and compensate the Vendee
against the same.

That the ownership rights, titles, interests, easements, privileges, appurtenance liberties, enjoyments and
possessions are hereby transferred in favour of the Vendee.

That the Vendor paid all the taxes, cess, dues, etc., in respect of the Schedule Property up to the date of
this Sale Deed.

That the Vendee shall hold and enjoy the Schedule of Property as an absolute owner as he/she likes
without any coercion or hindrance either from the Vendor or any others whomsoever.

That the Schedule of Property hereby sold is free from all encumbrances, charges, prior sales, mortgage,
gifts, liens, court attachments etc., and the Vendor has full power and absolute authority to sell the same
to the Vendee.

That the Vendor dose hereby agreed to keep indemnified the Vendee from and against any loses which
the Vendee may Sustain by reason of any claim being made by anybody to the said Property.

That there are no legal impediments what so ever for the Vendor conveyed the Schedule of Property in
favour of the Vendee herein.

That the Vendor hereby agreed to sign all such papers, forms applications, affidavits sureties,
undertakings, memorandums, etc., whichever is necessary for transferring the Schedule of Property in
favour of the Vendee in the concerned departments.

That the land effected by this document is not an assigned land as defined in section 2 (1) of Act NO. 9 of
1977.

AND WHEREAS, the said Property is Land situated in the peripheral Area in the Hyderabad Urban
Agglomeration and is not covered by the ULC Act and is exempted from ULC Act as per G.O. M.S. NO.
733 Rev (UC-II) dt. 31-10-1988. In any event it is exempted from ULC Act as per the Govt. Memo NO.
132831/UCI/88-1, Rev (UCI) Dept dated 22-12-1988.

That the Vendor hereby declares that there is no house structure existing over the Schedule of Property
hereby conveyed.

That the Vendor declares that it is the absolute owner of the Schedule of Property having clear right, title
and interest over the Land and it is competent and entitled to alienate the same in favour of the Vendee.

That the Vendor further assure for more perfectly conveying and assuring the Schedule of Property and
every part thereof in the manner aforesaid according to the true intent and meaning of this deed.

That the market value of the property is Rs._____/- Per Square Yard, thus the total Value comes to Rs.
____________/- for_____Sq. Yards, and the Stamp duty is paid under Rule 3 of A.P.P.U.V.I. Rules
1975.

                                    SCHEDULE OF THE PROPERTY

part     of    the     sanctioned   layout   plan  of   Survey     No.__________,   situated     at
