Twin Cities Habitat for Humanity
Annual Report 2007 – 2008
Dear Friends,
Th is year has brought about some dramatic changes in our country. We can’t think
of a time in recent history where the need for safe, decent and affordable homes has
ever been more acute — where the importance of stable housing for family success
has ever been as clear.

While Habitat for Humanity remains committed to building in the urban core, we also
built Habitat homes for the very first time in four more cities in the region. In all, 40
partner cities have now welcomed Habitat families to their neighborhoods. A Brush
with Kindness served more families than ever before, and our Mortgage Foreclosure
Prevention Program counseled more than 700 Minneapolis families who are struggling
to keep their homes. And, we accomplished this with your help while having to quickly
adapt to the changing market around us. Our very endurance is a testimony to our
innovation and your partnership.

As you read the stories of hope in this report, you will be struck by the perseverance
not only of the families we serve, but of our volunteers and donors who have given so
generously to Habitat this past year. Greatness is rarely measured from a particular
moment in time, but rather the sum of our actions over the many days of our lives.
So many individuals have contributed their hearts and hands to the families we
serve — your lives truly reflect “greatness” beyond measure.

Each and every one of you have contributed to our work so that together we can
eliminate poverty housing from the Twin Cities and make decent, affordable shelter
for all people a matter of conscience. Thank you for building a tangible legacy for our
community.

Gratefully,

Susan Haigh, President

shelter for all people a matter of conscience.

Our Vision for the Future
We see a Twin Cities region where hard-working families can own homes in healthy
neighborhoods with access to jobs, transportation, and quality schools. We will help
make decent, affordable housing a matter of our collective character — by continuing
to build and preserve homes, by supporting families and by engaging the community
in our mission.

The Values that Guide Us
Faith in Action
We are called by our faith in God to serve families in need with generosity, humility
and love. We welcome people of all faith backgrounds and beliefs to join us in our
common goal of eliminating poverty housing.

Hope
We provide hope and opportunity for hard working families who seek a safe, welcoming
home as a foundation for a life of well-being. We provide hope and opportunity for all
who seek to generously share their resources to build a just and equitable world.

Community
We bring people from all walks of life together in partnership to build decent, affordable
housing, create community and transform lives.

Integrity We serve families that

Homeownership Program
Diversity is not often a term you hear associated with housing, but that’s exactly the
word to describe Twin Cities Habitat’s housing portfolio. In addition to the range
of multifamily building styles the affiliate has tackled over the years, our in-house
design team has developed over 30 spin-offs from their original five basic single
family house designs.

The flexibility and innovation of our build team has enabled us to help more Twin
Cities communities offer a range of housing options. With the variety of designs, we
can cater our homebuilding to fit the unique needs of a given community. Yet, while
Twin Cities Habitat houses are indistinguishable from the neighboring homes on the
outside, the inside of the homes remain modest to reflect our approach of building
simple, decent and affordable homes.

Despite the simplicity of design, Twin Cities Habitat has remained committed to using
quality building materials that are sustainable and durable, and has continued to make
strides in our affordable green building efforts.

This past year, Twin Cities Habitat dedicated

Ron awoke to the smell of smoke but didn’t think much of it. Then came the fire alarm;
there was Ron all alone with nowhere to go. Relegated to a wheelchair and living on the
third floor of his apartment building, there was no elevator to bring him to safety.

“I thought to myself there is no way I’m making it out of here on my own power,” said
Ron. “Thankfully, the firemen were able to pound my door down. Then they wrapped
me in sheets and carried me down the stairs.”

Scared of living alone after the fire, Ron, his girlfriend

afford a place for their family to call home.

One day while reading Access Press, Ron came across an article portraying the need for
affordable housing for disabled people. Twin Cities Habitat for Humanity was holding
informational meetings to get people with disabilities involved with the program.
Ron and Tari braved a snowstorm, driving from Plymouth to attend a meeting in
Minneapolis. That very night they began the application process and took their first
steps towards owning their own home. Special features included ramps,

Twin Cities Habitat’s construction staff tailored a home for Ron’s special needs.
Cupboards with shelves that slide out, lowered light switches, and specially positioned
windows to help regulate Ron’s delicate body temperature, were a couple of the
provisions made. Ron no longer deals with elevators or stairs and there are ramps
leading to the front and back doors. As for Tari, she enjoys being able to come back of Habitat volunteers. Through the volunteer process both Ron and Tari developed

A Brush with Kindness Program
Whether it’s installing a railing for an ailing senior citizen or providing painting
renovations for a family whose money is going to medical bills, Twin Cities Habitat’s
A Brush with Kindness program has been a blessing to those in need. “Many of these
homeowners have owned their residence for decades, and have worked hard to maintain
them,” said Pat Lund, Program Manager.

At the same time that they experience life challenges

In the past year terrible economic conditions have
elevated the importance of A Brush with Kindness for
low-income people in need. Unfortunately, the resources to help these homeowners
have not kept up with the ever increasing need. To better respond to the need, A
Brush with Kindness focused on using more volunteers in the spring season, finding
skilled volunteer crews to concentrate on the more difficult projects and expanding
the number of projects for seniors. This past year A Brush with Kindness worked with 2,000 volunteers
over 2,000 on-site volunteers, 121 volunteer groups and served 100 families helping to in 121 groups
rebuild dozens of city neighborhoods. made it happen!

A Brush with Kindness has made a deliberate effort to take on projects in neighborhoods
where Twin Cities Habitat homes are being built. Run-down homes that need some
attention are being brought back to life, so they can once again provide a warm and
secure home for a low income family. “It’s exciting to see how the program has a ripple
effect on the surrounding neighborhoods where we work,” said Lund. “As one or two
homes on a block are fixed up, other neighbors tend to follow suit and community This home used

For homeowner Trish Lynne a citation from the city couldn’t have come at a worse
time. Working two jobs, enrolled in nursing school and being the single mother of four
left her virtually no time to prep and paint the exterior of her home. “I was planning
to paint the house all along,” she said. “I just didn’t think I’d be under the gun like this
to get it done.”

Facing the possible loss of her home and steep fines Trish sought help from family
and friends. Her father even took vacation time, traveling from Michigan to lend a
hand. The group that assembled began to scrape and sand the flaky, rotting paint that
had covered the home for years. “The help was great at first and I appreciated it whole
heartedly,” she said. “However it was difficult for people to come back every weekend
while keeping up with their own lives.”

Months passed, her helpers came and went and

   Mortgage Foreclosure Prevention
After a hard day’s work on the job or in school — or in times of illness, discomfort or
turmoil — nothing beats the experience of coming home. This past year has reflected
just how fragile the comforts and stability of home are, as our nation continued to
   experience the subprime mortgage meltdown.

Hope arrives in many forms. For residents of Minneapolis, hope comes from a familiar
   name in the housing world.

Make no mistake — the program’s model carries the same “bootstraps” approach that

Months of searching for a home had worn Molly down. Each house she and her husband
visited told its own story; too costly, unsafe neighborhood, run-down, no park nearby.
“Then we found this absolute gem of a place in South Minneapolis,” exclaimed Molly.
The couple closed on the property in December of 2005.

Unfortunately within a few months of the purchase Molly and her husband divorced,
leaving her with full responsibility for the mortgage. It didn’t take long for the luster of
being a homeowner to wear off.

Searching for answers she sought out a friend who worked in banking. With his assistance
she was able to negotiate a new mortgage with fixed payments for the next three years.

  Housing Matters! Program
This past year, Twin Cities Habitat launched Housing Matters!, an educational program
designed to engage volunteers, supporters and the general public in exploring what it will
take to create a Twin Cities region where everyone has a decent, affordable place to live.

“The need for affordable housing is enormous and far greater than we at Habitat can
address alone,” said Susan Haigh, President of Twin Cities Habitat for Humanity. “Our
advocacy work and awareness campaign have to be about more than Habitat homes and
home ownership. We are one vital part of a larger housing continuum, but our region
also needs more emergency shelter beds, rental housing, and affordable homeownership
for working families. Habitat for Humanity supporters can help influence the public
will to make a greater investment in these needed housing solutions, too.”

Twin Cities Habitat brings people together to create and preserve homeownership in
our neighborhoods, to partner with hard-working, low-income families to be successful
homeowners, and to inspire action that promotes affordable housing for everyone in our
community. The use of resources can be broken down into four areas:

Creating Local and International Homeownership
We build or renovate homes, utilizing volunteer labor, donated materials, and contributed
funds. The homes are sold to pre-qualified, low-income families, who are selected based
on their need, ability to repay the Habitat mortgage, and willingness to partner by
helping to build their home and by learning how to be a successful homeowner. We also
tithe a portion of our general donations to Habitat for Humanity International for use
in building homes outside the United States. We partnered with 50 Twin Cities families
and 50 families in other countries to build Habitat homes.

Financing Homeownership
Our homes are sold to qualified family partners at cost, with zero percent interest
mortgages. Monthly mortgage payments collected by Twin Cites Habitat are added
to the donation resources used for building additional homes for families in need.
We serviced over 560 home mortgages in our portfolio.

Preserving Homeownership
We work with homeowners who need help staying in their home. Our A Brush With Families put in
Kindness program uses volunteer labor to help low-income homeowners repair 300–500 hours
and maintain their homes. Our Mortgage Foreclosure Prevention program provides of sweat-equity
counseling services to any Minneapolis homeowner in danger of losing their home prior to move-in.
to foreclosure. We partnered with 100 low-income families to repair their homes and
provided counseling to over 700 Minneapolis families at risk of foreclosure.

Community Engagement
Our Inspire Action initiative runs throughout the activities of the organization. The Twin Cities Habitat
goals of this program include mobilizing volunteers, educating the public about housing families have six
issues, and advocating for public policy that supports affordable housing for everyone in members in the
our community. We partnered with over 20,000 volunteers in support of our mission household, on average.
and we launched our Build. Think. Act! on-site educational program.
