Thank you for viewing my property located in the heart of the Disney magic. This brochure has
been produced to give you detailed information regarding the property, its location and of
course the numerous attractions located nearby.

Much of the information within this brochure is contained on the website
(http://www.islandclubwest.co.uk) however the intention is that this brochure can be printed and
taken with you should you decide to rent the property for a future vacation. Part 1 gives
details on the property and booking information whilst part 2 is all about the attractions.

The following rates apply to the rental of the property only and is based solely on the property I own and
the facilities within and not it's surroundings - a separate daily charge applies to cover the local resort
facilities (See Resort Fees).

Due to the properties downstairs bedroom lockout facility, the property can be rented out in one of 3 ways to
help reduce your rental costs. The options are:

                                           4 Bedroom / 3 Bathroom -
                              This option gives you access to the entire house.
                                           3 Bedroom / 2 Bathroom -
                     With this option the downstairs bedroom and bathroom is locked out.
                                           1 Bedroom / 1 Bathroom -
                 This option gives you access to the ground floor bedroom and bathroom only.

                          Payments in £sterling can either be paid directly to my bank account at Barclays

Please note that at this time I am only renting out the property as a 4 bedroom unit – the price however is
discounted and less than what the 3 bedroom configuration would normally cost.
Resort Fees

The resort facilities are current un-managed and therefore their condition and availability can not be
guaranteed. As a result, the normal $3 per day resort charge is currently not applicable to bookings. Any
facilities which are open during your visit you are still welcome to use but I accept no responsibility for
their condition.

Cleaning

A cleaning charge of £80 applies to all rentals of less than 10 nights and covers the cleaning of all linen,
towels and kitchen utensils prior to your arrival. If you require any additional cleans during your stay then
this can be arranged for you - each clean will cost an additional £80.

Payment Information

A non refundable deposit of £100 is required to secure your booking and the full balance is payable 6 weeks
before the arrival date. A returnable security / damages deposit of £100 is also required prior to arrival to
cover any damaged items or damages to the property. This security deposit will be returned to you once the
local management company have confirmed that everything was in order following your departure.

Payments in the UK can be made by cheque in £ Sterling or via credit card through the Villarentals.com
booking system. Guests from the United States can also pay by check in US Dollars if they prefer.
Local Shops

For those choosing to dine in there is a Publix supermarket located on the corner if Sand Mine Road & Highway
27 You can’t miss it as you have to pass it to get to the property. The shopping area it’s located on also
has a liquor store.

Local Restaurants

There are many restaurants and fast food outlets located along the State Road 192 which is located north of
the property – as you exit the property, turn left onto Sand Mine Road and then at the intersection with US
Highway 27 turn left and follow the highway up to the junction with the 192 where you should head East
towards Walt Disney World.

If you are thinking about travelling to Florida then I imagine you will be planning on going to the theme
parks the area is famous for. This section will give you a little background information on the main
attractions including shopping locations.
The Magic Kingdom

Disney's Magic Kingdom is the original (and some say
best) Disney park in Florida. It first opened in 1971,
and is divided into 6 'Worlds', arranged around the
'hub' of Cinderella's Castle.

For most of our guests, especially those with young
children, it's the most memorable of the parks, so we
recommend that you plan to spend a couple of days here
if you really want to get to see all of it.

As you enter the Magic Kingdom, you come into Main
Street USA, a replica 1900 street and square lined with
shops and City Hall and leading to the dreaming spires
of the beautiful Cinderella's Castle at the end of the
street.

Once you reach the end of Main Street USA (some guests
even take a couple of hours to get down it!), you're      the parades. They're a magical way to start the day

EPCOT is the second oldest of Disney's Floridian theme

It's BIG - VERY BIG. You're going to need to pace
yourself at this park, especially if you come in the
summer months. The sun beats down onto the pathways
and reflects back up - and you will feel the effects.
Disney Hollywood Studios                                 On this remarkable ride, you are welcomed by 'bell-
                                                         hops' dressed in their uniforms, and taken through
                                                         the past history of the Hollywood Tower Hotel, now
                                                         dilapidated and abandoned.

                                                         You enter the lift to take a journey....but it
                                                         doesn't just go up like a normal lift....it takes a
                                                         detour before going back on its journey to the top
                                                         of the hotel. Suddenly the 'doors' of the lift open,
                                                         and you gaze out over a stunning vista of Florida in
                                                         front of you....before plummeting 13 floors down!




In 2002 and early 2003, Disney Hollywood Studios Was
transformed into the Gateway to the 100 Years of Magic
Celebration, the centrepiece of which is a huge 120-
foot Sorcerer Mickey hat, built at the very end of the
entry plaza, outside the Great Movie Ride attraction.

Disney Hollywood Studios was built in 1989, and with
so many features and attractions added over the years
- it's a firm family favourite for visitors to
Orlando.

Disney Hollywood Studios offers lots to see and do.
It's definitely a full-day experience, so plan your

A personal favourite of mine, located at the north end of International Drive, this mall contains a mixture
of factory outlet and designer name stores all in one location. Here you can find the big names such as Nike,
Calvin Klein, Guess, DKNY and Perry Ellis but you can also find great value outlet for both Disney and
Universal Orlando which both offer savings of up to 90% off park prices for souvenirs. If you have kids go
here before Disney, buy the dolls and light up toys for $3 - $4 rather than pay out $10 at the parks.
