Your Smoky Mountain Investment Cabin: Area Amenities www.willquinn.com Some cabin developments take the least desirable site in the development, put a swimming pool on it and call the development a “Resort”. Having access to a pool is certainly not a negative, but it is not a necessity for high rental income (especially for deluxe one bedroom cabins). On the other hand, a few developers have gone to great expense to create genuine Resort developments. Ownership in such an area is a definite plus. To sum up this section, I’ll defer to Horace Hamilton, a client for over 10 years and a multiple-cabin investor. In a recent email, he offered the following advice to any potential cabin investor: “The most important things I have learned about cabin ownership are these: Buy the best quality that you can afford. People are coming to the Smokies on vacation and they are not interested in second-rate accommodations. Views are golden and they never go away. Buy the best view available. Folks book their vacation cabin based on the pictures on the internet. The amenities, convenience, good roads, good parking and the overall appearance of your cabin on the internet website are more important to rental success than anything else. Reservationists know which cabins get the most praise and provide the best guest experiences and those are the cabins they recommend. An owner must assure that their property is ALWAYS, ALWAYS in tip-top condition with absolutely everything working as advertised and they will be rewarded with superior bookings.” I wholeheartedly concur.
