                                                                                                                         Willems completed a 324,000 sf.
                                                                                                                         Manufacturing/Distribution lease in
                                                                                                                         Muhlenberg Township Berks County. The
                                                                                                                         property located at 1055 Cross Roads was
                                                                                                                         formally occupied by Power Packaging and
                                                                                                                         vacated in 2009 when the company decided
                                                                                                                         to close down two of its facilities. The
                                                                                                                         other site is a 220,000 sf. building located
                                                                                                                         along Tuckerton Road, Muhlenberg
                                                                                                                         Township was leased by NAI Keystone in

62,278 SF Former Foundry in Perry
Township, Berks County.

The property located at 150 Birch Hill Rd
was built and operated as Birch Hill
Foundry in 1961. Ownership and name
changes have occurred, but it had been
operated as a foundry since then.

Located on 45 acres, the main structure is
comprised of five connected buildings built

The general office market in the county has been
flat with the exception of the Wyomissing/Spring Twp. area which recently experienced new levels of activity
with several large users looking for existing space or considering build-to-suit options. The re-signing of
Traveler’s Insurance at 1150 Berkshire Blvd was important for the area lest it put 60,000 SF of vacant space on
the market on top of the 57,000 SF of space that Sovereign vacated at 1125 Berkshire Blvd.

Some major Industrial projects were completed in 2011 that helped to alleviate a lingering surplus of
warehouse and manufacturing space in the county. In Muhlenberg Twp., Packaging Corporation of America
opened a regional headquarters in 220,000 square feet at 171 Tuckerton Rd. Also, the 325,000 square foot
bottling and fulfillment plant at 1055 Crossroads was purchased by a water bottling company and expects to be
up and running within the next 3 months.

With the exception of Kohl’s which is opening a 70,000 SF store at Papermill Rd and Meridian Blvd, retail
announcements have mostly been about closings. After Borders closed last year on Woodland Rd,
JoAnn Fabric leased the space and will move its operation from the 5th St. Hwy corridor to the stronger
Wyomissing retail market.

The bright spot for development projects in the market is multifamily. With single family residential housing
continuing its slump there’s a shortage of new supply to the housing stock. As the economy stabilizes and the
county sees a return to hiring, the lack of new development has put pressure on the existing supply of
multifamily housing. As an example, after struggling to fill vacancies since its completion in early 2010, the
248-unit Wyomissing Square Apartment complex reached 98% occupancy as of the fall of 2011. New
development projects in Reading, at 525 Lancaster Ave and the former Reading Outlet Building No. 1 at 801
9th Street, along with plans for over 180 units in Kutztown show signs of life for this segment of residential
construction projects.
