Job Title:       Plant Engineer
Work Days:
Reports To: Facilities Manager and Building Principal
FLSA Status: Non-Exempt

                                              JOB SUMMARY
This is the fifth and most senior level in the custodial job series and is primarily a supervisory and skilled
or semi-skilled building maintenance position at a large and/or complex educational facility. Lead and
coordinate custodial services of large crews on multiple work shifts with a team-based approach to
assignments. Demonstrate ability to relay instructions to co-workers; perform cleanliness standards at a
mastery level; possess the ability to train personnel in proper cleaning techniques and safety measures.
Find substitute coverage, perform basic record keeping and keep maintenance logs. Find coverage for
after-hours building and event use. Maintain security integrity of the facility. Demonstrate good
computer skills and command of basic spreadsheets. Demonstrate ability to be self-directed in
implementing functions of the job. Able to follow directives from a supervisor or building principal.
Able to follow and reinforce department objectives as well as District policies and regulations. Position
requires manual work related to efficient performance of general cleaning, routine inspections,
maintenance and repairs. Work is subject to inspections of the Facilities Manager, followed by routine
evaluations. Position requires working around children and people of varying professional level.

                            ESSENTIAL DUTIES AND RESPONSIBILITIES
 Essential duties of this position include the following. Employees in this position perform some or all of
                             the following tasks. Other duties may be assigned.
        1. Supervise a large crew of custodial staff, give work assignments and find substitute coverage
            from an authorized list when necessary. Establish daily and weekly work schedules for
            custodial services. Maintain records of work activities.
        2. Perform essential functions of preventive maintenance and repairs for various building
            systems, as well as custodial and kitchen equipment. Establish a prescribed routine for utility
            service maintenance, i.e. HVAC units, changing of air filters, air conditioning system,
            laundry equipment, etc. Maintain service record logs.
        3. Perform essential equipment, fire and life safety inspections and routine maintenance, i.e.
            smoke detectors, fire extinguishers, basketball backboard cables, bleachers, etc.
        4. Schedule and oversee equipment service of outside vendors.
        5. Receive, track and order building equipment parts.
        6. Assign and supervise ordering, tracking and receiving of custodial supplies.
        7. Train and/or assign the training of custodial staff as to duties and proper cleaning techniques,
            including those required for classroom cleaning, restroom cleaning, carpet/floor cleaning and
            cleaning of specialty areas, i.e. gyms, locker rooms, cafeterias.
        8. Inspect site for cleanliness performance, ensure staff understands cleanliness standards and
            maintain facility to those standards.
        9. Track after-hours building use; coordinates moving of furniture and equipment; and
            coordinates set-ups for meeting rooms, classrooms and other school facilities for special
            meetings and events. Assist with the set-up and take down of facility athletic equipment.
        10. Maintain and make repairs to building and fixtures. Place on-line work orders and fulfills
            assigned work orders. Report major repair and maintenance needs. Notify maintenance
            manager immediately of serious safety hazards. Train and assist others making repairs.

        11. Turn lights on and off. Unlock and lock doors and gates. Check doors, windows and
            assigned areas for security and signs of vandalism.
        12. Practice safe work habits and proper care and use of equipment and supplies. Promote
            continuous improvement of workplace safety and reports any safety, sanitary and/or fire
            hazards.
        13. Use good environmental work practices such as recycling, turning off non-essential lights and
            conservation of supplies. Monitor energy management systems.
        14. Maintain records and files of personnel attendance, work schedules, supply orders, custodial
            and building equipment and maintenance activity.
        15. Serve on interview selection team of custodial personnel when requested.
        16. Is a member of both the facility and district-wide safety committees and attends mandatory
            meetings.
        17. Perform and report weekly site inspections of the building and grounds; perform safety
            maintenance and repairs as warranted; and places work orders for assistance with safety
            measures of a more involved nature.
        18. Assist with grounds maintenance including snow removal, blowing off walks, mowing, and
            weeding and play field preparation.
        19. Perform other duties as assigned to accomplish the objectives of the position.

                         MARGINAL DUTIES AND RESPONSIBILITIES
Marginal duties of this position include the following. Employees in this position perform some or all of
                           the following tasks. Other duties may be assigned.

                 1.   Answers telephone, pager and email requests
                 2.   Serves on safety committee
                 3.   Attends staff meetings as directed
                 4.   Completes electronic work-orders

                                SUPERVISORY RESPONSIBILITIES
    1. Position requires an in-depth knowledge of the District’s operations, goals and objectives,
       specifically as they apply to the individual site and the ability to provide leadership/supervision of
       a large crew of custodial staff accordingly.
    2. Give work assignments and find substitute coverage from an authorized list when necessary.
       Establish daily and weekly work schedules for custodial services. Maintain records of work
       activities.
    3. Ability to teach report and enforce safety procedures and awareness. Ability to assist in the
       selection, training and evaluation of assigned staff. Ability to train and enforce proper cleaning
       methods and how to operate custodial equipment.
    4. All school employees have some responsibility for supervising students and assisting in
       maintaining a safe environment.

                                           QUALIFICATIONS

         Education and/or Experience: High school diploma or General Education Diploma (GED)
           or equivalent combination of education and experience sufficient to perform general duties
           including to read, understand and communicate directions; to read and understand MSDS

            sheets; to follow equipment operating and maintenance instructions; and to generate written
            performance evaluations with constructive comment.
           Interpersonal Skills: Works well with others from diverse backgrounds. Ability to interact
            with students and staff appropriately. Ability to appropriately communicate with students,
            teachers, parents and members of the community.
           Language Skills: Ability to communicate fluently verbally and in writing in English.
            Ability to read and interpret documents such as safety rules, operating and maintenance
            instructions and procedure manuals. Ability to read directions, warning information and
            basic correspondence at a level that permits safe and effective management of the tasks
            associated with this position.
           Mathematical Skills: Ability to add, subtract, multiply and divide in all units of measure,
            using whole numbers, common fractions and decimals. Ability to compute rate, ratio and
            percent. Ability to figure proportions, percentages, area, circumference and volume.
           Reasoning Ability: Ability to apply common sense understanding to carry out instructions
            furnished in written, oral, schedule or diagram form. Ability to deal with problems involving
            a variety of concrete variables in situations with limited standardization. Ability to think
            clearly and process information effectively to solve problems and make decisions related to
            the work tasks and the environment associated with this position.
           Computer Skills: General knowledge of computer usage preferred. Ability to effectively
            use a computer for the purposes of e-mail communication, making simple spreadsheets,
            maintaining a calendar, placing supply orders and researching parts through the Internet.
            Ability to use District inventory and order processing systems to enter and track supplies and
            work orders.
           Other Skills and Abilities: Ability to perform routine safety inspections and make
            corrections accordingly. Ability to receive, track and order inventories/supplies. Ability to
            make skilled or semi-skilled equipment and building maintenance repairs. Ability to
            understand and monitor building heating systems, perform preventative maintenance of a
            boilers, and competency in plumbing, mechanical, carpentry and painting procedures,
            Ability to perform routine safety inspections and make corrections accordingly. Ability to
            receive, track and order inventories/supplies. Ability to make skilled or semi-skilled
            equipment and building maintenance repairs. Ability to understand and monitor building
            heating systems, perform preventative maintenance of boilers, and competency in plumbing,
            mechanical, carpentry and painting procedures. Ability to understand and maintain building
            communications systems, including management of fire alarm, bell, intercom and like
            systems. Ability to perform mastery level custodial skills and use of related custodial
            equipment. Ability to make recommendations for custodial equipment purchases. Ability to
            use hand and power tools applicable to trade. Ability to understand and operate commercial
            laundry equipment. Position requires performing routine inspections of building, grounds
            and custodial equipment and performing repairs.

           Certificates, Licenses, Registrations: Certificates as determined by the District including a
            valid Oregon driver’s license and ability to obtain a valid CPR/First Aid card. Requires LME
            (electrical) license and asbestos training certification.

                                         PHYSICAL DEMANDS

The physical demands described here are representative of those that must be met by an employee to
successfully perform the essential functions of this job. Reasonable accommodations may be made to

The position requires considerable physical effort and is a primary part (more than 70%) of the job
functions. Tasks may frequently require heavy lifting, pushing or pulling of objects up to 50 pounds and
occasionally over 50 pounds.

While performing the duties of this job, the employee is regularly required to talk or hear. The employee
is frequently required to walk; use hands for fine manipulation, handle or feel; reach with hands and arms;
stand and stoop, kneel, crouch or crawl. The employee is occasionally required to sit, climb or balance
and smell. The employee must regularly lift and/or move up to 50 pounds and occasionally more than
100 pounds. Specific vision abilities required by this job include close vision, distance vision, color
vision, ability to adjust focus, depth perception and peripheral vision. Demonstrate strength and dexterity
to operate cleaning tools.

Work Environment

The work environment characteristics described here are representative of those an employee encounters
while performing the essential functions of this job. Reasonable accommodations may be made to enable

The noise level in the work environment is usually low to moderate, but occasionally high. The employee
is occasionally exposed to outdoor weather conditions. The employee is regularly exposed to a variety of
cleaning agents, some hazardous chemicals, power and hand tools. Work environment involves some
exposure to hazards or physical risks, which require following basic safety precautions.
