             Having trouble meeting your mortgage payments?
The Illinois Housing Development Authority and The Illinois Department of Financial
and Professional Regulation are bringing mortgage loan providers, local housing
assistance groups and state agencies together in one place to help homeowners who are
struggling to pay their mortgages.


Homeowners will set up one-on-one meetings with lenders and then have opportunities to
attend workshops of their choice. These workshops will include:



              • What To Do When Your Mortgage is Too Expensive

              • How Foreclosure Works and What You Can Do

              • One-on-One Sessions With Lenders

              • Borrower Beware: How to Refinance

Homeowner Outreach Days
The Illinois Housing Development Authority is bringing mortgage loan
providers, local housing assistance groups and state agencies together to
one place to help homeowners who are struggling to pay their mortgages.

Homeowners will set up one-on-one meetings with lenders and then have
opportunities to attend workshops of their choice.

Workshop Topics
  1. What To Do When Your Mortgage is Too Expensive
       • A panel of lending experts will explain how the mortgage lending
          system works and options for people struggling with their payments.

  2. How Foreclosure Works and What You Can Do
       • Learn who is who in the foreclosure process, and about the timetable
          and court procedure.

  3. What is a “Workout?”
       • Panelists will discuss the basic steps in analyzing a loan for a possible
          “workout.” You will learn what steps and documentation are required
          and if you have a realistic chance of saving your home. Discussion
          topics will include: short sale, deed-in-lieu, payment plans and
          forbearances.

  4. Borrower Beware
       • Learn the basics of refinancing. Attendees will learn how and when
          to refinance and the pitfalls to watch out for, including “rescue”
          schemes.
Homeowner Outreach Days
In order to speed up the process of designing a program tailored to your
individual needs, please bring the following documents with you. If you are
unable to bring them all, please bring as many as you can.

        Last mortgage statement
        Closing documents or refinance documents
        List of other mortgages and liens against your property
        Current property tax and insurance information
        List of all monthly expenses (bring most recent bill or statement)
        Proof of income:
        -   Employment – two most recent pay statements for each borrower
        -   Social Security – most recent award letter for each borrower
        -   Child support – check stub/statement or court order
        Bank statements – two most recent months
        Reason for delinquency (current hardship)
        Foreclosure correspondence and documents, if applicable
