									                                               RENTAL AGREEMENT


Receipt is hereby acknowledged by ______________________________hereinafter call owner, from
_______________________________ hereinafter called tenant, of the sum of ___________dollars, in payment of
rental/deposit on premises located at: _________________________________, Apt. # ____ for rental on said property to
commence on _____________________.



The tenant agrees to rent the subject premises on the basis of a one-year lease for the first, per month. Thereafter, the
rental agreement will be on a month-to-month basis. Rent payments are to be given to owner on or before the first day of
each month no later than 5 p.m. If a check used for payment is returned from the bank for any reason, the tenant will be
assessed all additional banking charges, plus a $10.00 handling fee. Make check payable to: Greg Smith. If rent
payment is received after the first of the month at 5 p.m., a late fee of $10.00 will be added for each day the rent is not

received. If rent is not received by the 10 day of the month, the lease and/or rental agreement will be void and the tenant
will vacate the premises immediately.

In consideration of the use of said premises as herein specified, the tenant further agrees:



    1. To use said premises as residency only. No more than _____ person/persons may reside in the apartment. No
       pets are permitted, except as specified as follows: _________________________________________________.
       If an additional person is added to the lease/premises, the owner must be notified before that occurs and the
       owner must approve of the additional occupant.

    2. A deposit is required in the amount of __________. This deposit will be returned upon termination of this rental
       agreement within 30 days, provided the tenant provides the owner in writing with a forwarding or new address;
       and, provided the apartment when vacated is clean, undamaged, and rentable, as determined by the owner.

    3. Tenant is required to give a thirty (30) days notice prior to vacating the premises and tenant is subject to pay the
       month’s rent upon vacating. The security deposit does not cover the last month’s rental fee. Failure to vacate
       after giving such notice shall make the tenant responsible to owner for any loss incurred due to his inability to
       deliver apartment to new tenant. Should tenant hold any portion of a month, he is responsible for entire month’s
       rental amount.

    4. Tenant agrees to vacate premises within three (3) days after being notified in writing due to non-payment of rent,
       breech of this agreement, or any other reason deemed prudent of owner.

    5. Tenant will not use the premises or permit premises to be used for any improper, immoral, or unlawful purpose or
       any dangerous activity or cause or maintain any nuisance in the premises. Tenant and tenant’s visitors will
       occupy the premises in a quiet and orderly manner and will not create any disturbances or annoyance which, in
       the opinion of the owner, may or will annoy or disturb other tenants of the building or which may or will be
       detrimental to the reputation of the premises.

    6. No alteration, improvement, or additions to the premises may be made without the written consent of the owner,
       including, but not limited to painting, plumbing, heating, air conditioning, locks and television aerials or antennas.
       Any alterations that are of the permanent nature shall become the property of the owner and shall remain on the
       premises. Removal shall constitute damage to the property. Owner must be notified a few days before any
       scheduled visits of cable, phone or other service personnel.

   7. Owner’s non-liability: Owner or agents for the owner will not be liable to tenant, for any injury to the person or
      loss of, or damage to, property from any cause, arising from fire, theft, damage by water from plumbing, heating,
      or air-conditioning equipment, drains, rain, snow, floods or sewer or drain overflow or backup, nor from the fact
      that the building or any part thereof, and the appurtenances, equipment, furnishings, fixtures or apparatus located
      in the premises, or in the building of which the premises are a part, are out of repair, or on account of any claim
      arising out of any act of an employee of the owner, or of any tenant or occupant of the building of which the
      premises are a part. (Resident is responsible for maintaining contents insurance.)

   8. It is understood and agreed that the owner or his agent shall have the right to enter and inspect the premises at
      all reasonable times to ensure maintenance and safety of premises, or to make necessary and urgent repairs,
      and to show the apartment to perspective tenants in the event notice has been given to vacate. At a minimum, a
      quarterly inspection will be made to check for maintenance problems.

   9. Tenant agrees to notify the owner or his agent as soon as possible in the event there is any improper operation of
      any equipment or appliance.

   10. All pictures, fixtures or other decorations will be hung or installed by the owner.

   11. The tenant shall not transfer his interest in and to this rental agreement, nor shall the tenant assign or sublet the
       said premises, or any part thereof, or in his or her absence or otherwise permit others to occupy the apartment
       without first obtaining the written consent of the owner. If the tenant or sub-tenant violates the provisions of this
       paragraph, the owner may take immediate possession of said premises and in the event of litigation may sue and
       evict any person or persons occupying said premises without making the tenant party to said proceedings.

   12. Tenant shall be responsible for payment of replacement costs of broken glass, screens, or other apparatus in his
       leased premises or which is caused by tenant or those occupying or visiting his premises, made necessary by
       reason of abuse, misuse or negligence.

   13. The leased premises shall be occupied only by persons signing the lease. All obligations herein shall be borne
       jointly by all persons signing the lease. All occupants must sign the lease and be named in the lease. The
       number of occupants shall not be increased, except by birth or expressed written consent of the owner.

   14. Owner shall not be liable for any damage occasioned by the elements or damage arising from acts over which he
       has no control.

   15. If tenant should abandon or vacate premises leaving personal property therein or thereon, such property shall be

       deemed abandoned after the 30 day of the abandoning or vacating month and tenant shall have no further right
       or claim thereto, and owner shall be entitled to dispose of said property at tenant’s cost.

   16. Condition of Premises: Tenant has examined the premises, is satisfied with the physical condition and in taking
       possession is conclusive receipt of them in good order and repair, except as otherwise stated herein; and he
       agrees that no representation as to condition or repair has been made except as in contained in the lease and he
       agrees that no promise to decorate, alter, repair, or improve the premises has been made except such as in
       contained in the lease. NO ORAL agreement will be accepted – it must be in writing.

   17. In the event the tenant, any member of tenant’s family, tenant’s co-tenants, or any person claimed under tenant,
       shall violate any term of this agreement, the owner shall have the right of immediate re-entry, repossession, and
       eviction. Further, tenant shall be liable to owner for all damages resulting from said violation, including but not
       limited to, rent at the agreed monthly rate until expiration of the term of this agreement or until the premises is
       rented to another tenant.

   18. Hook-ups for washer and dryer are furnished by owner in basement.

   19. This agreement will cease and terminate due to any of the following: a) violation by tenant, tenant’s co-tenants,
       any member of tenant’s family, or any person visiting the tenant, or any person claimed under tenant, of any term
       of this rental agreement; b) sale of the premises; c) condemnation by the city, state, or courts; d) occurrence of a
       major peril or act of God that causes the premises to be untenable.
