RENTAL RULES AGREEMENT CONTRACT 36 BRANDING IRON IN CLOUDCROFT NM 88317 This contract is made between owners Daniel and Sheila Gallegos and said renter, for the use of Mountain Meadow Haven rental property, located at 36 Branding Iron, Cloudcroft, NM 88317. Please fill in any incomplete information and mail along with your payment to Daniel & Sheila Gallegos @ 4572 Gerald Dr. Las Cruces, NM 88007 Phone: 575-523-1015. The following information is for the owners use only and will not be given to anyone without the renter’s consent. Reservations: Your reservation will be secured upon receipt of your payment and signed contract Payment must be received within 7 days after verbal reservation is made. 2. CHECK-IN 4:00PM 3. CHECK-OUT 11:00AM 4. Cleaning: A one-time CLEANING FEE of $60.00 will be added to the rental price. 5. NO SMOKING IN OR AROUND CABIN. NO PETS or animals. FAMILES ONLY PLEASE. NO FIREWORKS. NO FIREARMS OR GUNS OF ANY KIND. We will not rent to vacationing students or singles under 25 years of age. We will not rent to hunters. 6. Vehicles allowed on gravel driveway only ( NO OFFROADING ON THIS PROPERTY OR IN CLOUDCROFT COUNTRYWEST COMMUNITY) 7. Our home is privately owned: the owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they might invite. 8. Storm policy/Road conditions – No refunds will be given for storms. Mountain roads can be curvy and steep. We highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. There are no cancellations due to inclement weather. Be aware of fire danger signs in community, there may be restrictions at times of extremely dry weather, you agree to abide by these. 9. Occasionally appliances or other household items can malfunction. We will service and restore these amenities as quickly as we can, if this is necessary, we will make every effort not to disrupt your vacation. Every effort is made to keep the property and it’s equipment in good working order, but please notify us of any difficulty you incur during your stay so repairs can be made. There will not be any rental concession for time with out these items. Likewise, remember that you are in the mountains and loss of electricity or water are common and are outside of our control and will not result in a refund of any monies paid. We ask that you follow all guidelines and policies regarding use of amenities in order to keep them functioning at peak efficiency. 10. There are two means of heat. Standard home furnace and a pellet stove (the pellet stove provides a nice fire to look at and warm heat) Pellets will be furnished by home owner. Guests agree to read and follow instructions for pellet stove before turning on. 11. Our home is in NOT child-proof, therefore, no children under 6. 12. Trash: We do not have a trash service at the cabin. No trash is to be left out in the open, due to problems from the wildlife in the area. A bear proof dumpster is provided at the corner of Trading Post and Canyon Trail (you pass it as you come in). 13. Septic: This house has a septic sewer system. There is no garbage disposal in kitchen. Do NOT put any grease, coffee grinds, food items or personal hygiene products down sinks or toilets 14. Property reserved, sight unseen is represented by the owners as realistically as possible with regard to space, physical condition, and it is agreed that it is the obligation of the guest to abide by the terms of this contract. 15. Violating Contract: We reserve the right to refuse rentals or discontinue occupancy if in the owner’s opinion, guests are detrimental to property or in violation of this contract. 16. Method of payment: We accept bank check, travelers check, personal check, or credit cards ( Visa, MC). If cancellation is made after payment is received less than 30 days or less prior to arrival, the full payment will be refunded minus a $25.00 service charge when accommodations are re-rented. If the cabin is not re-rented, the payment will be forfeited.
