KENNEDY HIGH SCHOOL – PERFORMING ARTS CENTER 4 Sacramento City Unified School District New High School School of Engineering and Sciences/Pocket-Greenhaven Library Start Date: September 2008 Finish Date: December 2009 Project Description: The School of Engineering and Sciences is a new construction project that will be constructed in the City of Sacramento next to Sojourner Truth Park on the corner of Swale River Drive and Gloria Drive. The project will also include a new library building that will be a joint venture project with the City of Sacramento. The scope of work consists of site work as well as the construction of five (5) new buildings. Building A is the Administration, Conference & Teacher’s Lounge. Building B consists of science laboratories and prep rooms. Buildings C & D are 2-story buildings with seven (7) classrooms in Building C with a teacher’s workroom, and eight (8) classrooms in Building D. Building E consists of the Multipurpose Room/Cafeteria/Gymnasium, Kitchen, Stage, & Locker Rooms. This high school was designed to house a total of 500 students. As a specialized small community high school, the objective is to assist the students in reaching their goals toward careers in the engineering and science industries. Project Statistics: • New underground utilities • New fire lane and all fire code requirements • Buildings – (5) • Classrooms – (19) • Administration – (1) • Multi-purpose/cafeteria, gymnasium, stage, locker rooms & kitchen – (1) • New soccer field, baseball diamond, and basketball court • New landscaping & irrigation • New parking lot Schedule Status: The construction for Increment 1 is now underway. Increment 1 is all of the school construction and site work. Increment 2 is the library. Work completed this month includes tree demolition, clearing and grubbing, excavation for hardscape areas, import of dirt for the building pads, and demolition of the baseball fields with other misc. items on the city parcels. Construction documents for Increment 2 were submitted to DSA at the beginning of the month. The guaranteed maximum price for the library was reached with the city and the Notice to Proceed was awarded. Claims Status: No claims have been identified at this time. Next 30-Day Progress Projection: Continue construction for the school and begin the foundations. Kennedy High School Performing Arts Center Start Date: September 2008 Finish Date: December 2009 Project Description: The John F. Kennedy High Performing Arts Center is a brand new building that will be constructed on the west side of the campus where the old M-Wing portable classrooms were previously located. This is the location where the building was originally designed to be placed when the school was built forty years ago. The building will be constructed on a slab on grade foundation and will be comprised of a structural steel super structure with masonry block walls. The building will also include some metal stud framing and stucco finish on the foyer area. The HVAC system is rooftop package units with the roofing system being the District standard single ply membrane roofing. Project Statistics: • The building footprint is 13,775 square feet. • It is a Type II-B, fire sprinklered, A1 occupancy building. • The building will have a 465 seat capacity. • The foyer entrance will be on the east side. • Men’s and women’s restrooms at the foyer entrance. • The construction delivery method is utilizing the lease/leaseback agreement with the contractor. • The contractor for the project is Roebbelen Contracting, Inc. Schedule Status: The project is behind the scheduled start and completion date due to the plan approval process at the Division of State Architect (DSA). The architect is hoping to have final DSA approval in the next couple of weeks. The contractor cannot start actual construction until the plans are approved. Mobilization has begun with the contractor currently working on temporary power, temporary phone lines, and the placement of onsite construction offices, storage bins, and temporary toilets. The fencing operation has also been completed by fencing the building pad area and the lay down yard in the parking lot. Work in these buildings will include: Abatement, mechanical, electrical, plumbing, fire alarm, painting, flooring, architectural, and ADA upgrades. The main building interior walls will be demolished. Project Statistics: • 84 Classrooms • ADA upgrades throughout the campus including door hardware, plumbing fixtures & accessories, casework • ADA wheel chair lift • New fire alarm • New telephone/intercom system • New electrical & low voltage raceway distribution throughout site • New carpet & VCT flooring • New T-bar grid & ceiling tiles • Interior paint • New markerboards & tackboard • Parking lot striping and site path of travel upgrades Schedule Status: Installation of the corrugated metal wall panels and corrugated metal awnings is complete. Installation of exterior thin brick veneer is 90% complete. All exterior doors and windows are installed and the building is being secured. Mechanical, electrical, and plumbing trims are approximately 50% complete. Interior painting is approximately 85% complete. Installation of suspended T-bar ceiling grid, tackboard and dry- erase boards in classrooms is approximately 75% complete. Installation of casework is approximately 50% complete. The courtyard is formed for concrete placement. This project is approximately two weeks behind schedule. Claims Status: No claims have been identified at this time. Next 30-Day Progress Projection: Finish trims for mechanical, electrical, and plumbing along with the installation of T-bar ceiling grid, tackboard, dry-erase boards, and casework (including science labs) will continue. Kennedy High School Modernization project consists of interior and exterior painting and the modernization of administration, classrooms, restrooms, and gymnasium buildings including mechanical, electrical, plumbing, fire alarm, painting, ADA upgrades, HVAC, new roofing, and floor coverings. Package # 1- HVAC & Roofing – Completed Summer 2006 Package # 2- Modernization – In progress Package # 3- Fire Alarm – Completed Summer 2006 Schedule Status: The sixth and final phase of the modernization construction is nearing completion. Work is complete in all buildings, and punch list work is ongoing. Work completed this month includes exterior painting and door hardware. The portable relocation project is now complete. All punch list items have been completed, and close out documents have been received. Another phase of restrooms was added for buildings J and H. These are the boy’s locker room and the art wing buildings. Work completed this month includes demolition of plumbing fixtures and toilet partitions, painting, patching of walls, and the start of the ceramic tile operation. Also approved this month was adding new lockers to the girl’s locker room. These will be identical to the new lockers that were installed in the boy’s locker room. This work will be added as a change order to the modernization contract. Claims Status: No claims have been identified at this time. JFK Schedule 9-3-08 Sacramento City Unified School District Leonardo da Vinci School Detention Basin The detention basin project at Leonardo da Vinci School was completed during the summer of 2008. This work was performed by the City of Sacramento for $2.6 million. The existing playfield at the school was converted into a detention basin to assist with the City’s storm drain system during times of heavy rain. A one hundred- seventy foot by three hundred foot area was excavated to be utilized as the basin. Additional work included storm drain modifications, landscaping, irrigation, a new baseball field with a backstop and dugouts, new benches with tables, a new concrete amphitheater, new playground seal coat and striping, and decorative fencing. Punch list work is in progress. The District has concerns with the steep incline at some areas of the basin. They do not have the equipment necessary to maintain the sod placed at these steep slopes. The slope at these areas exceeds the limits as detailed on the approved plans for the project. Possible solutions are being reviewed. New Ballfield New Playground Seal Coat and Striping New Sod and Retaining Wall New Detention Basin and Amphitheater 16 Sacramento City Unified School District Albert Einstein Middle School Asphalt Replacement Project Description: Quantitative portions of asphalt at Albert Einstein Middle School were either replaced or rehabilitated during the summer of 2008. The previously existing asphalt at this campus was badly deteriorated, cracking, and had many potholes. A completely new fire lane was constructed at the west side of the campus, and new asphalt was placed at the east entrance to the fire lane. A new masonry trash enclosure was constructed, and a new 7” thick concrete slab was placed in the parking lot adjacent to the trash enclosure to support the heavy loading of truck traffic. New asphalt overlay was provided at the entire playground, and new valley gutter and drain inlets were installed around the entire perimeter of the playground. New striping was provided at the playground, and new accessible parking stalls and ramps were installed in the parking lot. Schedule Status: • The contract for this project was Board approved on June 19th for $392,000.00. • The Notice to Proceed was issued to Martin Brothers on July 3rd. • The project was substantially complete prior to the resumption of school on September 2nd. • Punch list work is in progress. Accessible Parking Stalls and Ramps Striping at the Basketball Courts 17 Sacramento City Unified School District California Middle School Courtyard and Shade Structure The California Middle School Courtyard Project began in September of 2006 and continued through May of 2008. The project was a replacement and upgrade from the old courtyard. The budget for this project was $795,994.00. The general contractor was Seward L. Schreder Construction, Inc. Irrigation systems and new sod were the first phase of the project. The second phase consisted of new shade structures, picnic benches, and modifications to the receiving area. Punch list work was completed in September, and the District is awaiting final billing from the contractor. Amphitheater Shade Structure Underneath the Shade Structure/Walkway New Irrigation System and Sod 18 Sacramento City Unified School District California Middle School Asphalt Replacement Project Description: The asphalt located at the fire lane and the basketball courts at California Middle School was replaced during the summer of 2008. The previously existing asphalt at this campus was cracking, deteriorated, and had many potholes. The existing asphalt at the both the fire lane and the basketball courts was removed to permit the installation of new aggregate base and new asphalt paving at each area. Additionally, the soil at the fire lane was lime-treated prior to the placement of new aggregate base to ensure adequate stability of the sub-grade for the new fire lane. Other small asphalt repairs were also provided at various areas on the campus in conjunction with this project. The scope of this project also included seal coat and new striping at the basketball courts, as well as the installation of a new masonry trash enclosure. Schedule Status: • The contract for this project was Board approved on June 19th for $262,002.00. • The Notice to Proceed was issued to American Engineering and Asphalt on June 30th. • The project was substantially completed during August. • Punch list work was completed during September, and all required closeout documents have been submitted. • The Notice of Completion for this project is expected to be approved at the October 16th Board Meeting. New Asphalt Placed at the Fire Lane Striping at the Basketball Courts 19 Sacramento City Unified School District Installation of Eleven Portable Classrooms at Four Schools Eleven portable classrooms were installed at four different schools during the summer. Eight classrooms were installed at Hiram Johnson High School, one classroom was installed at Florin Technology Education Center, one classroom was installed at John Morse Waldorf Methods School, and one classroom was installed at Pacific Elementary School. The portable projects are 99% complete with punch list work in progress. Outstanding scope includes signage and work required as a result of comments received from DSA. Jones Skills and Business Education Center during the spring of 2008. New concrete ramps and handrails were installed at each classroom to provide an accessible walkway to each classroom building. New plumbing, electrical, and low-voltage services were hooked up to each classroom. Outstanding scope includes work required as a result of comments received from DSA. Warren McClaskey Adult School Roofing Project Start Date: December 2008 Finish Date: February 2009 Project Description: A roofing project at A. Warren McClaskey Adult School is tentatively scheduled for construction during the upcoming winter. The purpose of this project is to provide water-tight roofs at the approximately 17,000 square feet of area served by the school’s three high-slope roofs located at the west classroom wing, the main building, and the multi-purpose building. As part of the project’s scope, the existing clay roof tiles will be removed from the aforementioned roofs. Then, new roofing underlayment will be installed, and the existing clay roof tiles will then be reinstalled. The existing tiles will be reused because they are still in satisfactory condition and to prevent the unnecessary cost of procuring new, expensive roof tiles. Once this roofing project is completed, a painting project is tentatively scheduled to be completed at this campus during the spring of 2009. Project Statistics: • Approximately 17,000 square feet of roofing will be addressed as part of this project. • Three buildings are affected by this project: The west classroom wing, the main building, and the multi-purpose building. • Existing clay roof tiles will be removed and stored on pallets in the school’s parking lot during the course of the project. • Existing roofing underlayment will be demolished. • New roofing underlayment will be installed to make the roofs water-tight. • The existing clay roof tiles will be reinstalled over the new roofing underlayment. • The project’s scheduled duration is forty days. Schedule Status: The bid opening is tentatively scheduled for November 2008. Issuance of the Notice of Selection and Notice to Proceed is tentatively scheduled for December 2008. The project’s projected start date is December 29, 2008, and the projected completion date is February 16, 2009. A forthcoming painting project will be completed following the completion of the roofing project. Claims Status: No claims have been identified at this time. Next 30-Day Progress Projection: Bid documents for the roofing project are scheduled to “hit the streets”, and a mandatory roofing project job-walk will be conducted during October. 23 PCM3 Sacramento City Unified School District SECTION 3 EMERGENCY REPAIR PROGRAM – 2008 4.1 LUTHER BURBANK HIGH SCHOOL – Building 1 Roofing 4.2 EDWARD KEMBLE ELEMENTARY SCHOOL – Asphalt Replacement 24 Sacramento City Unified School District Emergency Repair Program (ERP) Project Description: The Emergency Repair Program (ERP) was implemented as a result of the Williams Settlement in 2005. For schools determined by the state as eligible for the ERP, funds will be allocated by the State Allocation Board (SAB) to provide reimbursement for all costs associated with emergency repairs expended to mitigate conditions that pose a threat to the health and/or safety of pupils and staff. Thirty- seven schools in the SCUSD have been identified as eligible for ERP funds. Resultantly, the SCUSD walked these school sites earlier this year with their Architects and Construction Managers to identify issues that potentially pose health and/or safety threats to pupils and staff. These issues were identified and documented, and application packages were generated for submission to the Office of Public School Construction (OPSC) so that funding can ultimately be appropriated to the SCUSD to mitigate the health and safety threats at each eligible school site. Project Statistics: • Hancock, Gonos & Park has been hired by the SCUSD to provide school advisory services and assist with filing ERP applications with the OPSC. • Three firms, HMR, Williams + Paddon, and ATI, have been hired by the SCUSD to provide the architectural services required for the ERP. • Two firms, PMG and PCM3, have been hired by the SCUSD to provide the construction management services required for the ERP. Schedule Status: The total number of applications submitted to OPSC is eighty-nine. The aggregate value of these applications exceeds $28,800,000.00. Progress Projection: The next phase of the Emergency Repair Program for SCUSD is the review phase by OPSC. It is tentatively anticipated that the initial SCUSD ERP applications will be reviewed as soon as December 2008. 25 Sacramento City Unified School District Luther Burbank High School Replacement of Existing Roofing, Building 1 Project Description: The roofing at Luther Burbank High School Building 1 was replaced during the summer of 2008. An Emergency Repair Program grant request has already been submitted for this project, as the SCUSD will seek reimbursement for this scope of work following its completion. The previously existing roof of this two-story building, nearly 32,000 square feet in size, had consistently held standing water and been the source of numerous roof leaks. To rectify this problem, the existing built-up roofing system was removed and replaced with a single-ply roofing system installed over tapered insulation. The tapered insulation was provided to create slope to the roof’s existing drains and, therefore, mitigate the previous standing water issues on this roof. Schedule Status: • The contract for this project was Board approved on June 5th for $391,127.00. • The Notice to Proceed was issued to Gudgel Yancey Roofing on June 12th. • Installation of the seismic expansion flashing was completed on September 17th. • The roofing manufacturer was onsite on September 22nd to inspect the roof. Once the roofing is completed to the manufacturer’s satisfaction, a twenty-year manufacturer’s warranty will be issued. • A punch list walk was held on September 26th. Punch list work will be completed in October. • Closeout documentation will be gathered during October. New Single-Ply Roofing on East Side of Building 1 New Single-Ply Roofing on West Side of Building 1 26 Sacramento City Unified School District Edward Kemble Elementary School Asphalt Replacement Project Description: The asphalt at Edward Kemble Elementary School was replaced during the summer of 2008. An Emergency Repair Program grant request has already been submitted for this project, as the SCUSD will seek reimbursement for this scope of work following its completion. The existing asphalt at this campus was cracking, held standing water, and had many potholes. Over the course of construction, approximately 60,000 square feet of asphalt at both the parking lot and the playground was removed and replaced. Additionally, new asphalt was also provided at the bus loop, and a masonry trash enclosure was installed at the southeast corner of the campus. Schedule Status: • The contract for this project was Board approved on June 5th for $402,000.00. • The Notice to Proceed was issued to James Riolo Paving on June 17th. • The project was substantially completed during August, excluding punch list, seal coat, and striping. • The seal coat operation was completed on September 27th. • The striping operation commenced on September 28th. The contractor will complete the striping during the first weekend in October. • Punch list work is approximately 90% complete. • Closeout documentation will be gathered during October.
