This Construction Punch List sets forth a sample list of items a party may want to inspect as part of a residential building project prior to final approval of the project.  Please note that there may be items which are not included that should be added, and there may be items contained herein which are inapplicable.  This document contains tasks that are standard for this type of punch list, however, additional items may be added to fit the needs of a particular project.  Use this form to make sure all aspects of the construction project are inspected before final approval is given.

									This Construction Punch List sets forth a sample list of items a party may want to
inspect as part of a residential building project prior to final approval of the project.
Please note that there may be items which are not included that should be added, and
there may be items contained herein which are inapplicable. This document contains
tasks that are standard for this type of punch list, however, additional items may be

           All concrete forms have been removed.
           Grade slopes away from house 6 inches vertically for every 10 feet horizontally.
           Final grade smooth and back fill settled.
           All wood products removed from soil around house (termite protection).
           Loose concrete cleaned up and hauled off.
           Hose bibs work.
           Brick and other wall surfaces cleaned.
           Gas and electrical meters are connected and sealed.
           All penetrations through walls caulked and sealed.
           Gutters and downspouts properly installed.
           Shingles correctly nailed.
           Roof flashings properly installed.
           Roof vent collars caulked or sealed.
           All fascia correctly installed.
           All soffits correctly vented and installed.
           Windows securely installed, operate correctly and caulked including top.
           Screens properly installed.
           Siding properly nailed without bulges.
           Trim properly installed, nailed and caulked.
           Deck properly installed and nailed.
           Railings and balustrades properly installed and secured.
           Steps and railings secured.
           Exterior locks working.

          Exterior doors properly hung, properly close and properly lock. Keys have been
          provided.
          Door weatherstripping and thresholds installed and adjusted.
          Garage doors properly installed and operating.
          Site is clean.
          No missing insulation in floor or ceiling joists.
          If elevated structure, is drainage and ventilation adequate?
          Interior
          All doors are plumb, open freely and don’t close independently.
          All bypass and bi-fold doors are plumb and properly operate in their track.
          Any interior door locks are properly installed and properly lock. Keys have been
          provided.
          All doors clear the carpet.
          All doors undercut for air circulation.
          Door stops installed.
          Base joints tightly fit and are caulked.
          All shelving properly installed.
          Closet rods installed.
          All drywall joints and fasteners properly floated.
          All trim and moldings in place and properly installed and caulked.
          All surfaces requiring paint are properly painted with adequate covering.
          No gouges in wall from installation or finish work.
          Counter tops correctly installed.
          Insulation properly installed in attic.
          Attic access properly installed and insulated.
          Attic ventilation/fan properly installed and sealed, as required.
          Outlets and switches properly installed — no gaps in cover plates.
          Lights and outlets properly operate.
          All fans properly installed and working.
          Garbage disposal properly installed and working. Safety accessories, if any,
          provided.
          Dishwasher properly installed and working. No leaks.
          Oven and stove properly installed working.
          All light fixtures have functioning bulbs in them and working (bulbs are not covered
          by the warranty).

          All electrical trim in place.
          Proper disconnects in place and operational.
          All electrical circuits labeled.
          All smoke alarms function.
          All required carbon monoxide detectors properly installed and operational.
          All HVAC registers in place.
          Clean filter in AC/furnace.
          Thermostat controls installed and operational.
          Furnace turned on in the winter.
          A/C on in the summer and certified by contractor as able to keep the house 20 degrees
          below outside temperature or otherwise to required code.
          Ductwork properly installed, insulated and sealed.
          A/C fans operate properly with acceptable noise levels and good distribution.
          Proper plumbing shutoff valves in place and operational.
          Tubs and sinks properly installed and caulked.
          Hot and cold water in all sinks, tubs and showers turn on.
          No leaks in plumbing fixtures.
          Toilets properly installed, caulked and flush.
          Floor drains have water in traps.
          Plumbing access panels installed.
          Bath hardware tightly fitted to the wall.
          Mirrors securely installed.
          Shower doors installed and caulked (where applicable).
          Appliances properly installed and working.
          Cabinet doors close.
          Cabinet doors and drawers operate properly -- open all cabinets and eliminate
          squeaks.
          Cabinet trim properly installed.
          Countertops installed and properly caulked.
          Linen closet shelving correctly installed.
          All flooring installed properly and without damage.
          Rails and balusters securely fastened.
          All windows open and close without binding.
          All windows lock.

          Floors vacuumed clean.
          Handrails and/or guardrails are installed and properly secured on all stairs.
          All parts of the house clean and free from construction debris.
          All excess material neatly stacked in the garage or other agreed upon location.
          Review the contracts and check all change orders to make sure they are completed.
          Any tiling properly installed, grouted and sealed, as applicable
          Manuals for appliances and systems ready to give to owner.
