THE PERFECT LOCATION
Axis Business Park is in immediate proximity to Edinburgh International Airport and motorway access to the central belt of Scotland. The development is strategically located at Newbridge Interchange where the M8 motorway to Glasgow, the M9 motorway to Stirling and A90 to Fife all intersect. The airport is located approximately one mile to the east of the site. Old Edinburgh Road, which forms part of the A89 trunk road, provides direct access to the site from Newbridge Interchange. The A89 is on a major bus corridor ensuring the site is well served by frequent bus services to and from Edinburgh, Bathgate and Livingston. The City of Edinburgh Council has submitted a private Bill to Parliament for the provision of a tram link with the airport and city centre, which will terminate at the front of Axis Business Park. If implemented, the tram link will be operational by mid-2011.

THE WORLD AT YOUR DOORSTEP
• Axis Business Park will be one of Scotland's premier business locations. • Axis will provide occupiers with excellent amenities, including two new hotels and ancillary retail facilities. • Excellent transport links in all directions. • Buildings and sites for sale or lease. • Immediate proximity to Edinburgh International Airport.
Suberb transport links Newbridge is well served by all modes of transport, with fast links into the city centre, central Scotland through the motorway network; and with Edinburgh International Airport on the doorstep the rest of the UK and the world are also highly accessible. By Road Axis Business Park is adjacent to the Newbridge Interchange which provides immediate access to the main road links to central Scotland, the north of Scotland and Fife. Roads within immediate proximity are the M8, M9 and the A8000/A90. By Rail Newbridge is served by the South Gyle railway station, which is on the Edinburgh to Aberdeen line. The journey into Edinurgh city centre takes less than 10 minutes. By Tram Newbridge is included in the 3rd phase of the new Edinburgh tram project, linking Newbridge into Edinburgh International Airport, South Gyle, Edinburgh city centre and Leith. By Bus There are over eight different bus routes running through Newbridge connecting Axis Business Park with Edinburgh city centre as well as a host of nearby towns and villages. By Air Edinburgh International Airport is just a five minute drive from Axis Business Park. One of the fastest growing airports in the UK, it is now Scotland’s busiest airport serving over 85 destinations, both domestic and worldwide, handling over nine million passengers a year. Population Axis Business Park benefits from having a catchment population of just over one million people within a 30 minute drive. Between 1991 and 2006 the population of Edinburgh and the Lothians expanded quicker than the Scottish and UK averages, meaning that the labour force has also increased by approximately 8.4% (almost double the Scottish rate of 4.3%). Fife also boasts a growing population with many in the younger age bands, meaning that Fife has a working population of around 350,000 (of which 80% live within a 20 minute drive of the Forth Road Bridge). Edinburgh and the Lothian’s are also above both the Scottish and UK average employment rates of 75.7% and 74.3% respectively (standing at 78.1%). Employment and education 60% of the Lothian population are of working age, well above the UK average. Edinburgh benefits from strong in-migration trends driving labour force growth, which facilitates economic growth. There are proportionately more university graduates in work than in any other part of Scotland. Home to four universities and a number of higher education institutions, Edinburgh produces 8,000 graduates per year. Diverse economy Edinburgh is the principal financial centre of Scotland and is only second to London in the UK. There are currently £330 billion funds under management. Eight out of twenty of Scotland’s top companies have their headquarters in the city. Financial Institutions based in Edinburgh include, The Royal Bank of Scotland, HBOS, Standard Life, Scottish Widows and Aegon/Scottish Equitable. Between 1999 and 2006 the Edinburgh and Lothian economy grew by an average annual rate of 8.8% (well above the UK average of 6.1%).

On completion of the development, a SINC management plan will protect the wildlife and plant life along the banks of the nearby River Almond, whilst there will also be a dedicated strategy to maintain a consistently high quality of landscaped environment within the park.
