This Agreement sets out the basis on which you are renting The Granary.
In consideration of the Rental Sum, the Owners of The Granary and the Guests agree to rent The Granary for a holiday let on the terms as set
Authority to Sign
Bookings can only be accepted from persons over 25 years of age and will be made strictly in order of deposits received. The person who
signs the booking form the Responsible Person certifies acceptance of the conditions on behalf of all persons listed on the booking form.
Provisional bookings made by telephone must be followed by receipt of booking form and deposit within seven days or three days if the
provisional booking is made for a holiday to be taken in less than six weeks. For bookings made more than six weeks before arrival a deposit
of 50% of total rental is required, for bookings made less than six weeks before arrival, payment in full is required; until the deposit is received
any reservation made is provisional and may be varied or cancelled without notice. The Owners must receive the balance of the Rental Fee
no later than six weeks prior to the first day of the Rental Period. No reminder is normally issued. If the Owners do not receive the balance of
the Rental Fee by the date provided for above, the Owners shall have the right to cancel the booking and make the Rental Period available for
bookings and forfeit the Rental Deposit. We reserve the right to refuse bookings solely at our discretion.
The maximum number of people (excluding babies / Juniors 0-4 years sleeping in a cot or junior bed) to be accommodated is 4. This may not
be exceeded; nor shall the hirer part with possession of the property or sub-let or share it, except with members of the party shown on the
booking form. The hosting of any parties or gatherings that may exceed the maximum occupancy anywhere on the premises is strictly not
permitted. Persons not listed on the booking form are not permitted to use the facilities. This Agreement will be terminated with no refund of
any Rental Fees if it is found that the maximum occupancy has been exceeded.
In the event of cancellation, the full rental must be paid. If the Owners are able to re-let The Granary on your behalf for the entire Rental Period
and for no less than the Rental Fee, the Owners shall return the deposit within 10 working days after the last date of the Rental Period, less an
administration charge of 25% of the total rental amount.

Accommodation is available from 3.00pm on the day of arrival and check in is up to 5.30 pm. We kindly request that you telephone 01792
390862 / 07971 607233 when you are leaving Swansea to we can arrange to be at the property when you arrive. If you expect to arrive later
that 5.30 pm we would be grateful if you can advise of this in advance as after this time we may not always be available to welcome personally.
The Granary must be vacated prior to 10am on the day of departure otherwise guest may incur a late departure fee.
No pets are allowed anywhere on the premises of The Granary
Breakages and damages – Inventory Deposit
Guests must report to the owners any damage or breakages which may have occurred during their stay. We reserve the right to levy an
appropriate charge for repair or replacement. The owner reserves the right of access for the purpose of checking the building and contents
Cleaning and layout of The Granary
You are asked to keep the premises clean and tidy throughout your stay. Furniture may not be rearranged during your stay.
Out going tenants are asked to leave the premises in a clean and tidy condition. Particular attention must be given to the kitchen ensuring that
all equipment and utensil are left clean and tidy. Failure to leave the premises in a clean and tidy condition may result in an additional
cleaning charge being levied.
Smoking / Candles
Smoking is not permitted within the accommodation or the grounds of The Granary.
No candles may be burned on the premises at any time in line with our fire risk assessment protocols.

Guests are advised to consider and take out appropriate holiday insurance in case any of the Guests are unable to stay in The Granary during
the Rental Period for any reason or if, for any reason outside of the Owners’ control, The Granary becomes unavailable.
Faulty Items / Breakages/ Damages
Any electric or other failures must be reported immediately to the owners. Tenants must not attempt to effect repairs themselves. Guests are
asked to promptly report any damage that may have been caused and any repairs that may be needed. We ask that each Guest is honest and
up front. Any other observations by Guests with regard to anything that may need to be repaired or maintained will be gratefully received. It is
with the input of the Guests that the Owners can keep The Granary in good condition.
The Owners or its Agent, may at any time, and without notice, visit The Granary during the Rental Period to inspect the property or to effect any
repairs or undertake general maintenance. Respect for your privacy will be maintained at all times.
Non- Availability of Property
If the Owners are unable to deliver the accommodation to the Guests for any reason, the Guests agree that the Owners’ sole liability shall be
the prompt refund of any monies the Owners have received from the Guests in relation to any Rental Deposit and Rental Fee. Owners shall
make all attempts to make another Rental Period available. In no event shall Owners be liable for any other incidental, indirect or
consequential costs or expenses the Guests may have incurred.
If the public utilities fail for any reason, there are torches on the premises. Guests shall not be entitled to any refund and Owners shall not be
responsible for the consequences of any such failure.
We cannot guarantee the security of your vehicles or personal possessions whilst in the curtilage of the property and we cannot be held liable
for loss or damage thereto, from any cause what so ever.
If the hirer is not satisfied with the accommodation provided he or she should contact the owner or owner's representative during their holiday.
Complaints cannot be accepted if made after the holiday. We shall take every step to ensure that complaints are dealt with speedily. We ask
you to confirm all complaints in writing.
Failure to observe Conditions
If you fail to observe any of the conditions, the owners will have the right to require you to vacate the property at once, without any
compensations becoming payable to you.
This Agreement is governed by the laws of England and Wales and any disputes shall be referred exclusively to the Courts of England and
Wales. The parties agree that no provision of this Agreement shall, by virtue of the Contracts (Rights of Third Parties) Act 1999, confer any
benefit on or be enforceable by any person, except those persons listed on page 1 as Guests, who is not a party to this Agreement.
