                                            PARTIES

-This rental agreement is made in duplicate between:

    Carl McGregor (the "Landlord")

            - and -

                                             PREMISES

-The landlord agrees to lease to the guest and the guest agrees to rent from the landlord the
following premises:

    112 Pleasant St.,
    Shediac, New Brunswick, E4P 2L6

                                   TERM AND TERMINATION

-The landlord and the guest agree that the tenancy is to be a periodic tenancy and is to begin

The guest agrees to pay rent as follows:

                                      SECURITY DEPOSIT

    1. The landlord and the guest agree that a security deposit is required in the amount of
       $500.
    2. It will be used to cover any damages or missing items. It will also be used to cover any
       extra rental charges due to early arrival or late departure without prior consent.
    3. Also, if for any reason we do not receive a key back from you, a charge of $45 will be
       deducted from the Security Deposit.
    4. If damages occur during guest stay, or if extraordinary cleaning, excessive laundry
       beyond normal usage, or excessive telephone charges occur during guest stay, the cost
       will be deducted from the Security Deposit.
    5. If a check is used for the Security Deposit, the check will be deposited and a refund
       check will be issued within 30 days of departure.

The Security Deposit will be returned to you by check, after your vacation has ended and the
house has been checked (subject to any damages, etc.).

                                   TO CONFIRM A BOOKING

    1. 50% of the total Rental Fee and the refundable Security Deposit are required. Acceptable
       forms of payment are Bank Draft, Money Wire, Certified Check or direct deposit to my
       Royal Bank branch.
    2. Payment in full is due 30 days prior to arrival unless otherwise agreed in writing.
    3. If full payment is not received within 30 days of arrival, then Security Deposit and Rental
       Fee will be forfeited.

                                  LANDLORD'S OBLIGATIONS

-The landlord agrees to:
(a) deliver the Premises to the Guest in a good state of repair and fit for habitation;
(b) maintain the Premises in a good state of repair and fit for habitation;
(c) deliver to the Guest and maintain in a good state of repair any chattels provided by the
Landlord;
(d) comply with all health, safety, housing and building standards and any other legal
requirement respecting the Premises

                                    GUEST'S OBLIGATIONS

-The guest agrees to:
(a) be responsible for ordinary cleanliness (see cleaning) of the Premises and any chattels
provided by the Landlord;
(b) repair within a reasonable time after its occurrence any damage to the Premises or to any
chattels provided by the Landlord caused by the willful or negligent conduct of persons who are
permitted on the Premises by the Guest; and
(c) conduct himself or herself and require other persons on the Premises with the Guest's
consent to conduct themselves in a manner that will not cause a disturbance or nuisance.

                                           ASSIGNMENT

-The landlord and the guest agree that the guest may not assign any right or rights under this
agreement.

                                        PERMITTED USES

The landlord and the guest agree that the premises will be used only for residential purposes.

                                           ADDITIONS

-The landlord and the guest agree to the following additions to this lease:

        -No pets or animals of any type.
        -No smoking

If there are smoke odors in the house or on the deck, they will need to be deodorized and this will
result in forfeiture of the damage deposit.

                         CHANGES, CANCELLATIONS OR NO SHOWS

I understand that sometimes changes are necessary regarding your vacation dates. If this
happens there is a $250 charge. If you change vacation dates less than 30 days before arrival,
and there is no availability then you will lose your Deposit & Rental Fee unless you select a
vacation date that is available.
You must place in writing any Request for Change or Cancellation. I accept signed and dated
original letters or fax requests. E-mail cancellations are not accepted.
If you fail to arrive for your scheduled vacation without having notified me you will be subject to
loss of Deposit and the total Rental Fee. Any Cancellation of a booking by the guest must be in
writing and is subject to the following cancellation charges:


        More than 1 month before arrival date      =            Full refund less $250
        Less than 1 month before arrival date      =     Loss of Deposit & Total Rental Fee

                                            RENTAL PERIOD

Check-in time is after 5:00 PM on the first day
Check-out time is before 12 noon on the last day

                                              CLEANING

The home will be cleaned prior to your arrival. You will be charged for excessive cleaning for any
of, but not limited to, the following reasons:

       dirty dishes
       any leftovers or perishable food items left in house.
       trash not placed in its appropriate receptacle.
       soiled oven; if you spill something please be sure to clean it up.

        Flat rate charges for failing to:

       strip beds on last day and place all dirty laundry in laundry room - $50;
       take garbage out - $50;
       keep garbage cans tightly closed to keep birds and cats from making a mess - $50;
       clean up all cigarette butts anywhere on property - $50;
       clean barbecue thoroughly - $75. .

                                            MAINTENANCE

I will make every effort to ensure that all equipment is in working order. In the event of a
breakdown, I will strive to repair it as soon as possible after being notified of the problem. I cannot
guarantee that televisions, appliances, etc. will not break down during your stay, therefore no
refunds or adjustments will be made for mechanical failure. Furthermore, there will be no refunds
or adjustments made for any other unexpected situation beyond my control such as bugs,
rodents, weather and the like.

                                     LIMITATION OF LIABILITY

The Guest signing the rental agreement assumes all responsibility for behavior of self and their
guests and agrees to abide by all Rules and Procedures of the property.

My property is privately owned and the neighborhood is not suitable for staging loud parties.
Should guest's behavior necessitate eviction because of noise complaint or any other violation
set forth by the laws of New Brunswick or By-Laws of Shediac, or any other violation of the rental
contract,     all   prepaid   rents    and    deposits   shall    be     considered       earned.

Guests are responsible for the completion and timely return of any rental forms and payments.

The Guests and all persons on the premises by invitation of the Guests hereby hold Carl
McGregor, harmless for any responsibility or liability for any accident, injury, illness or damages
sustained by or to any person or their personal property during the rental period or use of
facilities. Carl McGregor shall be indemnified and held harmless by the Guests, and Guests agree
to pay all costs incurred in connection with any accident, injury, illness or property damage loss,
including      attorney's   fees,     regardless    of     how     it    may       have     occurred.

The undersigned hereby releases and indemnifies Carl McGregor and holds harmless for any
loss of personal property and/or accident causing personal injury of any nature, including
reasonable    attorney's   fees    and     court   costs    in    connection    therewith.

Carl McGregor does not accept any responsibility or liability for any failure of services in the home
regardless of how it may have occurred. However, in the event of a problem, the client should
inform me and I will endeavor to do everything within reason to rectify the problem.


                                        BINDING EFFECT

This lease is binding on and is for the benefit of the heirs, executors and administrators,
successors and assigns of the landlord and the guest.
