					              ADDITIONAL CHARGES WHICH MAY APPLY AND WHICH ARE PAYABLE
                                  BY THE REMORTGAGE CUSTOMER


    CIRCUMSTANCE                                                ADDITIONAL COST

1   Our Administration Fee For Processing Each Electronic       £35.00 plus VAT
    Bank Transfer Payment.
    If your existing Lender insists that they receive the
    monies to clear your existing mortgage by bank
    telegraphic transfer on the completion day or where
    redemption by this method would be financially
    beneficial to you.
2   Our Administration Fee For Processing Each Electronic       £35.00 plus VAT
    Bank Transfer Payment For You.
    If you wish to have any balance monies due to you on
    completion forwarded directly to your bank account on
    the completion day.
3   Our Professional Fees For Effecting A Transfer Of           £195.00 plus VAT
    Equity.
    If the names on your mortgage offer are different to the
    owners of your property and we have to do a Transfer of
    Equity. These are additional Legal Fees. There may
    also be additional H M Land Registry fees and stamp
    duty.
4   Our professional fees for acting for or dealing with a      £30.00 plus VAT
    second or subsequent mortgage lender.
    If there are more than two charges to be redeemed on
    completion, for each additional mortgage/charge. These
    are additional Legal Fees - the first two loans will be
    redeemed free of charge.
5   Our Professional Legal Fees For Registering Your            £95.00
    Property At The Land Registry

    If your property is NOT currently registered at H M Land
    Registry and its value is:-
    £        0.00 - £ 50,000.00                                 £50.00
    £ 50,001.00 - £ 80,000.00                                   £80.00
    £ 80,001.00 - £ 100,000.00                                  £130.00
    £ 100,001.00 - £ 200,000.00                                 £200.00
    £ 200,001.00 - £ 500,000.00                                 £280.00
    £ 500,001.00 - £1,000,000.00                                £550.00
    OVER £1,000,000.00                                          £920.00

    Up to the first £40 of the HMLR fee is included within
    the free legals fee to us we will only ask for additional
    fees if the property is unregistered
6   Our Professional Fees For Preparing A Deed Of               £150.00 plus VAT
    Postponement.
    If you have an additional loan secured against your
    property which is not to be re-paid and we have to
    arrange a Deed of Postponement.
7   Our Professional Legal Fees For Dealing With The            £75.00 (plus VAT)
    Restriction Registered On Your Property

    Our Professional Legal Fees For Compliance With Or          £130.00 (plus VAT)
    Removal Of A Registered Restriction

              Discharging A Life Insurance Policy
       15     Our Administration Fee For Processing The Sdlt Stamp      £100.00 plus VAT
              Duty Form Linked To Your Transfer
       16     Our Administration Fee For Dealing with a Transfer of     £50.00 plus VAT
              Equity (2-1) where we are not the acting solicitor.
       17     Our Administration Fee For Processing The Electronic      £20 plus VAT
              Bank Transfer for the return of the mortgage advance to
              the Lender if you ask to cancel completion after we
              have received the advance
