A.        AREA & STRUCTURE
     1.   Flat Size : Ground Floor G1 - 890sq.ft.Ground Floor G2 - 890
          sq.ft., First Floor F-1, 1019 sq.ft. First Floor F-2, 958 sq.ft., First
          Floor F3 - 932 sq.ft., Second Floor S1 - 1019 sq.ft.

2.    Structure would be of R.C.C. Framed Structure. All Partition
Walls will be of 4 ½” thick.

B. JOINERIES

     1.   Main Door for each Flat would be of well seasoned Malaysian
          wood/equivalent wood with Single Shutter Panelled Door.

2.    All other Doors would be well seasoned Malaysian Wood or
Country Wood with Single Shutter doors and Bathroom, Balcony and
Headroom doors would be of Fibre Glass.
3.    Windows & Ventilators would be with Country Wood (or) UPVC
with Single Shutter would be provided.
4.    Window Shutters would be provided with 5mm glass.
5.    All Windows would be secured with M.S.Grill. The Design of
Grill will be common for all flats.


C. FLOORING
          Flooring would be of Vitrified Tiles and Bathroom flooring
          would be anti skid Ceramic Tiles.

D. TOILETS

     1.   Wall Dado    : Glazed Tiles upto a height of 7 feet.
2.        Water Closet : One White IWC for Common Toilet and One
               White EWC for other Toilet.
3.        Two Wash Basins (all in white colour) would be provided for each
flat.
4.    One C.P. Hot and Cold Wall Mixture with Shower and One C.P.
Tap for Closet would be provided for each bathroom along with one
Health Faucet.
5.    One SS Handle would be fixed near the closet to hold for support.
6.    All Water Lines would be with P.V.C. pipes duly concealed.
7.    All Drainage Lines would be with PVC pipes within the building
and with Heavy Duty PVC pipes outside the building (and the manhole
outside the building would be covered with RCC slabs).




E. ELECTRICAL
     1.   All Flats serviced with Three Phase connection duly concealed.



2.        All Internal wiring for lighting would be with 1/18 wire.



3.        Wiring for Geyser, Grinder and Refrigerator would be with 3/20
wire.



4.        A.C. Points for two bedrooms would be with 7/20 wire.



5.    Hall, Bedroom would be provided with four points each (Two
Light Points, One Fan Point and One 5 amps Plug Point). One Light
Point in Balcony would be provided.



6.   Kitchen would be provided with two Light Points, One Fan Point,
One 15 amps Points and One 5 amps Plug Point.
7.    Toilets would be provided with One Light Point, One 5 amps Plug
Point and One 15 amps Point for Geyser



8.    In Terrace Two Light Points, One Light Point in each Landing
and Four Light Points in the Ground Floor common area would be
provided.



9.   Inverter with battery will be provided for each flat for power
backup.




F.    PAINTING
       Main Door of each Flat would be Varnish finished. All Other
       Doors and would be with Two coats of Enamel over one coat of
       Primer or Varnish finish. Grills would be with Two Coats of
       Enamel Paint over One Coat of Primer. Internal Walls will be
       finished with Putty and Two Coats of Emulsion Paints and
       External Walls would be provided with Weather Coat.
G.     WATER SUPPLY & DRAINAGE SYSTEM
     1. Water Supply will be with Bore Water and Metro Water.
     1. One Branded Motor would be provided for lifting Bore Water to
        OHT, Also One sump will be provided and One Motor will be
        provided to lift the water from sump to OHT.

H.     WEATHERING COURSE
       The weathering course would be provided suitably.
I.          LOFTS & CUPBOARDS


       1.  One RCC Loft would be provided in the Bedrooms.
     2.    One open RCC / Cudappah cupboard of 4feet width(maximum)
     subject to the availability of the space would be provided in the
     Bedrooms.
     3.    One open RCC Loft would be provided in the kitchen. An open
     RCC / cudappah cupboard of 4feet width(maximum) subject to the
     availability of the space would be provided in the kitchen.



     J. KITCHEN
            The Kitchen work top would be of Kitchen Granite Slab and
            Stainless Steel Sink. Two Long Body Tap would be provided at
            Sink.

     K. MISCELLANEOUS

            One Car Parking for each flat.
