Access Statement for Howden Court Hotel
The Howden Court Hotel was originally built in 1860 as a gentleman's
residence, it is of Italian design and retains many of the original
features. The property includes for high ceilings in some rooms
including the main reception area and general public areas. The
location of the property is central to Torquay town centre and the main
seafront/beach with the added advantage of a private pathway leading
to within 100 metres of the seafront.
The proprietors of Howden Court Hotel are committed to providing as
much help and assistance to guests that suffer with any type of
disability. We understand their needs but also appreciate the massive
spending power that they hold, they are equally important to Howden
Court Hotel as any other guest.

Arrival & Car Parking Facilities
• Arrival at hotel. Guest may arrive from 2.00pm onwards but may
arrive earlier by arrangement. The hotel signage is situated on
roadside and is illuminated at night. The hotel benefits from having a
tarmac carpark. Parking bays are situated directly to the hotel. Two
bays are located a few feet from the entrance and can be coned off for
disability badge holders. The hotel is open to residents only and all
hotel guests have keys to front door, new guests must ring for
assistance unless the main entrance door is open. New guests will be
warmly welcomed and offered assistance with luggage etc.
Main Entrance, Reception & Ticketing Area
• The hotel entrance includes for a large door (48" wide by 8'6" high)
you then enter the hotel which includes for marble panels and high
walled mirrors to all sides (a bright open feel). The entrance is
carpeted throughout. You then pass through two swing doors
(wooden framed with clear glass panels). The corridor leading to the
reception is a maximum 10ft wide down to 6 ft wide allowing for hotel
furniture. The main reception desk is approx 25 feet straight on, you
will pass the hotel office and 2 ground floor rooms along with hotel lift
and lounge entrance before reaching desk area. The lighting to this
area includes for chandeliers with energy saving light bulbs giving a
soft light effect. The reception desk is 1 metre high and open style -
no glass frontages. New guests will be asked to sign in the
registration book, for wheel chair users the book can be handed direct
to the guest. For those with severe disabilities or the blind then
reception will assist as much as needed.
Public Areas - Hall, Stairs, Landing, Corridors etc
• Public areas. At reception area you will find the passenger lift, the lift
door is manually operated. You enter the lift via a 26" opening, the lift
takes a maximum of 5 people. The lift gives access to most rooms on
1st floor (reception will advise on rooms that can and cannot be
accessed by lift when guests first enquire) and all rooms on lower
ground floor. The lift may help guests reach partway for rooms on 2nd
floor. The lift should not be used for guests staying in rooms on the
mezzanine floor. The lift was installed in 2007 and includes large
buttons for use and an alarm in case of emergency. Also at reception
you will find the main staircase, this includes for 24 steps with two
landing stages. This main staircase is approx 45" and each tread
approx 7" high.
• A public telephone is available directly opposite the reception desk.
Details for local taxi firms are available at this point. The reception
desk can also provide assistance for guests requesting to use the
local 'dial-a-bus' service.
• The main hotel corridors are carpeted throughout, corridors are of
varying widths with a reduced section of corridor near room 28 at 24".
All corridors are adequately illuminated with energy saving lightbulbs.
Hand rails are situated in appropriate locations.
• There are chairs situated in the corridors near the lift on 1st floor and
lower ground floor. There is clear signage placed in strategic
positions indicating room numbers with direction arrows.
• We have guest toilet facilities in the bar, the toilets are used by both
sexes - the door is lockable with a slide bolt.
Public Areas - Sitting room, lounges, lobbies etc
• The guest lounge is directly off the reception and accessed via a
door of approx 38" wide. The lounge is spacious with a collection of
leather chesterfield chairs and sofa's. The lounge is a bright room,
large windows and south facing. The lighting consists of 4 wall lights
and the main chandelier giving a very good level of lighting. To the far
right hand side of the lounge you will find a doorway leading into the
bar area. This doorway is narrow at 24", an alternative route can be
taken for large wheel chairs via the dining room (large double doors).
• The bar is again on the level, no steps. The flooring consists mainly
of carpet with a hard wood dance floor central. Easy chairs surround
the dance floor, a stage is located a far left side. Tables can be
reserved near to entrance/exits or toilets ('reserved' signage available
at bar and reception). The bar area includes for various types of
atmospheric lighting, multi colour and multi change routine. The bar
operative will endeavour to assist when ever required and will bring
drinks to tables if requested.
• The dining room can be accessed either via reception area or bar
area - both have double door entry (doors can be locked back to aid
entry and exit). Once again the dining room is on the level - no steps.
The dining room is carpeted throughout. All public areas and
corridors are carpeted to high standard. The dining room seats
approx 60 guests. Guests with disabilities/wheel chair users can be
positioned near to entrance/exits on request.
• Special diets can be catered for ie. diabetics, etc Note, we do not
provide gluten free bread, soya milk etc. Guests are advised to
contact the hotel for information on this subject matter.
• Public toilet. Located in the bar the public toilet is a unisex facility.
The toilet includes for 2 urinals and separate pan/toilet behind
lockable door. The wash basin is set at normal height and includes
for hot & cold taps (taps are twist action). The floor surface is ultra
floor. The hand dryer is automatic type (electric). The main entrance
door into the toilet area is lockable with a shut bolt. There are no

Bedrooms & Sleeping Areas
• We have 32 guest bedrooms, all en-suited some with baths, some
with showers, some with both ie bath with shower over bath. Room
27 is a 'disable friendly' room and located on the ground floor. This
is not classed as a 'Disabled room' due to the limitations of door entry
size, the entrance into room 27 is approx 30" wide and the entrance
into the en-suite is approx 29" wide. The ensuite area consists of
large hanging basin (no pedestal), toilet with toilet support (movable if
not required). This is a wet room, a shower is located at end of
ensuite and includes for wall secured pull down shower seat. There
are 5 grab bars located throughout the ensuite area. The bedroom is
carpeted throughout. This is a twin bedded room. The wardrobe is a
corner unit with no doors for ease of use. There is a large window
giving adequate daylight into the room. The room also includes for
tea/coffee making facilities (cordless kettle), hairdryer, dressing table
with overhead light, bed side cabinets, table lamps, tv positioned on
• We have 3 further bedrooms on the ground floor level. Room 25 is a
single with wet room ensuite. All bedrooms are carpeted. All
ensuites floors are either lino/vinyl or ultra floor. Some bedrooms
include for bath only, some shower only, some have bath with shower
over bath. Some rooms include for larger type showers - 1200 - 760
mm in size. Some rooms have grab bars. All rooms have TV,
hairdryer, tea/coffee facilities.

• Rooms that can be part accessed by lift and then stairs are:
• 14,15,16,17 (lift and down 4 steps)

• Rooms that cannot be accessed by lift are:
• NOTE - rooms 31,32,33 can also be accessed via the garden (no
steps, except one step into room). These three rooms each have their
own patio door thus giving an alternative entry point.

• Paignton zoo - a great day out. Contact the zoo for information on
use of hire scooters available direct from zoo. Follow the link from the

• For other attractions such as Kents Cavern, Model Village please
Grounds and Gardens
• The hotel garden is approx 3/4 acre in size and south facing. The
garden is either accessed via the bar down one step or via the front of
the property and through the security gate (locked - all guests have
keys to the security gates) no steps.
• The garden area consists of paved patio area with various types of
seating, large barrel flower tubs, several hanging baskets. The lawn
is sloped and the path down the garden leading to the private pathway
is also sloped, a garden bench is located partway down for guests to
rest awhile. The hotel benefits from having access to a private
pathway called 'Croft Meadow Walk', this walk way gives a shorter,
flatter route towards the seafront. The pathway consists of tarmac
surface in fair state, some areas are in need of renovation work. The
path is approx 200 yards long and takes you to Shedden Hill which is
approx 100 yards from the beach and seafront.
• The hotel owns a wheelchair (push type) for guests general use.
We can arrange for hire of electric scooters by prior arrangement.
Cost for 5 days @ Â£36 (2008). The hotel has a fire alarm system in
place that includes for bell sounders in case of emergency. Running
man signs and fire exit signs are clearly displayed. The assembly
point is clearly signed on the carpark entry wall. Staff are trained in
hotel evacuation procedures. We allow dogs for the blind by
arrangement only. The hotel has a strict no smoking policy, no
smoking throughout the building. Smoking is allowed in the garden
area, ash dispenser situated on wall next to bar entrance doors. We
are able to store guests medicines etc in the kitchen fridges. Some
rooms do have chillers.
• The hotel benefits from having its own 49 seater passenger coach
and therefore provides excursions for all hotel guests. Guests with
mobilty problems are able to take scooters/wheel chairs on board the
coach. The coach includes for a lowering mechanism allowing for
easier access onto the coach.

• New for Spring 2009 - practice flat green outdoor bowling link. Work
is going on at present to create a summer house, decking platform,
seating and new lawn for practice bowls. The green will be approx
100 feet in length by 15 feet wide.
• We are constantly carrying out renovation work. The lounge area
has just been completed along with room 16 and corridor area. We
will look next to the dining room and renovation work to 3 guest
bedrooms- work should commence during off season, late winter time
if all goes well.
