					          TOLL BROTHERS CAPTURES SIX ‘FLORIDA’S BEST’ AWARDS
              FOR LUXURY CONDOMINIUMS ON SINGER ISLAND

         SINGER ISLAND, Fla. – Two luxury condominium buildings – Beach Front at
Singer Island and Ocean’s Edge at Singer Island – were recognized with three honors each in
the recent Florida’s BEST Awards competition.
         Sponsored by the Builders Association of South Florida (BASF), The Miami Herald
and El Nuevo Herald, the annual program is open to builders, architects, designers and other
industry professionals. It evaluates homes, condominiums, communities and marketing
materials in the building industry in numerous categories.
         “We’re delighted that the independent panel of judges visited Beach Front and
Ocean’s Edge at Singer Island and singled out these prestigious properties,” said Toll
Brothers Project Manage Lou Corsa. “People shopping for quality homes, condominiums and
communities frequently rely on the results of this competition when making their home-
buying selections.”
         The 18-story, 40-residence Ocean’s Edge won a first-place Platinum Award for
Architecture in the “High-Rise Product for Sale – Pre-Construction - $1,000,001 and Over”
category. In the same category, Ocean’s Edge also captured two Gold awards: one for
Overall Building, the other for Builder’s Overall Product.
         Beach Front at Singer Island, the forerunner to Ocean’s Edge, was presented with
Platinum awards for Overall Building and Builder’s Overall Product in the “High-Rise
Product for Sale – Pre-Construction - $1,000,001 and Over” category. The community, which
has 18 floors and 59 residences, also received a Gold award for Architecture.
         Both buildings were designed by award-winning Robert M. Swedroe
Architects/Planners in Miami Beach. Swedroe was the leader in implementing through-view
units, eliminating corridors by utilizing numerous direct-entry elevator concepts, and creating
livable, view-oriented floorplans.

         Because both Toll Brothers’ buildings are on the north end of Singer Island where the
Intracoastal Waterway is wide, they overlook water instead of rooftops, including the ocean
directly to the east. To the west are the Intracoastal and the lights of nearby West Palm
Beach.
         Although Beach Front at Singer Island is now sold out, Ocean’s Edge is nearing
completion, with closings projected for late 2007. Excellent views still remain at Ocean’s
Edge where available residences range from approximately 2,800 to nearly 5,000 square feet
of air-conditioned living space, with prices from approximately $1.6 million to $3.7 million.
         There are luxurious Tower Suites of approximately 4,740 and 4,970 square feet of
air-conditioned living space, plus 890 and 920 square feet of open terraces respectively,
situated above the tower residences. They include an oceanfront fireplace and a family room
with a wet bar.
         All residences feature private elevator lobbies with elegant entry doors leading to
grand salons and gallery areas; coffered ceilings with recessed lighting; floor-to-ceiling,
impact-resistant, tinted windows; and large, open terraces with clear, see-through railings.
Residences have gourmet kitchens featuring top-of-the line names in cabinetry and upgraded
appliances, lavish master suites and magnificent water vistas.
         The building will offer valet parking as well as a controlled-access parking garage.
The third level of the building features an elegant Steven G-decorated lobby, a social activity
room with bar, a media room and a state-of-the-art fitness center. An oceanfront lanai terrace
with a heated swimming pool and spa, plus a garden sitting area, will further complement this
relaxing setting. In addition, tropical landscapes will flank a boardwalk leading over a dune
to the beach.
