Your Smoky Mountain Investment Cabin: Size Matters

Most people think of the Pigeon Forge / Gatlinburg area as Family Vacationland. From mid-June to mid-August and on holidays this is true. However, to have the highest income from your cabin it needs to rent year ‘round. What surprises many potential cabin owners is that our primary, year-round visitor base consists mainly of couples. As of 2007, the Tennessee Smokies surpassed Las Vegas as the wedding capital of the U.S. We also draw huge numbers of Baby Boomers whose children have flown the nest. Some locals, tongue in cheek, refer to our primary market as the “Newlyweds and Nearly Deads.” With this in mind it should be no surprise that deluxe one bedroom/ two bath cabins rent more nights than any other sized cabin. Such cabins do extremely well during the “family times” plus rent most weekends off-season and take advantage of Monday holidays. Large cabins. 8 to 12+ bedrooms can do extremely well but are not for the average second-home buyer and are certainly not for the faint of heart. If you have a big cabin in mind, let’s talk. Therefore, when you are determining the size of the cabin you need for your personal use, think small (not as far as square footage but as to number of bedrooms). Since many cabins that are rented as a one
bedroom have two full baths and additional sleeping areas, they can comfortably sleep six to eight people. A 1br/2ba may suit your personal needs as well as a 2br/2ba and will earn you more rental dollars for less investment.
