Minutes of the Monthly Board of Directors Meeting
Location – Carriage House Conference Room
March 10, 2011
Meeting was called to order at 7:00 PM.
Present and Representing: Condo I - Colleen Palmer, Francine Neal, Karen Lee, Donna DaRoja & Bill Angiolillo
Condo II - Michelle McNutt, Bill Angiolillo & Donna DaRoja
Condo III - Donna DaRoja, Michelle McNutt & Joyce Dyson
Ibrahim Dukuly - Property Manager representing Lighthouse Property Management
February meeting minutes were approved by all boards.
Homeowner/Board comments
11907 A Homeowner unhappy with repairs to the unit. Remaining paint to be provided to homeowner.
Requesting copy of blanket insurance for sections 1 and 2. Board to request from agent.
11914 L Contractor was unable to turn off water to building totally. Have Allstate inspect shutoff valve.
Water is running down the inside of the chimney. Tri-County to be contacted to check the flashing around
the two chimneys. Also need someone to close storm window in hallway.
11915 C Water pooling on patio and coming under patio door. Contact Bob Jackson for proposal to cut the swale to
direct the water away from the patio.
Contact Rony to fix loose window in upper hallway.
12006 D Board reviewing 2 bids for mold remediation. Contact Rony to schedule repairs to the exterior walls.
11908 G&L RC Construction to contact the homeowners to schedule repairs.
11923 E Homeowner advised that she sent property manager a letter and is waiting for an answer.
11912 G Homeowner sustained damage to a/c unit when ice fell on it. Wanted to ask that the board look into some type
of protection to avoid possible damage during the winter.
11913 soffit above porch still not secure, TriState secured end & needs to return to complete repair. Find out when they
expect to return and finish.
Management Report
o Getting bids to replace the shut-off valves above the sprinkler lines in the laundry rooms
o PHRA will be drilling underground for BG&E lines. Contract needs to be signed by 4/10/11.
o Inspected gutters and downspouts throughout the community. Proposals to follow
o Inspected the roofs throughout the community. Proposals to follow.
o Received bid to replace the hasps and locks to the crawl space doors. To be forwarded to the boards.
o Laundry room signs have been ordered..
o Small dumpsters to be replaced with the original size.
o Bob Jackson will begin re-seeding and mulching.
o DRD to submit proposal for pool repairs.
Operations Report
Forward concrete scope to Lloyd Canterbury for a second bid.
Reviewing proposal from DRD for 1 or 2 year contract. Check against two prior years.
All boards agreed to go with Superior Towing. Colleen will fax signed contract..
Three of the parking lot lights11905-11916 have been fixed. Remaining light needs a new photo cell.
Four bids received for painting the common areas in the buildings. Tabled until the April meeting.
Board will mark the trees to be removed in order to facilitate parking lot resurfacing.
Contact Caton’s Plumbing to obtain copy of repair ticket for damaged water main behind 12009 to get reduction in
water bill.
Have fire extinguishers in Carriage House and Pool house serviced prior to Memorial Day.
8:30 PM Meeting was adjourned.
The next meeting will be held on April 14, 2011 at the Carriage House at 7 PM.
