                       NON-STANDARD LEASE PROVISIONS


Tenant has a one time right to terminate the lease at the end of two years if tenant has not
extended its agreement with the Arrowhead Lake Association and the Arrowhead Lake
Association has not offered to reduce its Lake Use Fee to $40,000.00, or less base rent
per year. Right to terminate shall expire upon execution of a new agreement with the
Arrowhead Lake Arrowhead or the Arrowhead Lake Association offering in writing to
reduce its base fee to $40,000.00.

In the event that tenant does not terminate, tenant shall be entitled to a tenant
improvement allowance equal to $39,024.00 ($9.00 per square foot) for a major store
remodel. Tenant shall provide Landlord with a remodel plan along with a copy of
tenant’s construction contract. Assuming the cost of the remodel is greater than
$39,024.00 excluding furniture, fixtures and equipment, tenant shall receive the tenant
improvement allowance payable 50% upon 50% completion of remodel and balance
upon completion of remodel and providing Landlord with copies of unconditional lien
releases from all contractors.
