               Text of Motion: WHEREAS, the Town of Watertown Planning and
               Zoning Commission proposed a zoning amendment to Section 83.21.1.2 to
               add to the permitted uses the following A dwelling containing two (2)
               dwelling units. in the R-20F Residence District Fire District; and

               WHEREAS, the Commission held a public hearing on July 11, 2012;

               IT IS THEREFORE RESOLVED the Watertown Planning and Zoning
               Commission APPROVES the zoning amendment to Section 83.21.1.2 to
               add to the permitted uses the following: A dwelling containing two (2)
               dwelling units. in the R-20F Residence District Fire District.

               BE IT FURTHER RESOLVED the Planning and Zoning Commission
               finds the zoning amendment is consistent with both the R-10F, and R-GF
               Residential District in the Fire District ; and

               BE IT FURTHER RESOLVED the Planning and Zoning Commission
               finds the zone change is in conformance with the Plan of Conservation and
               the Comprehensive Plan of Development; and

               BE IT FURTHER RESOLVED that this Commission establishes the
               effective date of this zoning amendment map change to be Friday, July 20,
               2012.

               Text of Motion: WHEREAS, the Town of Watertown Planning and
               Zoning Commission received Special Permit #325/Site Plan application
               for a 2,016 sq. ft. bank with a drive through located in a B-G General
               Business District which includes a Site Plan dated 3/3/12 with a final
               revision date of 7/10/12, a Sedimentation & Erosion Control Plan dated
               3/3/12 with a final revision date of 7/10/12, a Landscaping, Signage and
               Illumination Plan dated 4/9/12 with a final revision date of 7/10/12, a
               Detail Sheet dated 3/3/12 with a final revision date of 7/10/12 prepared by
               Gary Giordano Professional Engineer & Land Surveyor, LLC, 19 Terrell
               Farm Road, Bethlehem, CT; and

               WHEREAS, the Commission held a public hearing on July 11, 2012;

               IT IS THEREFORE RESOLVED the Watertown Planning and Zoning
               Commission APPROVES Special Permit #325/Site Plan application for a
               bank with a drive through located at 51 Straits Turnpike, Watertown in a
               B-G General Business District subject to the following conditions:


       1. All exterior lighting shall be full cut off fixtures in accordance with Article VI
          Section 61.4 Outdoor Lighting.

       2. All signs shall be in compliance with Section 62 of the Zoning Regulations
          and the location of the freestanding sign 10 feet from the property line and not
          exceeding 24 sq. ft. is approved with this application.

       3. The recommendations of the Town Engineer in a memorandum dated July 6,
          2012 shall be followed. All information requested in the memorandum shall
          be submitted and is subject to review and approval by the Town Engineer and
          Administrator of Land Use before a zoning permit is issued including the
          driveway sight distances and grades.

       4. A final revised Drainage Report shall be submitted for review and approval of
          the Town Engineer before a zoning permit is issued.

       5. No dumpster is proposed on this location and no dumpster is required with
          this approval.

       6. The generator shall meet the noise regulation of 55 decibels at the property
          line. Generator testing shall occur during daylight hours.

       7. A copy of the State DOT Highway Encroachment Permit shall be submitted to
          the Land Use Office before a zoning permit is issued.

       8. A detailed Sedimentation and Erosion Control Plan and Construction
          Sequence shall be submitted before a zoning permit is issued and is subject to
          the review and approval of the Town Engineer and Administrator of Land
          Use.

       9. Prior to Town officials signing a final Mylar map and two paper copies with a
          signature block for the Chairman and the conditions of approval, the final map
          shall be submitted to the Land Use Office for review and approval by the
          Town Engineer and the Administrator for Land Use / Zoning Enforcement
          Officer. The signed Mylar map shall be filed on the Town of Watertown Land
          Records within 90 days of the expiration of the 15 day appeal period or
          October 1, 2012.

       10. In accordance with Section 8-3(i) of the Connecticut General Statues, all work
           in connection with this Site Development Plan shall be completed within five
           years after approval of the plan. Said five year period shall expire on August
           3, 2017.

               Text of Motion: WHEREAS, the Town of Watertown Planning and
               Zoning Commission received a Site Plan modification application for
               Carvel to add 17 parking spaces and to remove prior conditions for
               fencing and landscaping between 1300 Main Street and 51 Straits
               Turnpike with this new approval located in a B-G General Business
               District which includes a Site Plan Showing Proposed Site Parking
               Improvements dated 7/6/12 with a final revision date of 7/10/12 prepared
               by Gary Giordano Professional Engineer & Land Surveyor, LLC, 19
               Terrell Farm Road, Bethlehem, CT; and

               WHEREAS, the Commission heard the application on July 11, 2012;

               IT IS THEREFORE RESOLVED the Watertown Planning and Zoning
               Commission APPROVES the Site Plan modification application for
               Carvel to add 17 parking spaces and to remove prior conditions for
               fencing and landscaping between 1300 Main Street and 51 Straits
               Turnpike in a B-G General Business District subject to the following
               conditions:


           1. All exterior lighting shall be full cut off fixtures in accordance with Article
              VI Section 61.4 Outdoor Lighting.

           2. A final revised Drainage Report shall be submitted for review and
              approval of the Town Engineer before a zoning permit is issued.

           3. The 50’ landscape buffer required in Section 70.4 is waived by the
              Commission and a fence or hedge in accordance with Section 70.5 shall be
              installed. The location and screening shall be reviewed and approved by
              the Town Engineer and the Administrator of Land Use prior to the
              issuance of the zoning permit.

           4. Prior to Town officials signing a final Mylar map and two paper copies
              with a signature block for the Chairman and the conditions of approval, the
              final map shall be submitted to the Land Use Office for review and
