RAVENSHEAD PARISH COUNCIL
Minutes of a meeting of the Planning Committee of the above mentioned Parish Council
held in the Council Office, Ravenshead Leisure Centre, Longdale Lane, Ravenshead on
Monday 5th July 2010 commencing at 7.30pm.
Present Councillors P Andrews (Chairman), Wright and Evans.
1. Apologies – Apologies were accepted from Councillor Lonergan (Holidays).
2. Declaration of Interest – Councillor Andrews declared a non-pecuniary
interest in Agenda item 2010/0379 36, Mavis Avenue and did not speak
during discussion of this item.
3. Planning Applications.
2010/0379 36 Mavis Avenue, Ravenshead – To erect a one storey
conservatory on the rear elevation of the property.
Comment No objections.
2010/0402 4 Chapel Fields, Ravenshead – Erect two storey rear extension.
Comment Ravenshead Parish Council is concerned about potential
overlooking and the size of the extension. If the neighbouring new
houses are still unoccupied Gedling Borough Council should take
careful consideration about the overlooking problems.
2010/0459 25 Silverwood Avenue, Ravenshead – New Kitchen extension and
ground floor study.
Comment This could be obtrusive on the street scene.
2010/0465 2 Gorse Hill Ravenshead – Internal alterations to convert existing
integral garage to two bedrooms. Detached double garage to the
front.
Comment No objections however concerns are raised that the turning circle
might not be adequate to access the garage.
2010/0466 28 Main Road, Ravenshead – Front, rear and side extensions to
property including new garage.
Comment No objections.
2010/0504 The Sherwood Ranger Chapel Lane – Outline application (all
matters reserved) for the development of 2 detached dwellings to
the rear of the Sherwood Ranger) Public House, Ravenshead
Comment Ravenshead Parish Council is concerned that sufficient car parking
spaces are still available at the pub especially now that they are
running a takeaway service which as yet to have the benefit of
Planning Permission. There is concern that the new development
will have an entrance (shared) onto a busy rural lane with no
footpath and close to a junction. Chapel Lane is a well used rat run.
It is not wide enough for a centre white line and the majority of
traffic movements are inter-village through traffic.
There is concern that the Planning Drawing 1607(03)002 are
incorrect and do not show the new decked area which reduces the
car parking availability. There is no through access across the pub
site and query if there is sufficient car parking space on each side.
Consultation documents by Bruton Knowles appear to have been
produced before developments at the pub.
2010/0517 Larch Farm Garage 3 Nottingham Road, Ravenshead – Extension
of time for 2005/0349.
Comment There appears to be another business operating on this site which
has been given Planning Permission.
Do the petrol tanks need to be removed as this was the old petrol
station.
2010/0521TPO 11 The Hollies, Ravenshead – Lime tree (L1 within group 1
Of TPO no. 97) to be crown lifted to 3m on an annual
basis.
Comment No objections.
2010/0455 Longdale Lane Service Station, Kighill Lane – (1)
Alterations and extensions to shop (2) Erection of exterior
steps to first floor.
Comment No objections.
2010/0471 15 Church Drive, Ravenshead – Construction of a detached
dwelling house.
Comment No objections.
2010/0525 15 Southview Gardens Ravenshead – Divide existing
garage in two and convert back half into study. Build over
garage to provide extra bedroom and ensuite.
Comment No objections.
Correspondence received Richard Marshall GBC, confirming looking into
Takeaway Sherwood Ranger.
The following items were raised:-
1) Sheepwalk Lane – use of house by Creative Care.
Councillor Evans declared an interest in the above agenda item.
2) Traffic Problems - A60 Car Boot Sale.
3) A60 Plant Centre.
4) Sheepwalk Lane – property used as commercial garage workshop.
5) Larch Farm Garage – Marquee and cars for sale on adjoining pavement.
Resolved To write to Richard Marshall GBC asking for an update on items 1
– 4 and inform him of the problems at Larch Farm Garage.
4. Closure – the meeting closed at 8.45pm.
