                             Student Guidelines
The following are a set of AECC Students’ Union guidelines for finding suitable
property. You may find these useful….

 Make sure that you view the property before signing anything. If you are an
  overseas student and are unable to view, then ask the landlord to send you
  some pictures via e-mail. Or ask a student who is at the college to check on
  your behalf.

 Find out what the surrounding area is like and whether you are likely to get any
  disturbances e.g. noisy neighbours, railway tracks nearby.

 Ask the landlord what he/she expects of you (find out if you are allowed pets, if
  friends are allowed to stay over etc.) and if necessary, negotiate the terms.

 Find out how long the tenancy period is (you may want to pay a retainer over
  the summer period) and whether bills are included in the rent (not always the
  case, but better for students, as they know exactly how much they have to pay
  each month).

 Make sure that you and the landlord both agree to an inventory check.
  Note the condition of each room in the house. If there are any scratches, tears
  in materials, holes in walls, cigarette burns in carpets etc. ensure that these are
  noted on the inventory form and get the landlord to sign, agreeing that these
  were present before your term of tenancy.

 Ask to look at a written contract or ‘Terms of Agreement’ (a brief outline stating
  who the landlord and tenants are, rent payable and provisions for review of
  rent, the start date of tenancy and length of the fixed term) and make sure that
  you are happy with what has been written before you sign.

 Do not sign any contracts or pay a deposit for accommodation before you have
  received an unconditional offer from us.
