General Rent to Own FAQ’s
What programs do you have?
We have 2 great programs to choose from.
1. Fix for Equity. Allows you to rent to own a fixer upper home. You do the repairs yourself and take
advantage of tens of thousands of equity. We do the major work and you do the cosmetic.
a. These are properties that we own and have available now. They can be seen at

2. Move In Ready Program. These are properties we have already fixed up. We fix properties up to
be in peak condition. Move in as little as 3 days!!
Is this program for me?
Yes, if you want to get into a fabulous home without dealing with stubborn banks. Our program is
designed for people who are short of getting qualified for conventional financing. Our program is
developed to help you get into the home of your dreams without having to wait for months or years to
get better credit or income to get qualified with a bank. You can start building equity now and we work
with you to get qualified.
What are the benefits of your program?
Most people have to wait years to get into a home. We can get you in a home right away without
perfect credit and long job history. There is also the benefit of portions of your payment going to the
principal of the home instead of you throwing away money to your landlord. You can choose the home
you want now, move in days, build equity and get help with your credit.
Is this the same as a purchase?
Rent to Own is similar to a purchase. The big difference is you don’t have to go to a bank and pay all the
fees associated with a traditional loan and the jump through hoops. This is not owner financing.
What do I need to qualify?
If you have some sort of a down payment and have some sort of payment history and credit, then apply
to see what we can do. If you have no down payment, terrible credit and no job then you should not
apply.

What if I cannot get financing at the end of our agreement?
We give you time to work on the things you need to get approved for a conventional loan. If you cannot
get financing down the road, chances are you are not trying. We will work with you to get you where
you need to be. Follow our plan and you should succeed.
How much of a down payment do I need?
Your down payment depends on the property, the program that you choose and your borrowing power.
The bigger the down payment, the lower your payment could be and greater chance that you will be
approved.
What if I don’t have a down payment?
All of our properties do require some sort of down payment. If you have a small down payment, we may
be able to work out larger monthly payments to go toward your down payment that is credited to your
principal balance. This is only in some cases. Most of our properties do require at least 3.5% down and
some may require a 10% down payment up front.
How is my payment determined?
Your payment will depend on which program and property. You can see our website for payments on
each property or call us to calculate payments on a particular property if the payment is not available on
our site.
Are there any other stipulations to the Fix for Equity Program?
We do require you to make some repairs done before you move in and have all agreed upon repairs
done within 60 days. We also require you to use neutral colors for tile, carpet, paint, vinyl, counters, etc.
Can I get an inspection before I sign the contracts?
You do have the option to get an inspection after your application has been approved, you will have 3
days to get the inspection completed. If you do not have the property inspected you recognize that you
are taking the property in as is condition.
What happens to my Option Fee (down payment) if I fail to qualify or change my mind about
purchasing the property?
If you change your mind or fail to qualify for a loan after the term of our agreement, then you forfeit
your Option Fee. It is credited toward your purchase price or down payment when you get your own
financing.
