 and condition, furniture - general condition and appearance,
 fitness equipment - check each piece, restrooms - plumbing,
 electrical, fixtures, walls, mirrors, switches, HVAC, windows,
 blinds, doors, alarm system.
 Inspect playground equipment - safety concerns, bolts, screws
 tightened, slides and swings properly attached and tightened,
 inspect tennis courts - net propertly secured, sport courts,
 racquetball courts, saunas, tanning beds.

metal spacers, etc.

Check condition of speed bumps - overall visual condition, need paint.
Check condition of carports - posts, paint condition, oil spills, light
fixtures, bumper stops, post guards, lighting, overall condition satisfactory,
carport numbers in place.
Check condition of detached and attached garages - paint condition, oil
spills, light fixtures, bumper stops, lighting, overall condition satisfactory,
garage numbers in place.

Check condition of signage - review general appearance, paint - peeling,
fading - no longer crisp, lettering - missing or partial letters, posts - upright,
weed eater damage, stability, building mounted signs - numbers, adherence
to surface, monument - visibility, integrity.

Check condition of landscaping - drainage - proper water flow, no
obstructions to the drain system, integrity of piping and covers, sprinklers
are watering appropriate areas and not street or buildings, encroachment of
vines and root systems on buildings, carports, walkways, irrigation run off,
broken sprinkler heads, tree overgrowth around buildings, carports, edging
secure, overall landscape .


Check condition of boiler - overall visual condition, check all fittings,
check for corrosion on components, check color of flame (blue/yellow),
filters cleaned weekly. Test all fittings for possible gas leaks.


Check stairs/steps - concrete - look for cracks, loose welds, loose bolts,
chips; wood - look for dry rot, termites, sturdiness, worn edges, cracks,
holes; railings - paint integrity, rust, damage; evaluate overall appearance.

Inspect playground equipment - overall inspection of repair, bolts, nuts,
anchors, condition of wood, no rough edges, hinges and springs in working
order, no loose posts or equipment, paint quality, ground around facility free
from hazards.

Inspect exterior breaker boxes and junction boxes.

          missing shingles, curled shingles, dry rot, mildew, bare spots,
          decay, separations of flashing. Where fireplaces are present:
               inspect chimneys flashing, plumbing stack vents, roof
                   connections, roof ventilation and joint failure


            INSPECT GUTTERS AND DOWNSPOUTS - blow out
             gutters with air or water, check joints, seams, elbows,
            corrosion/rusting, gutters pitched towards downspouts,
         attachment to building, drainage away from building, remove
                                  debris/leaves
