Pinewood estate is located off Highway 27 south of the C.R 192 at Ronald Reagan
parkway. The villa is set in an idyllic area which includes Pinewood Lake and is close to
several high quality golf courses. It is just minutes away from Disney World and its many
other attractions, well-stocked 24 hr supermarkets, shops, restaurants and many other
amenities that will make your holiday one to remember.
The villa is privately owned by us and kept in pristine condition. As you walk in you
would think that you were the first people ever to set foot in it. As it is our home you will
find everything has been catered for. The design is has 6 double bedrooms, huge family
room, dining room, kitchen/breakfast room, 3.5 bathrooms, laundry facilities, double
garage and an oversized, private screened swimming pool and spa. It has 2260 sq ft of air-
conditioned living space and sleeps up to 12 people in considerable comfort. Why stay in
a cramped hotel room when this luxury villa could be yours for the duration of your
holiday at perhaps no extra cost?
The Family Room
Three large windows overlook the South west facing swimming pool & spa area.
Extremely relaxing and beautifully furnished. The vaulted ceilings give a great impression
of space and helps to keep the room cool. Two Double and one triple sofa provide seating
and there is a remote controlled colour television with cable network, DVD player and
sound system. Venetian blinds can be drawn to exclude the sun if required.
The Dining Room
A spacious room containing a dining table and chairs
for those times you may wish to have a more formal
dinner or need to plan the next days itinerary.
This room is open plan and comes with table and seating for four persons. The kitchen is
fully equipped with fitted cooker, dishwasher, fridge-freezer (with ice-maker), waste
disposal, microwave and a myriad of other mod cons. Oak kitchen cabinets give plenty of
storage. Double patio doors give access to the pool area. Whatever you need will be here
for your use. But why slave over a hot stove when eating out is so cheap and the choice so

Location and surrounding area
Situated in the prestigious, private community Pinewood estate is set on a very quiet
community and also looks out onto Pinewood Lake. The villa has the added use of the
community children’s play area. With an award winning golf course just 2 minutes away
this really has got something for everyone. Just minutes from Disney World, Universal
Studios, Seaworld, MGM Studios and a host of other major attractions in the Kissimmee
and Orlando area.
The map shows just how easy it is to find the Pinewood community from the sanford and
Orlando International Airports. Pinewood is situated off the Interstate 4 at the new
Champions gate exit approximately 2 miles along the C.R. 54.
Pinewood also offers easy access to the Interstate 4 that will lead you to either Disney or,
in the other direction, the beautiful beaches of the Florida Gulf Coast at Naples,
Clearwater and the fabulous Busch Gardens Theme park at Tampa Bay.
Alternatively you may choose to visit: -
The Kennedy Space Centre at Cape Canaveral, Cocoa Beach or Daytona Beach.
And further a field: -
The Everglades, The Florida Keys or Miami, Miami Beach and Fort Lauderdale.
Recreational and Leisure Activities.
A newly developed golf course is only a few hundred yards away along with
around forty others within driving distance. The busy areas of Highway 192 with all its
attractions, restaurants, shops and commercial outlets are only a short drive to the north.
Rental Charges. These include:
Electricity & Gas (excluded is the cost of pool heating)

Bed linen and towels (please bring your own beach towels)
Cot, highchair and stroller if required.
All Florida taxes (these can amount to 12% of the rental cost)
Arriving in Florida.
On arrival at either Orlando International, Tampa or Sanford Airports, once you
have reclaimed your luggage and collected your hire car, your journey to our villa is
almost over. It is an easy drive, on first class roads, to Pinewood.
If you should choose to travel on without a hire car - taxis and other means of
public transport are readily available.

available on request and our Management Company charges a set fee for this

Sunshine and Temperature Guide
Florida is known as The Sunshine State and really lives up to its name. The
daytime temperature in central Florida varies from pleasantly warm in the winter to
very hot in the summer. To assist you in planning your holiday, below is a brief guide
to the seasonal variations you might expect.
Spring (March to May)
During the daytime, high temperatures in the 80’s with cooler evenings
possibly dropping into the 50’s. Expect plenty of sunshine but spring showers are
common. Swim wear, shorts and light clothing during the day with a sweater or light
jacket for the cooler evenings.
Summer (June to September)
Daily temperatures into the 90’s with strong sunshine, the evenings drop into
the low 70’s. Late afternoon thunderstorms are common but they usually only last
about one hour and help to clear the air. Try to visit attractions early to avoid the mid-
day heat and then return in the cooler evening to enjoy the night-time shows. Wear
light clothing and comfortable shoes.
Autumn (October to Mid December)
With temperatures varying between the mid 60’s to the mid 80’s the weather is
ideal. Plenty of sunshine with some thunderstorms. Swim wear, shorts and light
clothing during the day with a light jacket or cardigan for the evening.
Winter (Mid December to February)
Much cooler temperatures, especially from the end of December to the end of
January. Expect average highs in the 70’s with the evenings dropping into the low
50’s. Swim wear and light clothing for the warm afternoons and a jacket or sweater for
the cooler evenings.
All rentals are subject to the following booking/rental conditions: -
All correspondence will be sent to the first named person at the address specified on the booking
The booking is not accepted until acknowledged by ourselves.
The booking form must be accompanied by a £100 per week deposit.
The balance, and security deposit, must be paid at least 8 weeks prior to the rental date.
Rental Period. The rental period commences at 1600hr, local time, on the day of arrival as indicated
on the booking form. Our villa must be vacated by 1000hr, local time, on the day of departure.
A Security Deposit of £150 per booking is required to cover breakages or damage. This will be
returned to you soon after your return home, once the Management Company confirm that our villa
has been left in a satisfactory condition and that the keys remain at the villa.
Liability. Although every effort is made to ensure that our villa is in perfect order for your holiday,
we cannot accept liability for any third party claim, accidental damage or loss to you, your party, or
your property, or for any medical expenses however incurred.
We strongly advise you to take out your own holiday and medical insurance.
Swimming Pool/spa: Neither we, nor our agents, accept liability for any injury howsoever caused as a
result of using the swimming pool. It is required that all children are supervised by an adult at ALL
In the event that you cancel your booking, for whatever reason, the following cancellation charges
will apply: -
In excess of 8 weeks prior to the rental date…..… The deposit.
Between 6 and 8 weeks prior to the rental date….. 50% of the total rental costs.
Between 4 and 6 weeks prior to the rental date….. 75% of the total rental costs.
Less than 4 weeks prior to the rental date……….. The full rental costs.
Location of Our Villa and Key collection.
Between 3 and 7 weeks prior to your departure date, providing that final payment has been received,
specific instructions as to our villas’ location and the address of our nearby Management Company
will be sent to you.
For the health and comfort of our children and future guests, we ask guests not to smoke within the villa.
Smoking is allowed at the poolside but please use the ashtrays provided. Thank you.
