HOME CONTENTS INSURANCE
Why would you need to take out a home contents policy?

The effects of a theft, fire or water damage can be devastating, yet many tenants have no insurance to
replace their precious possessions when a loss happens – have you thought how you would replace your
lost or damaged items without the protection of home contents insurance?

Carmarthenshire County Council has set up a home contents insurance scheme for tenants with Ageas
Insurance a brand you recognise and can trust. This is a voluntary scheme and you can of course make
your own insurance arrangements with an insurance company of your choice if you wish.

This leaflet explains about this special scheme and how you can apply.

This insurance is underwritten by Ageas Insurance Limited and is administered by Direct Group Ltd.
Claims are handled by Direct Group Ltd. The policy provides you with protection against specified causes
following a loss or damage to your household furniture, TV, clothing, carpets, curtains and electrical
goods while in your home, including the contents of domestic outbuildings such as sheds and garages all
on the same site. Cover is on a new for old basis, except for clothing and household linen where a
deduction for wear and tear will be made.

Your household goods are covered against the events shown, including other specified causes detailed
under the section headed “What would I be covered for?”

There are policy limits, conditions and exclusions applying to this insurance policy and full details are
shown in the policy wording, a specimen policy document is available on request.

What are the benefits of this insurance policy?

What the Policy covers
Your household belongings are covered against loss or damage caused by specified events such as:
• Fire, explosion, lightning, earthquake or smoke damage.
• Water or oil escaping from any fixed water or heating installation or domestic appliance including
   fixed fish tanks.
• The building being hit by aircraft, flying objects or anything falling from them, or by a vehicle, train or
   animal.
• Falling trees and branches.
• Riot, civil commotion, strikes, labour or political disturbance.
• Malicious damage.
• Storm or flood.
• Subsidence, heave or landslip.
• Theft or attempted theft.

Cover also includes:
• Rent or other accommodation, including the cost of kennel accommodation for domestic animals. –
  20% of the sum insured
• Pictures, works of art, binoculars, cameras and equipment, collection of coins, medals or stamps,
  Jewellery, watches, clocks and furs, any other property made of precious metal – 1/3rd of the Sum
  Insured
• Contents temporary removed from the home – Up to the sum insured
• Replacing documents - £500
• Accidental damage to televisions, video players and recorders, hi-fi systems, satellite decoders, DVD
  players and computer equipment in the home, fixed aerials, masts and satellite dishes attached to the
  home. Accidental breakage of mirrors, ceramic hobs in cookers and fixed glass in furniture and
  cookers in the home – Up to the Sum Insured
• Audio or visual discs, tapes or cassettes of any kind including computer software – Up to the Sum
  Insured
• Deep freezer and refrigerator contents - Unlimited
• Lost or stolen keys - £500
• Secure key box or safe – Up to the Sum Insured
• Personal money - £500
• Credit cards - £500
• Temporary increase in the sum insured for religious festivals, wedding and birthday gifts – 20% of the
  sum insured or £1500, whichever is greater
• Shopping in transit - £250
• Theft of money by bogus officials - £300
• Accidental breakage of external glazing – Up to Sum Insured
• Loss of metered water and oil for heating - £1000
• Contents in the open – Up to £250

• Improvements to internal fixtures and fittings installed by you (eg; kitchens, bathrooms, wardrobes,
     excluding conservatories) - £2500 of the Sum Insured
• Accidental death – Up to £5000
• Death of domestic animals - £200
• Theft of contents of domestic outbuildings and garages all on the same site- £2000
• Theft of contents of domestic garages owned/rented by the household within the British Isles - £150
• Occupiers and personal liability to third parties - £2,500,000
• Liability to domestic employees - £5,000,000
• Damage to the building as a result of forced entry to the home by authorities in the event of a
     medical emergency, flood or fire - £500



What the policy doesn’t cover
This is not a maintenance contract and the policy doesn’t cover:
• wear and tear, maintenance, electrical, mechanical or electronic breakdown, leaks and anything which
   happens gradually.
• radioactive contamination, sonic bangs, pollution or contamination, rot or dry rot.
• date change and computer viruses war risks and terrorism.
• items used for trade, business or professional purposes.
• certain losses or damage caused if the home has been unoccupied for more than 35 days in a row,
   increasing to 60 if the home is temporarily unoccupied due to major repairs or improvements taking
   place on the home or due to hospitalisation.
• loss or damaged caused by you, members of your household, paying guests or tenants.
• any claim notified to us more than 60 days after the event.

This is a brief summary of the policy cover, full details of the conditions and exclusions are detailed in the
policy; a specimen policy document is available on request. You should read your policy carefully to make
sure it meets your needs.

How can I pay the premium?
Premiums can be paid weekly, fortnightly, monthly or annually..

What sums insured are available?
The sums insured start from £9,000 for tenants (£6,000 for tenants aged 60 and over) up to a maximum
of £40,000 for standard cover plus accidental damage.

How much cover will I need?
Using the Check List guide enclosed within this prospectus, you can calculate your sum insured by
working out the replacement cost of your furniture and belongings (except for clothing and household
linen where a deduction for wear and tear will be made) then add up the totals. This is your Sum Insured
and the amount needed to protect your possessions should a loss happen, you must ensure that the total
sum insured is adequate.
You have a duty to maintain the contents of your home and personal belongings in sound condition and
repair.

Working out your contents sum insured
Most people are unsure what the total value of their household furniture, TV, clothing, carpets, curtains
and electrical goods. Please use the check list guide to help value the contents of your household
property based on a new for old basis, except for clothing and household linen where a deduction for
wear and tear will be made.
If you under value your contents this will mean that if you claim you will not get the full value
of your claim.

Eligibility
You must be a tenant of Carmarthenshire County Council to be eligible to join this insurance scheme.
Should you cease to be a tenant, you will no longer be eligible for this insurance and cover provided by
this policy will end. You must then make alternative arrangements with an Insurer of your choice.

    How much will it cost?
    The amount you pay will depend upon the sum insured you have calculated to replace your possessions,
    in the cost of cover table below choose your sum insured and the cover you require.
    This is the amount you need to pay each week.

Application form for Tenants
The questions on this form and any other details we specifically ask, relate to facts considered material to
underwriting the insurance.

If you answer them fully and honestly you will be considered to have fulfilled your duty to disclose
material facts. Failure to do so may invalidate your insurance. If in response to these questions you are in
any doubt whether a fact is material you should disclose it anyway.

You should always keep a record of the information supplied. The insurers will on request provide a copy
of the Application Form and/or a specimen of the policy.

Insurers pass information to the Claims and Underwriting Exchange register, run by Insurance Database
Services Ltd (IDS Ltd). The aim is to help us check information provided and also to prevent fraudulent
claims. When we deal with your request for insurance, we may search the register. When you tell us
about an incident (such as fire, water damage or theft) which may or may not give rise to a claim, we
will pass information relating to it to the register.

You can ask us for more information about this.

You should show this notice to anyone who has an interest in the property insured under the policy. Law
applicable to the contract UK Law allows the parties to this contract a choice of the Law applicable to
the contract. This contract is governed by the Law of Scotland if you live in Scotland and English Law if
you live elsewhere in the UK except as specified to the contrary elsewhere in your policy.

Data Protection
Please read this notice carefully as it contains important information about our use of your personal
information. In this notice, we and us and our means the Ageas Group in the UK which includes Ageas
Insurance Limited and any holding companies, subsidiaries and other linked companies. Your personal
information means any information we hold about you or anyone else in connection with any product or
service we are providing to you.

By taking out this insurance policy, you confirm that we may use your personal information for the
purposes explained below. You should show this notice to anyone else whose name you give to us in
connection with your insurance policy as it will also apply to them.

How we use your personal information
We will use your personal information to manage your insurance policy, including handling underwriting
and claims and issuing renewal documents and providing renewal information to your insurance adviser.
We may also use your personal information and the information about your use of our products and
services to carry out research and analysis. We may have to share your personal information with other
insurers, regulatory authorities or agents providing services on our behalf. We will only release your
personal information to others if:
• we need to do this to manage your policy with us (as set out above);
• you have given permission to receive promotional material;
• we need to prevent fraud (as mentioned above);
• we are required or permitted to do this by law (for example, if we receive a legitimate request from the
police or another authority); or
• There are any other circumstances where you have given your permission.
If we change the way that we use your personal information, we will write to you to let you know. If you
do not agree to that change in use, you must let us know as soon as possible.

Sharing information to prevent fraud
We may share your personal information with operators of registers used by the insurance industry to
check information that is given to us and prevent fraudulent claims. These include the Claims and
Underwriting Exchange register, run by Insurance Database Services Limited. We may pass information
relating to your insurance policy and any incident (such as accident or theft), to these registers.

Dealing with others on your behalf
To help you to manage your insurance policy, subject to passing security questions, we will deal with you
or your husband, wife or partner or any other person whom we reasonably believe to be acting for you if
they call us on your behalf in connection with your policy.

Sensitive information
Some of the personal information that we ask you to provide is known as sensitive personal data. This
will include information relating to your health, race, religion and any criminal convictions that you have.
We will only use sensitive personal data about you to manage your policy and to provide the services
described in your policy documents.

Monitoring and recording calls
We may monitor or record telephone calls for training purposes, to improve our service and to prevent or
detect fraud. We may also use CCTV recording equipment in and around our premises.

How to join the insurance scheme
Step 1 Complete the attached application form, making sure that you answer all the questions and
provide any additional information that may be required or relevant to this insurance.

Step 2 Read the declaration carefully and sign at the end of the application form.

If you require any help in completing the form, or if you have any general enquires regarding this
insurance policy please contact customer services on 08444 124 168 and ask for the Insurance
Department.

Keeping up the payments
To make sure that you are always covered you must keep up to date with your insurance payments
Failure to pay the premium for six weeks may affect claim settlement and will lead to your insurance
policy being cancelled.

When your policy will start
Your insurance cover will not start until you have been accepted onto the scheme. You will be notified in
writing with details of your insurance payments and the date you should start paying the premium.

Your right to cancel the policy
If having examined your policy you decide not to proceed with this insurance, you will have 14 days to
cancel, starting on the day you receive the policy documentation. On receipt of your written notice we
will refund any premium paid, unless we have already been notified of a claim.

How to make a claim
Should you need to make a claim, contact the loss adjuster on 08444 124 225 to make a claim or
request a claim form.
When you have filled this in, please return it to the Loss Adjuster, Direct Group Ltd, who will deal with
your claim.

What to do if you have a complaint
If you have experienced a problem with any part of our service, we will sort this out as quickly and fairly
as possible.

What you should do first
Step 1
Contact our Customer Services department on 08444 124 168 who will make sure that your complaint is
dealt with at a senior level. Alternatively, you can write to us at the address below (please include your
policy number and claim number if appropriate).
