                                       Craigslist Posting Procedures



Rules to follow when doing craigslist postings:

       Complete 1 new posting every 48 hours to keep the craigslist site current and populated with
        available homes. Regular posting will increase traffic and sales potential. By refreshing your
        postings, you will ensure that your ad is at the top of the day’s craigslist ads.

       Do not post more than 1 listing every 48 hours. Repeat listings are not allowed by craigslist.

       You should ALWAYS have at least 1 ad posted in Craigslist and continue refreshing your postings
        every 48 hours.

       Do make sure you post a new listing every 48 hours to keep craigslist fresh and current with
        homes.

       Do not re-list the same home too often; promote different homes within your community to
        keep the listings fresh and different.

       Do not panic if your listing is “flagged.” This will happen occasionally. It is a public website and
        anyone can flag any listing for any reason. Please forward any e-mails received from craigslist
        regarding flagged listings to Michael Brakke in IT.

       Please maintain all of your listings by deleting the posting after 7 days; it is a requirement of
        craigslist to properly maintain listings by purging them on a timely basis.

       The following instructions walk you through the ad posting process step by step. While the
        manual is lengthy, the actual process should only take a few minutes; the first couple of postings
        might take longer as you learn the process.

       Always use the code generated from the program in SMS, never alter or modify the code in any
        way. The code will provide a consistent look and feel for all listings and provides a way for us to
        monitor and track them.

The first thing you need to do is setup a craigslist account. You will only need to do this once.
Go to: http://www.craigslist.org and click on “login” from the menu on the left.

Now that you have a craigslist account, it’s time to post an ad.

Log onto the intranet and click on the Applications tab.
Log onto the Sales Management System (SMS) in order to access ARC’s craigslist posting system.

Click on the Collateral Material icon located on the top of the SMS home page.




From the Collateral Types dropdown box, select Craigslist Posting.

Select the Community and Lot for the home you wish to feature in your craigslist ad.




When the Home Profile appears, click on “Copy to Clipboard” to begin the posting.

Next you will see a message like the one shown below. Be sure that you click “Allow Access.”




Next, open your web browser and go to http://www.craigslist.org.

Log into Craigslist using the username (email address) and password that you created when setting up
the account.

Select your city or the city nearest your community from the drop down list.

Click on “Go.”

You may be asked to complete a Telephone Account Verification. This is a system used by craigslist to
prevent ads from being placed by automated or fraudulent posters. You can choose to receive the
craigslist verification code via phone call or text message. In most cases, a text message will be the faster
method of receiving the verification code. You may be asked to verify your account after 3 or 4 postings.

When you receive the authorization code, enter it in the field provided. You must enter the code in
order to continue posting your ad.

Once your account has been verified (if necessary), continue posting your craigslist ad. Select either
“apts/housing for rent” or “real estate for sale” depending on which craigslist area you would like your
ad to appear.

Complete the top line of information for your posting, including the rent/sales price, posting title and
specific location. Then right-click in the Posting Description box and select Paste. The code for the Home
Profile sheet that you copied to the clipboard earlier will appear in the box. Scroll to the bottom of the
page and click on Continue.

On the next screen, you’ll see a preview of what your ad will look like on craigslist. Scroll to the bottom
and click Continue.

Enter the words you see on the next screen and click Continue.




You are done! You have successfully posted an ad to promote the home on craigslist.

You also need to make sure you maintain your active listings by deleting them after about 7 days. To do
this, log on to your craigslist account. You will see a list of your recent postings. The status of each
posting (active, pending, removed, expired, flagged/deleted) will be indicated by the background color.

To remove a listing, click on the title to open the ad.
