For letting furnished/unfurnished dwelling house on assured Shorthold tenancy under
Part 1 of the Housing Act 1988 (As amended 1996) and the provisions for recovery of
possession by the Landlord in section 21 thereof apply accordingly.

The landlord agrees to let and the tenant agrees to take the property at the rent
stated in the particulars. Rent is payable fortnightly by debit card. You would need to
pay your rent during periods of sickness and ‘short’ holidays if the tenancy is to
continue afterwards, i.e. mid-term breaks (3), Christmas and Easter holidays. ‘Mid-
term Breaks’ do not include the longer summer holidays. If you wish to keep your
room during the six week summer holiday, half rent is charged with proof of
travel documents and advance payment. Accommodation Solutions Ltd cannot
accept DSS tenants.

Termination of tenancy requires two weeks’ written notice and this can be reviewed
at any time. We will advise you of any changes one month before they take effect.

The Terms and Conditions printed within apply to this letting. The Tenant accepts
the terms and conditions of the tenancy agreement which I/We have read and
understood.

                               TERMS AND CONDITIONS

This is someone else’s house, please treat it with respect.

Accommodations Solution Ltd (ASL) will ensure that all communal areas, (kitchen,
bathroom etc.) are cleaned (during term time only) and gardens tidied regularly. Any
ASL or TimePlan staff visiting the house will have an identity card. If you are ever
unsure, please phone 020 8532 4455.

The tenant is responsible for:
     Any damage he/she does to the property itself.
     Any damage to fixtures, fittings or glass.
     Any other loss or damage (except through reasonable wear and tear).
     Cleaning or replacing any damaged carpets and curtains.
     Reporting any necessary repairs required directly to ASL.
The tenant agrees to observe and perform the following obligations:
     To pay rent promptly on the due date by debit/credit card. If you pay by any
         other method there will be a weekly £5 admin fee.
     To behave as a professional, not cause nuisance or make excessive noise.
     Not to keep pets in the property.
     Where tenants request a repair engineer, the cost of that call-out will be met
         by the tenants if the fault is found to be caused by the tenants themselves.
     A television is not provided. Any tenant renting/purchasing one is also
         responsible for the licence (form available from the Post Office).
     Not to attach anything to the walls or perform any alterations to the
         decorations in the property.
     Not to have anyone stay overnight without obtaining the consent of ASL even
         if it is only a weekend stay.
     Guests are not permitted to stay for periods in excess of one week and
         tenants would be expected to pay rent for their guests on a pro-rata basis.
         The cost will be £10 per night, per guest.
     To allow a representative of ASL to inspect the property at any reasonable
         time. This includes a detailed inspection of your room.
     To allow ASL to deduct any rent owed directly from your TimePlan salary if
         rent is outstanding for two weeks or more. (Please note, a £25 admin fee will
         also be deducted).
Accommodation Solutions Ltd has the discretion to terminate the tenancy if any of
the following eventualities occur:
     Non payment of rent.
     Teacher leaves the employment of TimePlan.
     Complaints of noise, nuisance or any other unreasonable behaviour.
     Loss or damage is not resolved to the satisfaction of ASL.
Our properties are not considered suitable for children / families. Our properties are
non-smoking.
