NOTICE TO VACATE ACKNOWLEDGMENT

Dear Mr. Kennedy:
We have received your Notice to Vacate dated July 30, 2007. We appreciate having you
as a resident of Donaldson Towers and are sorry to hear that you are leaving our
community. This letter is intended to communicate the details of your departure so that
we can avoid confusion and help your move go as smoothly as possible.
Your Notice indicated that you will be vacating your apartment on August 31, 2007.
However, per your current Lease Agreement you are required to provide written notice
sixty (60) days in advance of your intended move out. This will make you responsible
for rent payment until September 30, 2007.
In addition, your current Lease Agreement does not expire until December 31, 2007.
Therefore, you will be responsible for paying a Termination Fee of $1,200 prior to your
departure. Below please find a break down of your financial obligations to Donaldson

Please be advised that a member of the Donaldson Towers staff will conduct a brief, pre-
vacate inspection of your apartment home for the purposes of scheduling turnover
maintenance work. This is un-scheduled and it will not be necessary for you to be
However, we do encourage you to be present at the final inspection of your apartment
home where we will assess any resident damage, which may result in subsequent charges
to your account. Please contact the office to schedule this inspection if you’d like to
attend; otherwise, this inspection will occur at Donaldson Towers’ convenience.
To ensure a full refund of your security deposit, all account balances must be paid in full
and the apartment must be returned to management in its original condition (less normal
wear and tear). Here are some recommendations to help you avoid charges:
Remove all furniture, personal belongings and trash from the apartment
Remove all furniture, personal belongings and trash from the patio/balcony
Repair any drywall damage
Thoroughly clean the bathroom(s), including the tub, toilet, sink and cabinets
Thoroughly clean the kitchen, including the refrigerator, oven, sink and cabinets
Vacuum all carpeting
Mop all hard-surfaced flooring
Please be sure to return all of the keys that were issued to you upon moving in, including
duplicate keys and mail box keys, on or before September 30, 2007. If you return them
after office hours via the drop box, please place the keys in a sealed envelope clearly
marked with your name and address in order to avoid a lock change fee.
Your forwarding address is needed for us to efficiently process your security deposit.
Please be sure to give it to the rental office prior to your departure, too.
