All pages of this agreement must be signed, dated and returned with deposit to secure your
reservation.

AGREEMENT:

I, the undersigned, as a requirement for renting the above described property for vacation
purposes, agree to the following conditions:

OCCUPANCY: Not to exceed 8 persons unless cleared with owner. This home is for family
vacations only, and leased to responsible adults over 25 years of age. No Greek parties, church
groups, wedding parties, spring break parties or other such type groups are permitted. If these
rules are violated, this agreement will be immediately terminated without a refund.

RESERVATIONS: Confirmed through email after deposit received and forms returned.


PAYMENT: We are holding a booking deposit of ½ pf the total amount due. The balance of
the rental fee and all related charges are due 45 days prior to check-in. Failure to remit fees
when due will result in cancellation of this agreement. There is a $30. Fee for any returned
checks. We except credit card payments and PayPal, additional fees apply.

SECURITY DEPOSIT: A $400. Security deposit is to protect the home and it’s contents from
any damage, or any abnormally dirty conditions.
Please respect our home and this will be cheerfully returned to you within 10 business days!

CANCELLATION: Required in writing. If the home is re-rented at the same rate, your
deposits will be refunded, less any fees incurred. (We know things happen) NO refund may be
offered if unable to find another tenant. Consider purchasing travel insurance.

CHECK-IN/CHECK-OUT: Check-in is usually sometime between 4-5pm. Please understand
that sometimes, more time may be needed to get the home in the best condition for your arrival.
Call immediately if you notice any problems. Check out is 10AM, to allow the preparation for
our arriving guests.

CLEANING: It is expected that our home will be left in good condition.
All linens should be removed from beds and the laundry process started. Clean sheets may be
placed on top of beds for the cleaning service to make up. No more than 2 loads of laundry
should be left undone. Dishes must be placed in dishwasher and started.
Place all trash in outside receptacles. Return keys to lockbox. (Failure to do so will result in $50
re-key charge.)

MAINTENANCE: Report any problems immediately. We want you to have a carefree visit
and will attempt to expedite all repairs, but no refunds will be made.

OWNER ACCESS: Don’t worry, we don’t really want to come in, but if we feel the need, we
may enter at any time.

LOSSES/DAMAGES: Don’t lose, damage or take anything and you won’t be charged for it.
Fair enough?

CHILDREN: We love kids! Just remember the house is not child proof and PLEASE be ever
so cautious of the pool environment. The tenant is solely liable for the safety and behavior or
your children and guests.

PETS: Ah yes, we may love them, but unfortunately, they cannot stay at our home. Give them
a pat and let them know you’ll see them in a week. Don’t make us have to evict you and keep
your security deposit.

SMOKING: We pride ourselves in being a completely SMOKE FREE Property. That means
no smoking on patio, garage etc. No ifs, ands or especially Butts! Please choose another
property if you are unwilling or unable to kick the habit.
If we find that smoking has occurred, ALL security deposit will be forfeited and you will be
sent on your merry way.


LAWN AND POOL SERVICE: Professionals maintain our lawn and pool during the week.
They will have access to the yard at anytime during your stay. Please abide by any stipulations
they may place on you. ie: Avoid grass after spraying. Avoid pool after chemical treatment.

PER ATTORNEY ADVICE: Any dispute regarding this agreement will be decided only by the
laws of Florida and only in Volusia County, Florida.

PLEASE NOTE: Our main goal is for you to have the BEST time possible on your vacation.
We are located in a wonderful and quiet neighborhood and ask that you please respect our full
time resident neighbors. We are certain that you will enjoy our home, and hope that you’ll
become repeat guests.
