                                 TENANCY AGREEMENT

THIS Agreement for TENANCY is made this First Day of September, Two Thousand and
Fourteen BETWEEN (1) MR RAM LAL , S/o Late AMEER LAL residing at 14/1 INDIA
GATE, NEW DELHI – 145 112 referred to as the LANDLORD (which term or expression
shall unless excluded by or repugnant to the subject or context be deemed to mean and
include his heirs, legal representatives, executors, administrators and assigns) of the ONE
PART AND MR SHYAM RAI, S/o SHRI GANSHYAM RAI residing at 47/4 CHANDANI
CHOWK NEW DELHI – 142 321 hereinafter referred to as the “TENANT” (which term or
expression shall unless excluded by or repugnant to the subject or context be deemed to
mean and include his heirs, legal representatives, executors, administrators and assigns)
of the OTHER PART WITNESSES as follows :


That the Landlord shall let out and the Tenant shall take the PORTION OF THE GROUND
FLOOR premises in L-1, MATADI APARTMENT, HADDIPA ROAD, NEW DELHI – 158
148 measuring 1250 sft. More or less particularly described in the schedule herein
(hereinafter referred to as the earmarked portion) on monthly tenancy basis on the
following terms & conditions :


   1. That the monthly rental shall be Rs.25000/- (Rupees Twenty Five Thousand only)
       payable according to English calendar month.


   2. That after an interval of every 3 years the rent shall be increased by 15% of the
       existing rent so long the tenancy continues.


   3. That the said rental shall be exclusive of electricity charges.


   4. That the tenant has paid a sum of Rs. 3.00 lac (Rupees Three lac only) to the
       Landlord as security deposit as per details stated under the head “Schedule of
       Security Deposit” which the Landlord hereby acknowledges. The security deposit
       shall be refunded in full immediately and within a maximum period of 7 days on the
       termination or sooner determination of the tenancy except to the extent it is
       adjusted in monthly payment of rent as reflected in the rent bills.
   5. That the Tenant shall pay the rent in advance regularly by the 7th of each month
       except in emergency and such non-payment shall not effect in any way the tenancy
       nor be subjected to any penalty. However, such non-payment shall not continue for
       more than 6 months at a stretch or in a period of one year.


   6. That the Tenant shall carry commercial or trading activity or use as shop for any
       purpose including for preparation and serving of refreshments or for any such
       activity connected therewith including storing of goods in the earmarked portion but
       shall not carry on any sort of illegal activities in the earmarked portion.


   7. That the Tenant is free to sublet any part or whole of the earmarked portion to any
       other related person or concern for carrying on such activities stated above.


   8. That the Tenant can at any time leave the premises after giving 2 months notice to
       the Landlord.


   9. That the Landlord shall pay both owners and occupiers share of taxes and shall
       pay all other taxes and dues for the earmarked portions as are payable from his
       side and the Tenant shall pay any taxes or levies as are required for the running of
       his activities.


   10. That the maintenance and other related charges of the earmarked portion shall be
       borne by the Landlord.


   11. Save as aforesaid the rights and obligations between the Landlord and the Tenant
       shall be governed by the Premises Tenancy Act or any other law relating to
       statutory tenancy as in force for the time being.


                           SCHEDULE OF THE PROPERTY LET OUT

All the earmarked portion measuring 1250 sft more or less of the ground floor area or
Premises No. L-1, MATADI APARTMENT, HADDIPA ROAD, NEW DELHI – 158 148 as
shown in the map attached and butted and bounded as follows :
