PRELIMINARY LIST OF DOCUMENTS TO ACCOMPANY A BUILDING PERMIT APPLICATION A fully completed Building Permit Application form. Nominating the following information: a. Name and registration number of all Registered Practitioners who are engaged in the carrying out of building work and in the preparation of documents for this application. b. Cost of building works (including the cost of labour and materials) Important Note: Owner-Builders are required to attach details of the method of estimating the cost of building works. c. Stages of building work and cost for each stage. I.e. lock-up. d. Use of building. I.e. Dwelling and or garage etc A fully completed “Appointment Form”. Building Permit Fees are to be paid at the stage the application for a building permit is lodged. Owner-Builders are required to provide a “Certificate of Consent” issued by the Building Practitioners Board. This certificate is only required if the cost of building works (including labour and materials) exceeds $12000. Builders Warranty Insurance Certificate pursuant to the Domestic Building Act. (Required from the contracted Registered Builder where building works exceed a cost of $12,000.00) A current copy of Title. A current copy of the Plan of Subdivision Important Note: The Title and plan of subdivision are not to be more than 100 days old. (Title information can be downloaded from the website – www.land.vic.gov.au). A copy of the Town Planning Permit and Stamped endorsed drawings. Or, evidence from the relevant Council that a Planning Permit is not required. Important Note: If a planning permit has not been obtained then our office will request the relevant Council to provide us with information on whether a planning permit will be required. Unit Developments: • Copies of endorsed Civil and Drainage plans and a “Certificate of Compliance - Design” is required from the design Engineer from the Relevant Authority • Copies of endorsed Landscape Plan(s) from the Relevant Authority Provide Four (4) copies of Architectural Plans prepared by a registered practitioner, which are to include the following details: • Site plan 1:500, and • Floor plans1:100, and • Elevations1:100, and • Cross-Sections1:20; and • General notes/Specifications. Rev09 A 5 Star Energy Rating Report is required for new residential buildings, additions and alterations to existing residential buildings and for relocatable residential buildings. (3 Copies). A “Certificate of Compliance – Design” from the design Engineer. Three (3) copies of Engineer's computations are required. Four (4) sets of structural drawings are required. Note: Engineers design is required for elements which are outside the scope of the building regulations. The elements that require design will be indicated be the Relevant Building Surveyor upon completing a regulatory check of the plans. Soil Report. (3 copies) Geotechnical Report for land subject to Landslip. (3 copies) A recent Title Re-establishment Survey Plan prepared by a licensed Land Surveyor for all projects which have a structure within 150mm of the allotment boundary. Protection Work Notices - Form 3 and Form 4 together with any relevant protection works are to be served on the adjoining owners. Bushfire Assessment Level in accordance with AS 3959-2009. A Septic Tank Permit or Permit to Alter a Septic Tank, where a site is not sewered.
