                  BOARD OF DIRECTORS MEETING

                                  January 17th, 2007
                                    Sandy’s Home
                  Present: Darren, Dan, Sandy, Kathrina and Richard


I.     Darren called meeting to order.
II.    Financial Report
       a. Account Balance - $21,851.99
       b. Account Activity – all bills are current.
       c. Upcoming Bills – Skurda Landscaping for salting subdivision, Wild Bill Sign Co. for
            deposit of new front entry sign.
       d. Outstanding dues – Three homeowners have not paid their dues. A $25.00 late
            charge will be added each month not paid.
III.   Common Area Maintenance / Snow Removal
       a. Front Entry Sign – Darren will place order into Wild Bill Sign Co. to start work on
            sign. Half of cost of sign will be paid when placing order.
       b. Front Lighting – Dan will replace bulbs that are out in front entry.
       c. Snow Removal – Board will continue Skurda Landscaping services for 2007.
       d. Mailbox Repairs – One mailbox damage on corner of August and Yvonne.
            Homeowner saw a contractor hit mailbox and got his name and phone number and
            a police report was made. Contractor contacted and will pay bill for repairs.
IV.    Restriction Enforcement
       a. Current Violations and Status
          1. Lot 111 – no grass within a year. Board contacted homeowners association lawyers
             regarding seeding lot versus sod. Lawyers response was if the result is not
             aesthetically conductive to the community it would be in violation. Letter will be
             sent to homeowner to respond by 5-1-07.
          2. Lot 69 – Statue violation closed but homeowner owes $50.00 AEC charges not paid.
          3. Lot 27 – No grass in back yard and dirt pile along drain. Two letters have been
             sent to homeowner with no response. Third letter will be sent and AEC charges
             will continue monthly.
         4. Lot 140 – Gazebo violation was closed 10-01-05 waiting remaining payment of
             violation.
         5. Lot 30 – Tent / Gazebo violation , continues occurring AEC charges.
         6. Lot 90 – No grass – Violation closed 8-09-06 no AEC charges have been made.
         7. Lot 158 – Reopen commercial vehicle. Letter will be sent to homeowner that he
             is in violation, there will be a Admin. Enforcement charge of $100.00 for each
             occurrence.
         8. Lot 79 – Reopen commercial vehicle. Letter will be sent to homeowner that he
             is in violation, there will be a Admin. Enforcement charge of $100.00 for each
             occurrence.
       b. Liens
          Lo t 30 – Lien will be reissued for Tent / Temp. Gazebo violation.
          Lot 90 – Lien will be reissued for non payment of dues.
V.     New Business / Upcoming Activities
       a. Start to discuss Budget – will discuss at March meeting
       b. Organize a meeting of events committee. Sandy will contact volunteers from
           Novembers homeowners meeting that signed a sheet to help organize events.
        c.   Break ins – Darren will contact Sheriff Mark Hackel to make an announcement on
             Koss Farms calling circle to warn homeowners of home break in our area, and
             leave couch lights on and report and suspicious activity to police.
