Over a period of 7 + years, a quality investment cabin should experience an annual appreciation rate of 3% to 5%+. Many area real estate agents quote significantly higher appreciation rates than this but I believe this range is realistic. The real estate market here in the Smokies is stable with a consistent upward trend. This is opposed to many other markets which fluctuate wildly giving a graph that looks like a roller coaster track. You likely won’t get rich overnight with a cabin investment in the Smokies, but with the recent price adjustment we have experienced, you also won’t wake up one morning to find that you have lost 25% of your cabin’s value.
