Date: October 2nd, 2009

Time: 7:00pm

Board Members Present: Gloria Molina, Cesar Lanuza, Ernesto Espinosa, Coralia Braverman,
Rafael Quevedo

Management Present: Marc Rodriguez and Angie Diaz

Collections Review:
The Board unanimously approved the addition of a lease addendum to each rental application
which authorizes the Association to collect the rents from the tenants of delinquent unit owners.

Marc reviewed the status of each collections file and updated the Board on same.

Repair and Maintenance:
Marc reviewed several estimates for the maintenance of the roof. The Board unanimously
approved the estimate from Jaca Roofing to perform the necessary work.

The Board approved the estimate from Southern Chute to do the annual maintenance work to the
trash chutes.

Ernesto provided the Board with an update on the status of the camera system.

Pending:
The Board of Directors requested that Four Points obtain quotes for the Pest Control and have
professional companies offer their recommendations. The Board is unhappy with the current
level of service being provided.

Marc and Angie advised the Board of the possibility of installing a new gate by the pool to serve
as an emergency exit. The Board approved the idea and Four Points will obtain the required bids
and information for such work.

Ernesto discussed the situation with the garage doors and how they are always broken and need
of repair even after quarterly maintenance is provided to them. The Board will begin to review
different system that may be a better solution than the current gate system.

The Board approved the pressure cleaning quote for the P1 area from American Commercial
Cleaning.
