SUBJECT:                  Museum Display Building Roof Replacement

RECOMMENDATION:

THAT staff be authorized to proceed with a roof replacement of one of the Museum’s display
buildings as outlined in Item CCW 10-030.
BACKGROUND:

County Council approved the roof replacement for the five (5) oldest wings of the main Museum
building as part of the 2010 budget. The budgeted cost for the completion of this project was
$614,000. The contract for this project was awarded in September, at a cost of $519,000,
resulting in the final project cost being approximately $95,000 under budget.

Staff recommends that a portion of this remaining $95,000 be reallocated to repair the roof of one
of the Museum’s outdoor display buildings. This building, one of two green barns located on site,
houses a portion of the Museum’s collection of farm implements and machinery. The cost to
repair this roof is approximately $45,000.

The display building was built in 1975, and still has the original steel roof that was nailed onto the
building. Over the years, the constant expansion and contraction had loosened the nails and
created larger holes in the roof. Approximately 15 years ago, the nails were replaced with screws
and caulking was installed to seal the holes. Even with this work completed, water leaks are
again present, and water is leaking onto the Museum’s artifacts. The roofing consultants have
made the recommendation to replace the roof as continuing to make patch repairs will not be a
viable option. If approved, it is anticipated that work to repair the roof would begin as soon as
possible, with completion of the project by the end of 2010.

FINANCIAL ANALYSIS:

The proposed utilization of $45,000 for the display building roof repair is recommended to be
funded by the unused funds available from the 2010 Capital Project # 30000210.
