Greetings,

   Thank you for your interest in having your event at Settlement Hill Farm! We are
here to help make your event a special day for everyone involved. Settlement Hill Farm
is a 150 year old farmstead located in the rolling hills of the St. Croix River Valley. This
retired farmstead is surrounded with fields, flowers and rolling prairie grass. Our
setting offers you the privacy that only the quiet countryside can give. Make this event
special for you and your guests with this fun, nostalgic and relaxing venue that only
this historic farm can offer.
   We have done a number of events for friends and family over the years and due to a
growing demand this is our first year opening it up to the public. We have always
enjoyed sharing this great place, we get to call home, with others. It is one of those
places that seem to bring a smile to the faces of those who visit. The setting silently
speaks to those who come, telling them that it is time to relax, smell the flowers, hear
the birds sing and just enjoy! It reminds us all of a time when life was simple and
slower paced.

        We have several spaces for rent at this time on our property:

         The Barn Loft: This space is a 37 x 46 space with a two story gambrel ceiling. This
space will seat 100 with round tables or a maximum of 120 people with rectangular tables. There
is an additional 14 x 16 nook connected to the main space that works well for a food service or
bar area. The barn is newly wired with multiple outlets throughout and one area wired specifically
with a band’s needs in mind. There are 5 lights hanging from the ceiling that have a dimmable
switch to help set the mood. There is also a continuous strand of white holiday lights strung
around the outer walls within the room. The exterior of the barn is also lit with white holiday
lights.
   It has only one short step into the loft from the outside and we have a small ramp (upon
request) that can be put into place if needed for wheel chair access.
         The Scenic Pasture: This space is newly set to facilitate an outdoor wedding ceremony
and large tent for larger groups. It has views of the open farm field with a wooded tree line in the
background and prairie grass to the south for a scenic backdrop to your event.
        Coming in 2012: We will be opening up the lower level Milking Parlor of the barn. This
stone and low beamed area will quaintly seat 200 guests for dining and will open up to a covered
outdoor patio for outdoor entertainment and/or bar. A separate fee will be charged for this area.
The amount will be determined once the project is closer to being finished.

 Rental Information:
         Barn Loft or Scenic Pasture prices starting at $600.00 for a half day (6 hours) group
event. An all day event would start at $850. However, additional services are available (see
contract on page 3 for fees). Additional services may include a private space in the lower level
walkout of the farmhouse if needed for the Brides and Bridesmaids to prepare for the wedding
ceremony.
          Time frame for use of the facilities is negotiable and depends on what other events are
planned. You are welcome to bring in a caterer and beverages of your choice. There is a
refrigerator available in the barn for your use. A porta-potty would need to be made available for
the event. We would be happy to arrange it for you at your cost. The bride and bridesmaids are
welcome to use the bathroom facilities in the farmhouse during the entire event.
         For the fee above, we open up our farm to you and your guests. We will have the
properties lawn and gardens well maintained (weather permitting) and the barn loft clean and
ready for decorating, parking area’s marked, garbage cans distributed throughout the reception
area and a porta-potty(s) in place. We will also put out signage starting at Exit 4 of Interstate 94,
to assist in directing your guests to Settlement Hill Farm.
         We only have 6 tables at this time, that seat approximately 32 guest for your use. For
additional tables and chairs you would need to rent. There are several rental services in the area
that we would be happy to refer you to. You can figure about: $1 to $3 a day per chair depending
on how fancy you want to get and between $8 and $10 dollars a day for tables. Tents average:
30x60 $675.00, 40x60 $725, 40x80 $875.00. For your convenience, we are available to set up
and take down tents, tables and chairs for an additional charge.

  Decorating and staging services are available for an additional fee for those who would like our
assistance.

           Event Fees: Please Initial those that will pertain to your event.
_____$600 ½ day (6 hours) You are responsible for clean up which is to be completed
that evening (or by noon the following day if no other events are scheduled the following
day). Clean up includes leaving the barn well swept. Garbage in the barn and on the
property picked up and disposed in the dumpster. Tables washed down. You are
responsible to have people in place to direct your guests to parking areas.
You are responsible for additional Porta Potties.

_____$850 Full day (9am – 1am) You are responsible for clean up which is to be
completed that evening (or by noon the following day if no other events are scheduled the
following day). Clean up includes leaving the barn well swept. Garbage in the barn and
on the property picked up and disposed in the dumpster. Tables washed down. You are
responsible to have people in place to direct your guests to parking areas.

   Please Note: There will be an additional charge for weddings scheduled on Holiday
    Weekends.

Additional Services:
_____$100 Bridal Party Preparation Suite.
_____$75 Parking attendants (2 hours, starting an hour before event)
_____$125 Settlement Hill Farm takes care of clean up
_____$500 Additional for Lower Level Parlor
_____$1200 Al A Carte: All day rental including table and chair set up/take down,
parking attendants, clean up and disposal of garbage. (You are responsible for the actual
rental cost of the table and chairs)

Music is to be wrapped up no later than 12:30am and guest departing by 1:30am.

No smoking allowed in the barn. And no smoking outside of barn (except for
designated area) if there are Fire Bans at the time of the event. Any damages that
occur due to smoking will be at your expense.

Illegal drug use on this property is prohibited and cause for shut down of the event.

_____If alcohol is part of your event, you will be held responsible for the safety of your
guests and those working your event while on Settlement Hill Grounds and after they
leave. You will be responsible to pay for any damages that occur to Settlement Hill
Property or property of others in attendance at the event. Settlement Hill and/or Mike and
Evonne Ganz will in no way be held liable by you or your guests for injuries or accidents
due to alcohol or drugs during this event.

 _____It is also your responsibility to make sure, if children are at your event, that
they have adult supervision at all times. Any injuries by or to a child, do to lack of
adult supervision, will be your responsibility and Settlement Hill and Mike and
Evonne Ganz can in no way be held liable.

A deposit of $_______ has been paid to secure the date of____________,____ for the
event. This deposit was paid on (date)____________,_____. This deposit is non-
refundable if you cancel with in 10 weeks of the rental date.

No later than 2 weeks before the event, the remainder of the rental fee shall be paid
along with an additional $250 damage and clean up security, for a total deposit in
the amount of $___________ shall be due.

By signing this agreement, you acknowledge that you are the responsible party for
this event and will pay for any damages done by you or your guests to this property.
You also acknowledge that Settlement Hill Farms will not be held liable for any
injuries or accidents that occur on the grounds or in the buildings of Settlement Hill
Farm during the use of this property for your event.
