Vision, development & beyond, Zimmer is ready to serve
t started as a vision for the future of service to a worldwide mission. Now, after 32 months of design and construction, that vision is a reality. The Church of the Nazarene had been headquartered at its Kansas City, Missouri campus since the 1950s. Several years ago, as its global mission continued to grow, church leaders began work on a vision for a new facility designed to emphasize and assist their global mission serving approximately 1,500,000 members. The new Global Ministry Center (GMC) also serves as new headquarters for the church, allowing it to consolidate approximately 300 staff members into one collabora-

tive environment. Zimmer Real Estate Services was retained in 2006 to serve as the owner’s representative and project manager for the development of the GMC. Zimmer hired 360° Architecture to design the facility and Walton Construction as contractor for the 110,000-square-foot building. Work on the GMC was finished in September 2008. “Following 32 months of design and construction, it was gratifying to see the Global Ministry Center come to such a successful conclusion for the church,” said Dan Musser, Senior Vice President and Director of

Meet the Team
Vernon Walters joined Zimmer Real Estate Services in June 1996 after completing a 20-year career in the United States Navy. Vernon was commissioned an Ensign in the Civil Engineer Corps, United States Navy in 1975 and retired at the rank of Commander in 1996. As Director of Field Property Management, Vernon is charged with general oversight of all management contracts, supervision of property managers and the chief building engineer. Zimmer assumed property management responsibilities for St Paul’s Episcopal Day School. St Paul’s is a Kindergarten through eighth grade independent elementary and middle school located in Midtown Kansas City with a student population of approximately 475 students. Green solutions for the bottom line
Most people have become familiar with the Energy Star logo on items like refrigerators, dishwashers, windows and computer monitors. But many people may not be aware that Energy Star, a joint program of the Environmental Protection Agency (EPA) and the Department of Energy (DOE), also covers buildings, both commercial and residential. When the program began in 1992 to encourage energy efficiency, it only covered computers and computer monitors. The program has been expanded each year to include more categories. In 1995, Energy Star qualified homes was introduced, and in 1999, the Energy Star label became Michael Gillaspie, NCARB, LEED AP - available to office buildings. Since then, other building types have followed. Director of Sustainability New home builders can earn the Energy Star label in two ways — either through a performance path which combines energy modeling with field testing and verification; or through a prescriptive path, which includes incorporation of prescribed features, field testing and verification. Zimmer is currently building town homes in Kansas City’s Beacon Hill neighborhood following the prescriptive Energy Star path. The homes recently passed the insulation inspection, and are due to be complete in June (visit www.BeaconHillKansasCity.com for more information). The Energy Star label for commercial buildings is available to existing buildings which perform in the top 25 percent of the market for energy efficiency. Starting in 2010, all commercial buildings in the city of Washington, D.C. will be required to calculate and make public an Energy Star score (from 1 to 100) allowing potential tenants and buyers a better understanding of the building’s efficiency. Although the District of Columbia is the first, other cities are expected to follow. Also starting in 2010, all new federal government leases will be required to be in Energy Star labeled buildings. Zimmer has an energy assessment team and a Comprhensive Real Estate Performance Review program, which has begun helping clients understand how their buildings can meet the requirements to earn an Energy Star label. Development Management
The Development Management Group at Zimmer is enjoying a bevy of activity during the early months of 2009. F Beacon Hill Developers, L.C., of which Zimmer is the managing member, announced the development of a 50-unit town home project in the Beacon Hill neighborhood of Kansas City, Mo. last summer. The first phase of planned town homes is under construction with six units scheduled for completion in June 2009. The units will be priced from $225,000 and will have 2 bedrooms, 2 1/2 baths, plus a two-car garage, all within walking distance of Hospital Hill. The town homes will be Energy Star rated and have 25-year tax abatement from the City of Kansas City. The town homes are part of a 90-acre Beacon Hill redevelopment area in Kansas City’s urban core. F Zimmer, along with the support of Gould Evans Associates as master planner, is developing a strategic economic plan to support a master plan for downtown Leavenworth, Kan. and for a key vacant development parcel in Shawnee, Kan. at I-435 and Johnson Drive. Key goals of the studies are to create financially feasible plans that meet the vision of each community, and focuses on implementation of quality mixed-use developments.
