    Feasibility Report

    The owners of the resort recently commissioned a report from hotel feasibility company PKF, which
    concluded that the location and quality of the resort make it an irrisisible addition to any hotel chain’s
    portfolio. Because of this, there is now a long line of renowned hotel groups competing to acquire
    Buccament Bay. The successful company will be announced in early 2008 and this will be followed
    by a price rise of up to 30%, so you still have a chance to buy significantly below the future value at
    this time. It’s important to bear in mind that the hotel chain will take care of all of the promotion, rental
    and maintenance for you. It’s obvously better for them to keep the hotel as full as possible to bring in
    the maximum amount of profit, and this will also work in your favour as you can imagine! Don’t forget,

    Comparables
    Purchasing into a 5 Star holiday resort adds
    a level of value which is difficult to quantify
    and we feel comparables would be better
    compared on a business investment basis
    rather than just property market values. It
    can only be really compared to similar resort
    complexes on the same or nearby Islands.
    This said, a one-bed beachside apartment
    on Barbados with its established tourist trade
    and direct International flights can sell for
    £750,000.

    The nearest similar resort is Raffles on the
    Grenadine Island of Canouan which has
    nightly rates between US$475 and US$6000,
    however Raffles is considered a 6/7 Star
    resort whereas Buccament Bay will be 5 Star
    and Raffles doesn’t have property for sale so
    in the end we settled for “The Crane”, a 4 Star
    resort on the South East side of Barbados
    (Atlantic side) which has one-bed apartments
    for sale between £385,000 and £547,000, and
    it does not offer rental guarantees nor furniture
    packs

    Due to the nature of the investment we have
    also tried to value the properties using a
    standard UK business valuation model where
    a business is valued by its pre-tax net profit
    multiplied by a number of years usually 6-8.
    See profit comparables further down and on
    the next page.

    Using the Crane as an example we estimate
    profits for a one-bed Cabana could be £68,000
    per annum on the 50% revenue scheme,
    which when multiplied by 7 = £476,000 makes
    the purchase price of the apartments and
    one-bed Cabanas seem very reasonable. In
    addition to this over 80% of the development
    has already sold at these prices which are
    scheduled to increase by 30% during June
    when the new hotel operator is announced.

    FAQ
     How much is the deposit?
    There is a 30% deposit, but we have arranged for this to be paid with a loan and the interest /
    repayment is paid by the developer. The repayments will then be added to the purchase price of
    the property on completion.

     Do you charge a fee for your services?
    We are paid by the developer so there’s no need for you to pay us a fee.

     How much will it cost me to buy?
    You only need to put down £1,000 to reserve your property and then nothing until completion. On
    completion this property will not cost you anything if the ‘No Money Down’ scenario is achieved.

     How does the mortgage work?
    There is a pre-arranged mortgage arranged with the First Caribbean Bank. It is an interest only

    FAQ
     What risks are involved with buying off-plan?
    All investments come with their own level of risk and buying off-plan is no exception. Examples
    of risk are changes to interest rates or in the rules or mortgage legislation. On the other hand you
    benefit from buying property significantly below market value and have a great likelihood of capital
    growth during the build phase. You need to carefully consider the pro’s and con’s of the deal and
    how they would affect your life before you commit to investing.

     Is there a maintenence fee?
    Yes, we estimate this to be around £125 per month. It will cover all the general upkeep of the
    property and insurance and is more than covered by the guaranteed rental.

     What does the insurance cover?
    This covers all buildings and contents insurance and also includes hurricane insurance and loss of
    rental.

     I have received my preliminary contract but when do I get the full contract?
    Full contracts should be completed by September 2007.

     Do we use our own solictors or is their an existing solicitor in place?
    It is entirely up to you to decide, but we can recommend a solicitor who has handled the sale of
    over 120 properties through the developer and will be more then happy to act on your behalf.

     How long does the 50:50 revenue share last?
    The 50:50 split revenue share with the hotel company will continue for the duration of the contract
    that the hotel chain signs. It is expected to be between 15 - 30 years depending on the terms the

    Dear Investor,

    My Opinion

    As the Managing Director of Buy To Let Investors I get to evaluate property investment
    opportunities virtually on a daily basis. In the UK we are used to little or no money down deals and
    we are conditioned to the concept of using ‘Other People’s Money’ to build a property portfolio.
    To my knowledge this is much more difficult to achieve abroad, needless to say I was keen to
    check out Buccament Bay and I spent a week in the Caribbean earlier this year fully evaluating the
    opportunity.

    First impressions confirmed reports that the island is an undiscovered jewel. There is hardly any
    tourism, it is completely unspoilt and maintains its original colonial feel. Having arrived at the resort
    unannounced we got the full tour from the Construction Project Manager. What struck me most
    about the construction was the attention to detail and the build quality is much higher than many
    new build developments I have viewed in the UK. The following represents a few points which
    stuck in my mind.



                 1. When construction started they realised the quality of the local bricks
                    and blocks was not up to standard so they have built their own brick
                    factory on site.
                 2. They have created their own onsite nursery which is growing all the
                    trees and plants for the landscaping phase.
                 3. A man-made pool is currently breeding Koi Carp in preparation for all
                    the new lakes.
                 4. The build quality is superb with each property being earthquake proof
                    with the roofs able to withstand winds of 140 mph.


    We took full tours of both Barbados and St Vincent and even though Barbados has an established
    tourist industry and has seen phenomenal growth in property prices over the last 15 years, in my
    opinion St Vincent is by far the more attractive island.

    With our comparables demonstrating earnings of around £68,000 per annum for a one bed
    Cabana and one bed Beachside apartments on Barbados fetching £750,000, I can’t help feeling
    that Buccament Bay on the virtually undiscovered island of St Vincent has all the ingredients for a
    fantastic long-term investment both for capital growth and yields and could represent a very nice
    pension plan.
