Current Proposal: The Final Plat for Phase 2 of the Reserve at Walden Pond has
been submitted for final approval. The Final Plat for Phase 1 was approved December
7, 2005. The roads have been built, and several homes are under construction. The
applicant has requested an extension of the Preliminary Plan, approved October 5,
2005, for Phase 3 of this project. (Map)
ABUTTING ZONING/LAND USE
State Road Portion of Walden Pond:
North: Residential – Cuyahoga County, North Royalton
South: R-1 Residential Single Family
East: R-1 Residential Single Family
West: R-1 Residential Single Family
Location: The Reserve at Walden Pond is
located on the east side of State Road (Co. Rd.
44), a 60’ r-o-w, in Hinckley Township, on the
border of Cuyahoga County and Medina
County. A 30 acre parcel platted as a part of
Phase 1 is located at the southwest corner of
Center and River Roads.

Site Conditions: In Phase 2, the property has a slightly rolling topography. The site
has been used primarily for single family.
Access: Phase 1 was designed with a boulevard entrance with one roadway on either
side of the boulevard, accessing State Road with two public 60’ r-o-w roads. Phase 2
roadways are public with 60’ r-o-w as well, which will complete a loop connecting
Walden Ridge Drive and Walden Reserve Boulevard with Walden Pond Circle. Sublot
43, also in Phase 2, only has access to Boston Road, a 60’ public r-o-w; the northern-
most portion of Boston Road is in Cuyahoga County.
Background:
The Revised Preliminary Plan was approved on October 5, 2005, with 94 sublots.
Phase 1 was approved December 7, 2005. It is consistent with the R-1 Residential
District regulations as a Conservation Development under the Hinckley Township
Zoning Regulations.

This development is not requesting access to the state highway system. Therefore,
ODOT would have no involvement in access approval.

There are a number of additions/corrections that are needed before this plat can file. I
will contact the surveyor regarding these changes directly.

Staff Comments:
1. The Final Plat Phase 2 is consistent with the approved Preliminary Plan.
2. The 10’ reservation easement strip required in Phase 1 where the roadways
connect to Phase 2 will now be rescinded with the connection of Walden Pond
Circle.
3. Zoning approval documentation for Phase 2 has not been provided by the
Township.
4. The Declaration of Easements, Articles of Incorporation and By-laws, have been
approved by the Prosecutor’s Office.
5. As stated above, the Preliminary Plan for the Reserve of Walden Pond was
approved October 5, 2005, and the developer is requesting an extension of the
Plan for one year. The extension, if approved, should be until October 5, 2008.
Staff Recommendation:
Staff recommends Approval of the Final Plat, Phase 2, for the Reserve at Walden Pond
Subdivision with the following modifications:
Obtain certification signatures of all necessary agencies prior to the director signing the
Final Plat.
Staff further recommends Approval of the Extension of the Preliminary Plan request to
October 5, 2008.
