Woods & Meadows Homeowners Association, Inc.
The Woods & Meadows Homeowners Association, Inc., of which every homeowner and
lot owner is a member, was established to preserve and enhance the resources of Woods
& Meadows. The Association is charged with ensuring the preservation of the residence
and design qualities, uniformity and compatibility, which make Woods & Meadows a
desirable community in which to live.
The Declaration of Covenants and Restrictions of Woods & Meadows are a part of every
deed to property within Woods & Meadows (each property owner receives a copy at
closing) and grants the Association the legal authority, to review and approve or
disapprove the details, plans and specifications showing the nature, kind, shape, height,
material, colors, and location of proposed Living Units, buildings, fences, walls, or other
structures, exterior additions to or changes or alterations therein, clearing or excavation of
Lots or cutting of trees within Woods & Meadows. This authority is vested by the
Association in the Architectural Control Committee (ACC).
The ACC is a committee of volunteer members (Woods & Meadows residents) who are
appointed by the Association Board of Directors and is charged with the architectural
review function of the Association.
The ACC must approve any and all improvements made upon the lots as described in
Paragraph 2 of the Declaration of Covenants and Restrictions of Woods & Meadows.
Applications submitted after a project is started are not valid and could result in removal
and restoration at the owner’s expense as well as applicable fines.

Architectural Control Committee Review Procedure
The ACC meets on an as needed basis. Please allow fourteen (14) days for the process.
Whether your application is approved or denied, you will receive notification either by
phone or written notification by mail shortly after the meeting.
If you disagree with a decision of the ACC, that decision may be appealed to the
Association Board of Directors by written request to the Board. Resolution in a timely
manner is the goal of the ACC, and such an appeal should be made to the Board for
review at their next meeting following the ACC decision. No work may be done on a
project during the appeal process.
Decisions made by the ACC in reviewing applications are not based on personal opinion
or taste. Judgement of acceptable design is based on the following criteria, which
represent in more specific terms the general standards of the Declaration of Covenants
and Restrictions of Woods & Meadows:
Conformance with Covenants: All applications are reviewed to ensure that the proposed
work is in conformance with the Declaration of Covenants and Restrictions of Woods &
Meadows and Architectural Controls.
Design Compatibility: The proposed house must be compatible with the architectural
characteristics of the adjoining houses and the neighborhood setting. Compatibility is
defined in terms of architectural style, use of materials, colors and construction details.
Workmanship: The quality of work must be equal to or better than that of the surrounding
