We have been reviewing our records and seen that your lease is due to expire. We have enjoyed
providing a home for you, and we would like to continue renting to you and your family.

We have several options for you to renew your lease. Please select from the following:

    1. One (1) Year Lease an additional $Annual Increase lots month
    2. Six (6) Month Lease an additional $6-Month Increase per month
    3. Month to Month Lease an additional $Month-to-Month Increase per month

Please fill out the attached addendum, remember all terms and conditions of your original lease
are still in effect. Please check your selection and then sign the bottom, then return one to us and
keep one for your records. If we don’t hear from you or don’t receive your selection back, you
will automatically go on #3 the month to month with an additional $Month-to-Month Increase
added to your rent.

Enclosed please find information about rental insurance; please consider coverage for you. We
carry insurance on the home, however it doesn’t cover your personal belongings. You can also
check with the company that supplies your auto insurance. Many times insurance agents will
offer a discount for providing all your coverage.

For your convenience we have included additional mailing labels. These make sure your rent is

                                             RENTER’S INSURANCE



Dear Tenant,




We want to make sure your family’s belongings are protected against fire or theft during your
time you are residing in our property. Please be advised, therefore, that the insurance we carry
for our building only covers the building itself against fire. Our insurance does not cover your
property in the event of fire or burglary. If your child breaks a neighbor’s window or your guest
is accidentally injured because of a hazard you allowed to be left on your property, there is a lot
you can lose by not having insurance.

Many residents are unaware that rental policies by the owner of the property do not protect them
or their personal belongings against such calamities. To fully protect yourself, it is mandatory
that you get a renter’s insurance policy, which most insurance companies provide. Your most
likely loss would come from theft, vandalism or fire. How much is your entertainment system
worth? What about your jewelry or other valuable possessions? In the event of a fire, do you
know that all your furniture, clothing and other possessions probably add up to tens of thousands
of dollars. Many rental residents have learned through a tragedy that they lost everything
because they did not buy renter’s insurance. Here’s the good news. If you are already carrying
auto insurance, adding renters insurance through the same company June cost you very little
more. Most insurance companies offer a multi-policy discount if you add renter’s insurance to
your current policy. This will save you some money. If you do not currently work with an
insurance company that provides renters insurance we can recommend a company that provides
renters insurance at a reasonable rate. Whatever you do, don’t put your family’s personal
property at risk. Renter’s insurance is something you do not want to be without.

All you need to do is contact us or an insurance agent today ( e.g. the one you bought auto
insurance from). If you are not currently working with an insurance agent, here is the name and
phone number of an agent that should be able to assist you.

Be sure to tell him or her that you were referred by Your Company Name. During the year, we
have representatives from the insurance company visit the dwelling for an inspection and take
pictures of the property’s condition. We always ask the insurance company to give us advance
notice so we inform you ahead of time. We would appreciate your cooperation when we call on
you.

This is an addendum to my original lease and all the terms and conditions are still the same as said on my
original lease, except for the changes stated below.

This lease agreement is made this first day of Begin Date of Lease by and between YOUR COMPANY,
the manager/owner of the premises described below, said owner being hereinafter referred to as
“Owner/Agent”, and Tenant Name-first/last , hereinafter referred to as “Resident”.

The Owner hereby leases to the Resident the dwelling located at Property Address123 , City, State, ZIP

Lease:

You are hereby notified that pursuant to the provisions of your lease the terms of tenancy under which
you occupy the above described premises are to be changed. Effective Effective Date of Renewal
Lease, your rent will be increased to the amount shown under options One, Two or Three. Please check
the appropriate box, have all parties sign, and return it to me, by Date you want Renewal Lease
Returnedany date

         (1) I would like to renew my lease for one year with thirty days written
         notice required to terminate. The new rental amount will be $Rent w/Increase #1 (12 month)

         required to terminate. The new amount will be $Rent w/Increase #3 (monthly) per month.



Late Charge: The lease payment is due and payable on the 1st day of the month. If the full amount of
the lease payment is not received by the Owner/Agent within 5 days of said due date, in addition to the
full month’s lease payment, the Resident agrees to pay a late charge of $50.00 (Fifty dollars).

The Resident acknowledges that they have read this Agreement, that they understand and agree to all of
the terms and conditions of this Agreement, and that they have been given a copy of this Agreement,
including all addendum’s mentioned herein.
