Amended plan for outline planning for one pair semi-detached dwellings and bungalow with ancillary works
IT IS RECOMMENDED THAT THE APPLICATION BE
In March 2006 an appeal (reference APP/E6840/A/05/1196040) was dismissed for an application
(reference M10496) for the erection of one dormer bungalow in the grounds of Oslo. The reasons for this
refusal are still relevant. In fact the new application only serves to heighten the reasons given for refusal.
In January 2009 an application for two pairs of semi detached dwellings was recommended for refusal by
Shirenewton Community Council. The reasons for this refusal are still relevant and the amendment has
thrown up additional comment.
All dwellings on this side of road are bungalows and the dwellings applied for would be out of character
with existing dwellings.
The site has significant aesthetic impact on the village of Mynyddbach when approached from Chepstow
along the Usk Road.
The amended plan shows the houses positioned further up the slope thereby creating even greater visual

There does not appear to be sufficient parking/turning room for the probable number of cars for residents.
No provision for visitor parking - visitor’s would use the narrow private lane for parking.

The positioning of Plots 1 & 2 in the amended plan means that the proposed building will sit even closer
to the neighbouring property and severe reduction/ removal of a wide hedge will be required to facilitate
The proposed height of this building (effectively three storey) and its proximity to the neighbouring
property would impair the natural light and also greatly reduce the privacy of its occupants
